Out of the 54 letters sent to our homeowners asking them to take care of the upkeep of their homes, roofs, driveways, awnings etc.
27 Have returned their letter signed and dated that the work has been done. The Association did the 5 foreclosed homes. A second letter will be going out shortly to those who have not complied. This will be our last effort in regard to these violations. The remainder will then be turned over to the City of Tamarac, Code Compliance Dept. Avoid costly fines by taking care of these violations promptly!
ROOF & UPKEEP VIOLATIONS
Don’t Forget… Last Day... April 15th...
The Board has engaged a professional engineering company, Association Reserves. Will Simon, professional reserves ana-lyst, will quantify the remaining useful life for each of our as-sets, as-well-as for the clubhouse and the administration build-ings. In addition, their report will identify the projected cost for either repairing or replacing each asset. This information will enable us to accurately identify the amount of monies that we should be accumulating in our reserve fund and when those funds will be needed. A report is expected in the May 2014 timeframe. The information received will guide the Board's thinking regarding the 2015 budget. No actions will be made regarding any adjustments to the reserves until the fall when the majority of our homeowners are present and would be able to attend a special meeting to make adjustments to the reserves.

A Message from the Maintenance Committee LED LIGHTS As per a motion made at the last BOD meeting you will be pleased to notice the lighting around the pool area, the clubhouse, the shuf-fleboard courts and the Administration Building. The buildings and surrounding areas are much brighter now. The safety and well
being of our residents, as always, is our top concern. We will look closely at our next FPL bill to see the savings in electricity and report back to you on this. IRRIGATION Two new rain gauge were purchased and installed at the pump stations with the help of Jim Daley. According to Ken Manual the old ones were not working properly anymore. The primary function of these rain gauges is to prevent the sprinklers running needlessly when we are having enough rain to keep the lawns green. Thanks, Ken Manual, for highlighting this problem and directing me in the right path. POOL AREA We are presently looking at making changes to the area around the pools. The vegetation has caused serious and costly problems recently and we have been told that changes need to be made in order to avoid this in the future. We will let you know the outcome of this endeavor in the next Mainlander. TREES All trees have been trimmed and prepared for hurricane season. Homeowners should look closely at their trees and do the same before leaving to go North. Women’s Club News Everyone who came to The Mummers presentation on Febru-ary 28
th appreciated and enjoyed the show.
Our other activity, realized in cooperation with the Men’s Club, and opened to all our residents and guests as well, the March 9 Spaghetti Supper, had an interesting outcome.
Thank you for the good work done by both women and men teams. The meal was excellent and enjoyed by all. Our next Woman’s Club monthly meeting, the last one before adjourning up to Fall, is scheduled for Friday the 18
th of April, at 5:30pm. The Tuesdays English
conversation classes are now suspended up to November. April, for many of us, means ‘’going North’’. To all our Canadian and Northerner Mainlands neighbors who are leaving, we wish a safe trip, a very good Summer with their families and we look forward seeing them again in November. To those who stay - from those who leave - we will say ‘’Au Revoir’’! Have a nice and active Summer; we will miss you; we all love being part of the Main-lands 1 & 2 community! Happy Easter!! Seasonal Home Owner Tips If you're going on an extended vacation or if you are one of our snowbird residents, FPL has the following tips to help you protect your home and save energy while you're away. Mold prevention* For programmable thermostats: Set your A/C to run at 72 degrees for just two hours each morning before sunrise and at 88 degrees the rest of the time. For non-programmable thermostats: Set your A/C to run at 80 degrees while you are away. For maximum energy savings: Use portable dehumidifiers instead of air conditioning. Set dehumidifiers at 58 percent by sinks and showers, one for every 1,000 square feet. Be sure to place the dehumidifiers so the water runs into the drain.
Appliances Water heater: Unplug or turn off the circuit breaker to the hot water heater. Unplug appliances and electronics. For security reasons, you may want to place timers on indoor lamps. Refrigerators: If you prefer to keep your refrigerator on, set it at its warmest setting. If your prefer to keep your refrigerator off, make sure to clean the interior with a solution of 1 tbsp. of baking soda in 1 quart of water, dry thoroughly and leave doors open. Remove all food from the freezer and refrigerator and leave the refrigerator door propped open. If you have an automatic ice maker, switch it to the "off" position. Hurricane Preparedness Secure your hurricane shutters in the down position prior to your departure, or make ar-rangements for someone to do that for you if you will be gone for the duration of the hurri-cane season. Hurricane season runs from June to November. Take in all outdoor furniture, umbrellas, etc that could become a missile in high winds. Other Make sure all smoke alarms are working and have fresh batteries if not hard wired Notify the Post Office to hold your mail, or to forward your mail if you’ll be gone for more than 30 days Ask someone to check on your property every two weeks while you're away. Stop any newspaper delivery Turn off the main water valve coming into your house unless you have an automatic fire-sprinkler system. If you do, turn off the water valves to your washing machine, kitchen and bathroom sinks, dishwasher and toilets. *These tips are intended as guidelines to help you save energy and prevent mold growth, but your results may vary. Because each situation is unique, FPL cannot guarantee any par-ticular result will be achieved by following these tips.
