real estate person?Most sellers in New Zealand still

rely on real estate professionals to sell their homes rather than selling privately. The reasons for this can vary, but many home owners clearly feel that real estate professionals can:

• Help market their homes efficiently and effectively to attract potential buyers;

• Help find buyers for their homes in a specified time-frame;

• Provide up-to-date information on what is happening in the market;

• Help price their homes competitively;

• Advise them on how to improve the value of their homes;

• Advise them on how to better present their homes for viewing; and

• Help with the paperwork involved and with the negotiation process.

Generally, selling one’s property privately is not classified as being “in trade” and hence these activities are often not captured by the Fair Trading Act 1986. What this then means for consumers is that if a private seller misrepresents the property or fails to disclose important facts about the property, then the only remedy available is in civil action which can lead to significant cost and time delay with no guaranteed outcome. More importantly, the onus of proof in these civil actions lies solely with the person bringing the claim.

The Real Estate Agents Act 2008 was enacted to protect consumers.

The compulsory licensing regime under this Act was also designed to protect consumers so that they get to deal with real estate professionals who must comply with strict requirements and professional standards and are required to keep up with continuing education.

Before dealing with a real estate licensee you should ask or check if they have had any complaints upheld against them. An online “public register” of licensed real estate agents that includes details of any complaints upheld against them is available at http://decisions.dotnous.com/reaa/v2/

You should also be aware that not all real estate licensees are the same. Only real estate licensees who are members of the Real Estate Institute of New Zealand (‘REINZ’) can use the title ‘MREINZ’ on the business card or other marketing materials.

April is a good time to . . .

Replant your summer annuals

with winter annuals.

Pull out the plants, dig over your soil and replace them with geranium, primula, polyanthus, cineraria and pansy.

If you get your winter annuals in now while the soil is warm they'll get growing quickly and continue growing right over winter.

If you find you’re starting to mow the lawns more regularly again after summer, it’s a sure sign the soil temperature is still warm but there’s now some moisture in it too. If you plant at this point your seedlings should take off and won't take too long to flower at all.

While you’re at it, be sure to put some winter veges in the garden. Broccoli, brussel sprouts, cabbage, cauliflower, celery, leeks, lettuce, silverbeet and spinach can all be planted this month.

Harvest pumpkins, potatoes and onions, and store in a cool dry place.

If your soil gets wet and soggy during winter, add some lime, and if it’s quite free draining but hard, add some gypsum to break it up. Give the soil an extra boost by adding some compost.

Once your seedlings are planted be sure to mulch around them. Spread pea straw and bark mulch to protect your plants from the cold. The bark mulch will also make it tougher

for snails and slugs to get to all your seedlings.

Remember to move any potted plants that might be susceptible to frost to a warmer spot.

April is also a good time to prune your shrubs now that they’ve finished flowering so they’re nice and tidy before the weather gets cold and wet. And give your roses a light

pruning before winter – simply take off any dead flower heads.

Lastly, if you’ve got end of season pears and apples left on your trees, now’s the time to stew or bottle them. Or, as I like to, make cider with them.

The fresh varietyThink mixed veges, and you'll

probably conjure up an image of a frozen plastic bag brimming with peas, beans, carrots and corn, a favourite for many kids.

Although I certainly have nothing against the snap-frozen, bagged variety, our Awapuni mixed veges are a different kettle of fish altogether, bundles of complementary, fresh seedlings, designed to make sure you end up with enough of each vegetable type to feed your small family, rather than the whole neighbourhood.

Once you've got your seedlings, it's time to find the perfect planting spot.

Firstly, look for somewhere that gets its fair share of sun, and hasn't played home to any other members of the brassica genus (broccoli, cauliflower, brussels sprouts, etc.) recently. This will prevent your plants getting club root, a disease, which stops the heads on your brassicas developing fully.

You'll also need plenty of space, cabbage and cauliflower seedlings should be planted about 30cm apart from each other.

Your silverbeet seedlings, on the other hand, won't need quite as much room so I suggest planting them in between your rows of cabbage and

cauli as they'll grow tall rather than out, and will be ready to harvest earlier.

Before you start digging little holes and inserting your seedlings, don't forget to add lime to the soil, which will also help prevent the club root I mentioned above.

When it comes to your silverbeet, make sure your soil is well drained. If it's a bit sluggish, try building it up into mounds. You may also need to fight off a snail or two. I recommend using quash or our tried and true beer bait.

And it may pay to cover your plantings with a closure, such as fine netting from your local garden centre, to prevent white butterfly taking advantage of your hard work.

As with many good things, cabbages and cauliflowers take time to mature. Your silverbeet, on the other hand, is a bit quicker off the mark and should be ready to harvest in about eight to twelve weeks, depending on your soil condition.

That's it; a bit of hard yakka (combined with patience) and you'll soon be serving up the very best kind of mixed veg, the type that's grown by your own fair hands. Enjoy.

Ashburton Club and MSA Dance to help

Cyclone Pam victimsAshburton dance enthusiasts are invited to take to the dance floor on Sunday, April 12 to support the

Cyclone Pam relief effort in Vanuatu.The dance afternoon will be held

in the main hall at the Ashburton Club and MSA.

Even if you don’t dance, come along and enjoy the music and support the cause – Save the Children, says organiser Ann

McKay.

The dance event would include sequence dancing and both live

and recorded music.

Local and out of town musicians were still being lined up to play.

Previous dance fund-raisers has raised around $600 each and had supported causes such as the 2004 Boxing Day Tsunami,

the Victorian bush fires and Haiti earthquake.

Entry is $5 and all proceeds go to Save the Children.

Entry includes afternoon tea, but please bring a plate of finger food to share.

There will also be a ‘bring and buy’ table.

The dance afternoon runs from 3pm until 7pm
