Designed as Sydney’s premier residential golfing
community, Stonecutters Ridge was opened to the public
for the first time on February 7th 2009 with the inaugural
‘This is the Life’ festival, which proved a great success
with an impressive turnout. Over 1250 people visited the
project during the event.
Stonecutters Ridge is the latest development by
Medallist, a joint venture between Greg Norman’s
Great White Shark Enterprises and the Macquarie Group.
Visitors to this $650 million project at Colebee, just
45 minutes drive west from Sydney CBD, got a sneak
peek of this stunning new lifestyle oasis during a day-long
festival of jazz, gourmet food and boutique wines.
The festival showcased a beautiful life at Stonecutters
Ridge offering a fun filled day of activities for all members
of the family. Mums and dads were treated to select
wine and beer tastings, café style coffee, nearest the pin
competition, complimentary raffle tickets (the winner
won a fabulous 6 burner BBQ) and samples of local
produce such as honey, chocolate and natural body
products were mostly provided free by local vendors.
Children were also well catered for; many of them said
that the petting zoo was by far their favourite attraction
of the day. Face painters and children’s entertainers were
on hand to ensure the youngsters of the family enjoyed
their day at Stonecutters Ridge.
The Sales and Information Centre and Display Village
were open to all the visitors, featuring designs from
three of Sydney’s well known builders. The Lilly Pilly
release was available for viewing for the first time with
28 homesites on offer, ranging from approximately
600 sqm to 850 sqm. Five of the sites have coveted
direct golf course frontage while others enjoy vistas
of the course or parkland. All homesites are within
walking distance of the development’s parkland and
enjoy all the benefits of the Stonecutters Ridge lifestyle.
Homesites in the Estate are priced from $299,000.
The free festival offered fun for the whole family,
from golf lovers to littlies, with live jazz from the highly
acclaimed Steve Passfield band, Handpicked.
Olympic swimming champion Brooke Hanson was the
MC for the day and was on hand to sign autographs.
Part proceeds from the gourmet BBQ were donated
to the Ronald McDonald House.
Sales of the initial Jacaranda release of land sites
were impressive. Buyers who registered for this
first VIP release were given one on one tours of
the 27 sites which ranged from approximately
550 sqm to 1086 sqm, including coveted sites
with direct Golf Course frontage. Four display
homes and two temporary car parking homesites
were offered as investment opportunities.
The display homes were designed and built
by some of Sydney’s most well known builders.
Paul Hedge, Project Director at Stonecutters
Ridge, comments “We were delighted with the
strong VIP registrations, with more than 300
parties undertaking private viewings. The initial
VIP sales figures were extremely positive, with the
prices achieved ranging from $299,000 for a 675
sqm lot to $615,000 for a Golf Course frontage.
Purchasers were a combination of owner
occupiers and buyers looking to snap up a sound
investment in what will undoubtedly become one
of the area’s most sought after addresses.”

growth of the North West region of Sydney and

today is a great achievement for not only Stonecutters
Ridge but the Northwest Growth Centre.”
“Over the next 30 years we will see around 70,000
new homes built in this area and these 184 new
homes mark the start of an area where development is
done the right way. Sustainable, liveable communities
close to jobs, services and transport connections.”

Cosmopolitan Living is one of the longest established
residential property development and construction groups
in Australia, having been around since 1963. Cosmopolitan
is still a family run company which prides itself on
delivering high quality architectural housing designs
at affordable prices.
CEO Michael Condoleon comments “Cosmopolitan was
approached by Medallist almost two years ago now to
discuss the possibility of working together.”
Leading Australian home builder, Cosmopolitan LivingMichael Condoleon, CEO of Cosmopolitan Living, discusses the builder’s role in the Stonecutters Ridge experience.
“We had a great chat and discovered that we really had
a mutual interest in making this project great”.
“First and foremost the team at Cosmopolitan is interested
in playing a role in the development of masterplanned
communities, just like Stonecutters Ridge. Because these
communities adhere to design guidelines, we’re able to
deliver the highest quality urban outcomes. We have better
quality control and because our contractors are working
on the one long-term project, they’re more dedicated and
focused and we achieve better effi ciencies.”
“What we stand for is architecturally sustainable design
that’s good value. We’re not just about building boxes,
we’re about building homes that we can be proud of and
will stand the test of time. It’s been a really great process
dealing with the Medallist team. There’s been such easy
communication and lots of teamwork which is highlighted
by the fact that we’ve really come up with the perfect
product for the development. It’s wonderful to watch
Stonecutters Ridge getting off the ground now and see
the benefi ts of all our hard work.”
VIP buyers delighted with purchase Navdeep and Maria Dhaliwal were among the fi rst buyers to secure themselves
the homesite of their choice at Stonecutters Ridge.
Navdeep and Maria had been looking for land in the area for two years when the
Stonecutters Ridge opportunity presented itself. “We liked the area yet we were
having a really diffi cult time fi nding exactly what we were after,” says Navdeep.
Originally from Canada, he is used to low density housing with large lots,
huge yards and plenty of open spaces and the couple were fi nding it hard
to secure something similar here in Sydney. “We were looking for land in
a new development but we really didn’t want to end up somewhere that was
going to be too high density and naturally we wanted as much land as
possible for our money.
“Stonecutters Ridge came to our attention through various people and we’d
noticed the signs while driving through the area. I believe we were close to the
fi rst people to actually go and see the home sites. We had a private tour and
were shown all of the lots as well as where the Clubhouse, Café and various
other amenities will be. We’re not golfers (yet!), however we were really
impressed with the variety of community facilities and vast green open
spaces which will be great for kids”.
“After inspecting all of the sites available, we eventually chose a 650 sq m
block right next to the Display Village. We feel that we got a really great deal
considering the size of the land, which is in a particularly low traffi c position”.
“We had quite specifi c ideas about the design of our home, which will be the
fi rst we’ve ever owned, so we’ve chosen our own builder and we’ll hopefully
start construction around March. The idea is to build a house that we can
live in for the next 20 to 30 years and raise a family there, so this was a really
important long-term decision for us. We’re thrilled with our purchase and
can’t wait to move in”.

Water conservation a priorityIn a major sign that development is progressing fast at
Stonecutters Ridge, the water taps have been turned on at the site.
The development prides itself on its ability to combine environmental
sustainability with sophisticated modern living. So, to minimise the
impact on the environment, Stonecutters Ridge has designed a water
system which will use as little potable water (water of a quality suitable
for drinking) as possible. Potable water will not be used to irrigate the
Golf Course or residents’ gardens.
Instead, water mains have been installed on the site to distribute
recycled water for the most important part of the grounds –
the Golf Course, the green and the gardens. Homes will then be
able to connect to recycled water to use for their gardens and toilets.
What’s more, by supporting such sustainable initiatives, residents
will be able to gain BASIX credits and do their bit for caring for our
precious environment.

Embracing Green SpaceThere is significant value in incorporating open green spaces into
any community development. As well as being aesthetically pleasing,
it also adds to property values, provides recreational space,
enhances residents’ quality of life and contributes to a community’s
unique identity.
Set amid rolling hills and a natural creek system, the undulating
160 hectare Stonecutters Ridge site encompasses a significant
60% of green space. This includes the Golf Course itself as well as
sprawling parkland and regenerated natural bushland. Approximately
30% of the homesites enjoy Golf Course frontage and many other
elevated sites capture panoramic Golf Course and parkland views,
substantially enhancing their appeal.
The natural habitat and many existing bodies of water have been
incorporated into the design and the grounds will also include
extensive walking and cycle paths to make it as recreationally
functional as possible. The prevalence of these green spaces
is a signature element to all Medallist developments.
Creating a beautiful natural environmentStonecutters Ridge is fast developing into one of New South Wales’
most scenic developments with the help of Arterra Landscape
Architects, experts in landscape design with extensive experience
in golf and residential developments.
More than $2.5 million has been spent on landscaping and tree
planting so far. Arterra has begun by planting more than 3500
plants around the lake area in front of the Sales & Information Centre.
Bordering the entrance to the new community development are
39 gracious Bunya Bunya pine trees. Stonecutters Ridge is investing in
the future of the site for residents, golfers and the broader community
by creating a beautiful and green place to live and visit.

Sydney’s first Greg Norman-designed 18 hole Golf CourseDesigned to rank in Australia’s Top 100 Courses
Winding through the Stonecutters Ridge development,
Sydney’s first Greg Norman-designed 18 Hole
Championship Golf Course has been designed to rank
in Australia’s Top 100 Courses. The intended 6,247m,
par 71 course will sit amongst the rolling topography
of the site.
The course landscape will aim to reflect the
characteristics of it natural surrounds, with three
distinct themes envisaged, each complementing the
overall development and providing a range of sensory
experiences as players travel around the course.
The design follows the natural terrain of the site,
incorporating the meanderings of Eastern Creek
with undulating fairways and sloping greens.
Construction of the golf course is well under way.
Profile of the 7th Hole Bob Harrison, Vice President of Greg Norman Golf
Course Design, describes how the 7th Hole of the
Stonecutters Ridge 18 Hole Championship Golf
Course will shape up.
At 301 metres, the 7th Hole is another short par
four which will occasionally be drivable. These are
often the most spectacular and exciting holes and
many golfers’ favourites. In this case the hillside
to the right of the green is scattered with bunkers
which means that the best approach is from the
left. However you have to flirt with the water off
the tee in order to achieve this angle of approach.
The closer to the water you place your tee shot,
the easier the short shot to the green will be.
The other alternative is the all-or-nothing drive
across the wetland, with the prospect of running
the shot up and onto the green. The shape of the
ground will favour this brave tee shot, however the
carry across the water is about 260 metres from
the back tee and 240 metres from the front of
the men’s tees.
If you miss the green from the left you will have
a frightening chip from well below the green
though from a perfect lie on the fairway. On the
other side the recovery from the wider bunkers
will be very intimidating.

All golfers know that the 19th Hole is an integral part
of the game so the team at Stonecutters Ridge is excited
to have lodged plans for the intended Clubhouse with
Blacktown City Council for development approval.
On 11 February 2009, DA approval was secured for
this development.
Located in the Village Centre alongside the Recreation
Centre, the Clubhouse is set to become the heart of
Stonecutters Ridge for golfers, residents and visitors
The Clubhouse – the famous 19th Hole alike. Spanning more than 2000 sqm over two levels,
it will include a fully licensed Restaurant with seating
for 140 people as well as a Function Centre for up to
250 people overlooking the 1st Hole.
The plans also include a Sports Bar and Bistro just steps
from the 18th Hole, ideal for unwinding after a game or
enjoying a cold drink on the outdoor terrace. Golfers will
have the benefit of a Pro Shop on site and there will be
parking for up to 230 cars.
For the parfait
400g duck livers
400g chicken livers
500g butter
4 eschalots
100g diced bacon
2 cloves garlic
2 sprig thyme
50ml brandy
Salt and pepper
For the garnish
Very soft butter
6 – 8 figs
Castor sugar
Brioche (or sourdough)
Method
Dice the eschalots and the garlic finely. Cook in a pan
with the thyme in some of the butter without colouring.
Once the eschalots start to soften, add the livers, season
with the salt and pepper and continue to cook for about
two minutes being careful not to overcook the liver.
Spring recipe by celebritychef Greg AndersonChef and owner of Sydney dining hot-spot’s Sugaroom Restaurant on the water at Pyrmont and Sails at McMahon’s Point, Greg Anderson’s career took off when he was employed as the executive chef for Greg Norman and his guests on Greg’s yacht, Aussie Rules.
Remove from the heat and add the brandy.
Place the contents of the pan into a food processor
and blend on high. Slowly add the butter and a little
more salt and pepper. Once the ingredients have been
pureed - strain the mixture through a fine sieve to
remove any lumps.
Place the mixture into a terrine mold or bread loaf tin.
Make sure to line it with glad wrap before pouring in the
mixture to make it easier to remove after it’s set.
Leave in the fridge for at least 12 hours before removing.
Take out and place upside down on a sheet of baking
paper and remove the mold. Take the glad wrap off and
our parfait is ready for buttering.
Take some softened butter and spread it over the three
sides of the parfait evenly with a spatula.
Place back in the fridge and leave for 30 minutes.
Remove, turn over and add the butter to the last side.
To serve
Cut the figs in half and sprinkle with sugar. Place in the
oven on high for about eight minutes.
Slice the parfait with a hot knife. Try to cut slices about ½
an inch thick.
Serve with some toasted brioche (or sourdough) and the
glazed figs.

Interest rate cuts mean substantial savings Signifi cant interest rate reductions over the past six
months equate to substantial savings for buyers and the
good news is there may even be more cuts on the way
according to some economists.
The Reserve Bank of Australia’s cash rate has now
fallen signifi cantly to 3.0% from a high of 7.25% in
March 2008, helping all potential home buyers to get
into the property market.
This 3% decrease equates to a colossal monthly saving
of almost $1,000 on a $500,000, 25 year mortgage,
presuming your interest rate fell from 9% to 6%. This
makes housing considerably more affordable and for
many will mean that owning the home of their dreams
is a reality.
Intending purchases should obtain their own advice in
relation to any potential ratings or the sustainability of an
investment in property.
