Entrance Hall
The front door opens into the hall, which has solid pine floorboards,
plasterwork detailing and six panelled doors on each side leading to the
reception rooms. At the far end a door leads down to the cellar and a
part-glazed door through to the kitchen.
Drawing Room
This charming room has all the elegance of the Georgian era, with
its high ceiling, simple panelling and two casement sash windows,
both with working shutters. The ornate fireplace is now fitted with a
wood-burning stove, there is a large original cupboard and the room has
wide floorboards.
Study
The cosy study has a view out to the front of the house from the
casement window, panelling and a splendid open fireplace with dwarf

Kitchen and Breakfast Room
This sunny room with its practical flagged stone floor with underfloor
heating is truly the heart of the home, occupying the centre of the

“We’ve always lived either in or around Stamford,” says Carl, “and when we came
across this property it was its location within the
town that initially attracted us. It’s so central; we
can walk just about anywhere.”

insight“It was in need of a full renovation when we bought it,” says Anneliese. “Everything from the roof to the floors, the
heating to the wiring had to either be repaired or replaced.”
“But due to its listed status everything had to be done properly,” continues Carl. “A lot of the oak had to be replaced, the stonework had to be repaired and everything was done by
specialist conservation builders.”
Utility Room and Cloakroom
The utility and boot room have a door to the courtyard,
a fitted cupboard for shoe storage and space for coats,
as well as a Belfast sink with drainer and space and
plumbing for a washing machine. The back stairs lead
from here to the upper floors and provide access from
the back door to the Coach House entrance on the
first floor above. The cloakroom has stone steps down
to a basin and WC.
Larder
The larder is set at the back of the house and is north
facing to provide an excellent cool storage area. It has
a tiled floor and is fitted with shelving and cupboards.

The large original cellar is partly divided and provides

Landing
The main staircase leads from the hall to the landing
and first floor bedrooms.
Bedroom Two
This lovely room is filled with light from three deep
sash windows on two sides, both south and west
facing and one fitted with a window seat. Original
features include the high ceilings and mouldings and
the elegant fireplace has a Grade II* Listing. The room

the west.

This spacious room has a white suite comprising bath,
basin, WC and a large shower cubicle, as well as a
heated towel rail.
Bedroom Five
A charming room with sloping ceiling and a south
facing window with lovely views over the rooftops of
Stamford to open countryside beyond. A door leads

“When we carried out the renovations we were able to install underfloor heating,” adds Anneliese, “which keeps the room wonderfully cosy and warm during the winter.” “We’re also lucky enough to have a generously proportioned courtyard garden,”
says Carl, “which has a couple of raised beds and plenty of room to sit out and relax in.”
