Carolinas HealthCare System willreview a case study, the BehavioralHealthFacilityinDavidson,NC,whichutilizes a new approach to projectdelivery called Collaborate, Bid, BuildorCB2.Theteamwillexploretheprojectprocess such as BM development,multi-teammember collaboration, andworking with local code enforcement.Owner benefits of the project deliverywill also be discussed which includessitedevelopment,aswellasmechanicalsystem and roofing system selectioncriteria. Commissioning is a process that enhances the delivery of a project for the entire projectteam,byverifyinganddocumentingthatthebuildingsystemsareinstalled,tested,operated,andmaintained tomeet the owner’s needs. Weaving the commissioning process into anIntegratedProjectDelivery (IPD)project shouldbe anaturalfitbecause it involvesmoreparticipantsatanearlyphaseandencouragescommunicationandcollaborationthroughouttheprojectlife.

Whilecommissioningcontinuestogrow,thereisaparadigmshiftoccurringthatisprovidingabetterwaytoshareprojectinformation.ThispresentationwillprovideanoverviewofcloudbasedcommissioningandhowitcanintegratewithBuildingInformationModeling(BIM)andIPD.UnderstandingthecommissioningprocessandhavingtheminvolvedasearlyaspossiblecanbebeneficialtotheprojectteamwhentryingtodefineinformationintheBIM.ThispresentationwillidentifythecommissioningdeliverablesanddocumentsusedtobetterestablishintegrationwiththecommissioningprocessandtheBIM.

Today’s economic problems have slowed funding of most public education projects butnothing has fully stemmed the growth in student numbers formany school districts. Inaddition,theamountofdeferredmaintenanceworkgrowseachyear.Thepentupneedfornewschools,renovations,andrepairscoupledwiththedemandforinnovativedesignandconstruction delivery methods are pushing school boards and county commissioners tomakedifficultchoicesonhowtoallocatefunds.

LenWitke,inhisroleasExecutiveDirectorofFacilitiesManagementforCabarrusCountySchools, will discuss the direction that his department and the school district have beenmovinginordertoaddressthebuildingneedsfortheir30,000studentbody.Inaddition,LenwillcoverhowemployingUserFocusedDesignGuidelines,PerformanceBasedSpecifications,Technology,andIntegratedProjectDelivery(IPD)canhelptoproduceprojectsthatprovidethepublicwithbetterutilizationoftaxdollarsforschoolprojects.

Len WitkeExecutive Director - Facilities Management, Cabarrus Co. Schools Len corrdinates and oversees the planning, and construction of allnew school constructionprojects and the everydaymaintenance of47 schools forCabarrusCounty Schools, a 29,000+ student schoolsystem.

Recentprojectsincludedanewhighschool,abusmaintenancefacility,ascienceandlaboratoryadditiontoahighschool, twonewmiddleschools,twonewelementaryschools,andclassroomadditionstotwoexistingelementaryschools.Projectstotaledover$137.5million.

The California Department of Corrections and Rehabilitation selected Lend Lease (inpartnership with URS Corp.) to provide ProgramManagement services on their $1.264billion, 144-acre Correctional Health Care Facility in Stockton, California. Project scopeincludes1,722inmatebeds(including1,037mentalhealth),adiagnosticandtreatmentcenterandsupportareas.Theprojectwas split into4packages tomeet the fastpaced24monthschedule.TheuseofBIMwasmandatoryforallprojectparticipantswithstrictguidelinesandrequirements.Thiswasnecessarytoenablesmoothtransferofdigitalinformationbetweenallparties.TheownerrequiredthatCOBie(ConstructionOperationsBuildingInformationExchange)databecratedthroughoutthedesignandconstructionprocesssotheinformationcould be transferred easily into their Specified CMMS (Computerized MaintenanceManagementSystem).LendLeaseswasresponsibleforauditingallthisinformationandtoactasmasterintegrator.

Nicholas Senske is an Assistant Professor of Architecture at UNCCharlotte, where he teaches design studio and courses in digitalrepresentationandcomputationaldesign.Hepreviouslytaughtseminarcourses in design computing atMIT and theUniversity ofMichigan,wherehe isacandidate foraPhDinArchitecture.Hisresearchdrawsfromthefieldsofeducationandcomputerscienceandseekstoimprovehowarchitecture students learn computer software and computationalthinking.

Jeremy Roh is a Part-Time Lecturer at UNC Charlotte’s School ofArchitecture. He has taught seminar courses that explore parametricformmaking,computationaldesigntechniques,and3DmodelingwithinBIM platforms (i.e. Revit Architecture and Rhinoceros 3D integratedwithVisualBasicScriptingand theGrasshopperPlugin). Hehasalsobeenactivefull-timeintheprofessionsince1997asaProjectDesignerinarchitecturalfirmsaswellashisownfreelancebusiness.

AssistantProfessorChris Beorkrem teachesstudiosandworkshops indigitaldesignandfabricationintheDigitalArtsCenterattheSchoolofArchitectureatUNCCharlotte.ChrispracticesinCharlottewithHappyBoxArchitecture,whereheisengagedindesignprojectsatavarietyofscales. This presentation will coverthe case study of Messer’srecently completed XavierUniversity Hoff Quad Projectthat added four new facilitiesand leveragedBIMapplicationsfor construction processeswhich were later integratedwith the University’s FacilityLifecycleManagement Systems.Leveraging BIM software andthe owner’s existing facilitymanagement system, Messerandtheownerwereabletomakea seamless two-way integrationof pertinent space informationfrom the model to the owner’sfacility management system.ThisisdifferentfrommostBIMintegrationsinthatitisabi-directionalintegrationwithbothsystems,meaningdatacanbeenteredintoeithersystemwithanupdatetotheother.Thisintegrationoccurstowardtheendoftheconstructionprojectsavingthecustomermanualdataentryandprovidingmoretimelyinformationatoccupancyforproactivemanagementofthefacility.

Andy BurgExecutive, Operations Technology Services, Messer Construction Andy is a proven builder and leader with 22 years of experience inthe construction industry. He is a 1994 graduate of theUniversity ofCincinnati with a Bachelor’s degree in Construction Management.He joined Messer in 1991 and is experienced in managing complexcommercial construction projects ranging from education, medical,officeandentertainmentfacilities.

AndyhasbeeninvolvedinprojectmanagementtechnologyapplicationsforMessersince1995. In2001hemanagedthefirstIntegratedDesignandConstructioncontractforthecompanyaswellasledthefirstMesserprojectteamtoutilizeLeanConstructiontools.

Today he leads the team responsible for advancing the company’soperations in technology, innovation and process improvement tosustain the companies continued growth.
