WELCOME everyone to our end of year festive edition of the Arabian Ranches Property Guide.

Recently, I celebrated 25 years of living in this amazing city with close friends and former work colleagues which has given me an opportunity to reflect back to the humble beginnings of House Hunters and reasons for its continued success.

People are always asking me why am I still in Dubai and how I’ve lasted so long in the Real Estate business?

One word, "Passion"...You cannot do this job unless you absolutely love it, a little crazy and committed to long hours and hard work. Many people have tried and fallen by the wayside or been trampled by the bigger name brands. Each agent working at House Hunters is as passionate about what they do as I am and they do it VERY well... Their knowledge far surpasses any other agency because of our history and reputation within the community... Our passion and drive is what sets us apart... every day brings new challenges, new competition and we always look forward to the challenge. The Arabian Ranches community have become our family, and you cannot emulate that or replace it, this has what has made us so successful.

At House Hunters, we are constantly on the lookout to add quality people to our team as we expand and move into the new year. Hence, we are delighted to welcome Adrian Popica, a Romanian native as our new General Manager. Adrian brings a wealth of knowledge and local real estate experience having managed a large team with a well-known competitor! Adrian has slotted in quickly to his new role and is very much in tune with the House Hunters ethos and the way we do business whilst always ensuring superior customer service to our clients at all times.

RERA recently introduced new procedures with regards to the advertising of property in Dubai, every property listed with any agency will require a permit. This can only be good for the market to regulate the way business is done and maintain transparency. We ask all clients to be understanding while these changes take place and remember that these are policy changes and new laws introduced by RERA.

200g Vegan White Chocolate,(can substitute for dark chocolate)200g Rice KrispiesGreen Oil based or powdered Food Colouring(Do not use water based food colouring).

1. Roll the parchment paper semi circles into cones by using the middle of the flat side to create the point. Fasten with sticky tape.

2. Melt the white chocolate and add green gel food colouring until you have the colour you desire. Add the rice krispies and mix until they are evenly coated.

3. Spoon the mixture into the cones, pressing down with the back of a spoon as you go to make sure it is as compacted as possible. Stand the filled cones point side down in a glass to hold them, and refrigerate for 1 hour.

4. Once refrigerated, peel off the parchment paper to reveal your beautiful Christmas Tree! Decorate however you like. Use squeezy tube of white icing to stick on some stars, you can use any kind of decoration you want, or leave them plain.

Long-term investment: Home ownership is one of the most beneficial types of investments and rightly so. Whether you’re buying to live in the property, or to lease it, a financial benefit is guaranteed in one way or another.

Flexibility in payment: With mortgages, it’s easier to choose your monthly payments in a way that suits your unique circumstances. You can choose the type of repayment; the length of the loan and you can decide to make extra payments when circumstances are in your favor.

Household modifications: You can do anything you want to your home: decorate, re-model and style it your way.

Down-payment: Mortgages require you to pay a down-payment before you can take a loan. In the UAE, UAE Nationals need to pay a minimum down payment of %20 while Expatriates (UAE Residents) need to pay a minimum down payment of %25. This means saving over an extended period of time.

Mortgage payments: Mortgage payments are usually more stable than rents. Mortgages can be variable or fixed, but any change in payments is usually more stable than changes in rent.

Rental income and asset appreciation: You can rent out your property and create a source of additional income through rent. A property is an asset, similar to mutual funds or savings, which may appreciate in value over time. One of the benefits of buying a property is the ability to build equity.

Interest: You should be aware that interest payments over time can add up. While a longer mortgage term may be attractive due to a smaller monthly installment, you should know exactly how much interest you’ll be paying over the term of the loan.

1. Cut your camembert in half. Place a bottom half in the middle of your pastry circle. Top this half with onions and bacon. Top with the other half (cut-side down). Make 8 incisions in your pastry at 12, 3, 6 and 9 o’clock respectively, followed by 4 more in between each of these initial cuts.

2. Using a small round object as a guide, cut a circular line at the end

of each ‘flap’ continue all around the pastry until you have a flower shape.

3. Fold one f lap up and brush with egg wash. Repeat with al l of the f laps. Sprinkle over a l i tt le f laked salt and bake for 20 minutes at 210°C.

1. Heat oven to 375 F (190 C). Roast pine nuts in heavy frypan over medium heat until golden.

2. Cut top rind off cheese. Place cheese in baking dish.

3. Toss nuts with chopped sun dried

tomatoes and raisins. Mound mixture over cheese.

4. Bake 10 -12 minutes, until melting.

5. Enjoy with wholegrain crackers or bread.
