“This house sits in a very enviable position – it’s the last house as you leave the lively, appealing and historic village behind you and head out into the open countryside beyond. This affords the house and gardens a high degree of privacy and ensures it’s wonderfully peaceful too, with beautiful views to boot. Built to an exceptional standard, it boasts the attractive exterior and characterful interior of a traditional farmhouse but it’s actually a modern property.”

With Beautiful Views

They say you should never judge a book by its cover – and that’s certainly the case here. You’d think this home had stood proud in the plot for centuries but it was actually built in 1998, so it has all the charm of a period property but with the comfort and ease of a contemporary residence.

An Authentic FeelThe owners of this impressive home had been looking for the best part of a year before finding this. “We knew straight away it was something special,” they smile. A one-off build, the house was designed by an architect from the John

Alderton Partnership, who have worked closely with the National Trust, so knew how to give the house the feel of a quality period property. It’s been beautifully done and the detail throughout is superb. From the outside it looks like an old Suffolk farmhouse with the first-floor overhang and the decorative chimney stack in weathered brick. Inside the stairs are very elegant, the turned handrail catching the eye right away, while the first-floor landing has an archway at either end leading you through to the rooms beyond. The fireplaces are exposed brick and there’s a gorgeous old oak beam in the sitting room. Gothic arched windows in the breakfast room add charm to the cosy character of the Aga kitchen.

Space To Have FunDuring their time here, the owners have added some high quality finishing touches. They have also laid new flooring, with tongue and groove, solid oak and Amtico. “We put in top quality using the best of everything to maintain the high standards of the design and build,” they confirm. As a newly retired couple with young grandchildren, this has been the perfect home. It’s easy to look after and doesn’t need much maintenance but there’s plenty of room for guests. They love to have a houseful here and have made the most of the room on offer, throwing many parties over the years, including a celebration for their 40th wedding anniversary. “We once had over 40 guests on the ground floor. We arranged it so they could spread out but everyone congregated in the drawing room. Luckily it’s a good size and didn’t feel crowded,” they said.

“It really does look like a period home, both inside and out. It’s brimming with character.”

“We’ve celebrated birthdays, anniversaries, Christmas – you name it, we’ve had a party for it. This is a great party house!”

“We’re the last house as you leave the village, so we only have neighbours on one side and are surrounded by fields.”

Home And Haven The garden here is completely enclosed and isn’t overlooked at all. It offers a riot of colour in summer and has a real sense of openness. Due to the setting on the edge of the village, it’s very quiet here and the owners find it a relaxing retreat. They eat outside frequently, enjoying the sunshine and shade from the various terraces across the gardens. “We also have lights around the exterior so we can sit out here and make the most of the planting even at dusk or on balmy evenings. It’s such a lovely place.” Keen gardeners, they have both gained great pleasure from the mature surroundings here.

A Convenient SettingThe house enjoys lovely views over open countryside but is still within easy reach of the village’s amenities, including the school, playing field, bowls club, village hall, shop, pub, church and Post Office. There’s plenty happening here if you want to join in – a ladies’ group, history and gardening clubs, monthly film screenings and regular visits from a theatre company. “You can get involved as much as you like, but if you don’t, this is the perfect place for privacy,” smile the owners. The owners get dog walkers and horse riders going past, while on weekends there are more cyclists than cars as it’s such a quiet road. The village is also just a short drive to the coast and the owners often visit Southwold for the day, especially when their grandchildren come to visit, or head to Framlingham Castle. “It’s a marvellous part of the world for children with so much to do,” they explain, “And when friends come to stay, they always want to explore Norwich and Bury St. Edmunds, both of which are lovely and historic. For us, it’s good being close to Diss where we can get the train to London, so we can go visiting too!”
