INFRASTRUCTURE STATUS

The existing infrastructure in the settlement area such as drinking and serving water and, sewage system, wastewater treatment plant, telecommunication, electrification etc. might be used. Urban infrastructure services that are inefficient for the requirements or which require renovation shall be realized by the Municipality, related public institutions and/or the investors or the required financial contribution shall be made. EXPLANATIONS AND GENERAL CONDITIONS 1) The area of the special parcel no.1, subject to the allocation has been given approximately. Actual area shall be determined after allotment, relinquishment and parcellation processes following the preparation and submission of 1/1.000 scale Implementation Plan by the investor for the approval of The Ministry of Culture and Tourism. Final allocation shall be realized thereafter.

2) The area subject to the allocation is located in the II. Degree Natural Site determined by the Antalya Regional Conservation Council of Cultural and Natural Properties. 1/5.000 scale Master Plan has been prepared by the Ministry and submitted to the Consevation Council for approval. However in the decision of the said Council dated 17.02.2006 and no. 861, it has been said that:

During the planning phase of Lara Dunes II. Degree Natural Site, the definition of the Theme Park within The Regulations on the Certification of the Tourism Facilities and Qualities, themes, the dune structure of the area and flora in the 1/5.000 scale plan approved with the decision of the Antalya Regional Conservation Council of the Cultural and Natural Properties dated 29.11.2001 and no. 5218 shall be taken into consideration and the area shall be planned by supporting with the reports of

academic studies which has been done and will be done. According to the same decision of the Conservation Council, 1/5.000 scale plans shall be evaluated with 1/1.000 scale Implementation Plans together as per the sentence of the Regulation on Principles and Procedures Respecting the Preparation, Presentation, Application, Inspection of the Conservation Plans and Environmental Arrangement Projects and the Authors of Them and with the presentation of themes and utilization.

3) 1/5.000 scale Conservation Master Plan and 1/1.000 scale Conservation Plan including the subjects of the aforesaid (in 2

nd article) decision of the Conservation Council shall be prepared by the investor

received the allocation. The application could not be realized before the approval of these plans by the Ministry and the related Conservation Council.

Any sub-scale plan, project and application couldn’t be realized before the decision of the Antalya Regional Conservation Council of Cultural and Natural Properties in the area subject to the allocation.

4) As per the Antalya Kemerağzı Kundu Cultur and Tourism Conservation and Development Region Environment Master Plan Notes;

- Any facility changing the sea bottom and natural coastal line and backfill wall disarranging the natural structure of the coast could not be constructed and covering material destroying the quality of beach could not be used.

- The construction conditions shall be determined by menas of 1/5.000 scale Conservation Master Plan and 1/1.000 scale Conservation Implementation Plan.

5) Function and standards which have been defined as the name of Theme Park within the Scope of Regulations on Certification and Qualifications of Tourism Facilities shall be conformed.

Total Investment Cost and Letter of Performance Security have been calculated according to sort of facility by using the method indicated at the table below : Open Area

= Total Area – Closed Area = 3.426.920 – 70.000 = 3.356.920 m²

Open Area Investment Cost

= Open Area X Unit Cost = 3.356.920 X 23,12 = 77.611.990,40 YTL

Closed Area Investment Cost

= Closed Area X Unit Cost = 70.000 X 3.846 = 269.220.000 YTL

TOTAL INVESTMENT COST

= Closed Area Investment Cost + Open Area Investment Cost = 269.220.000 + 77.611.990,40

= 346.831.990,40 YTL
