Therehavebeenissueswithleakingwaterthroughthesewallsforthelast15to20years.Itwasfirstthoughtthatthiswasleakagefromtheroof,butafteranewroofwasinstalledontheflatroofsurroundingtheraisedbrickwaterplantstructure,theleakshavecontinued.Theexteriorbrickmortarandsomeofthebrickshavebeeninbadneedofrepairforthesametimeframeandarelikelythesourceofwaterintrusion.Waterisdamaginginteriorwalls,floors,andfinishes,whichrequiresperiodiccleanupandrepairs.Interiorframedwallshavemoldonwoodandgypboard,whichhashadtoberemoved.Thebuildingisstructurallysound,sothereisnothreattothecommunity.ThepropertyhasbeenanintegralandvitalpartofthecultureofMilesCityandEasternMontanaforover40years,andduetoadedicatedboardandartcenteremployees,itwillcontinueforanother40years.But,theArtCenterishavingtroubleraisingenoughfundstocompletetheproject,andthelongerthingscontinue,themorethatdamagecancompound.EasternMontanaandMilesCityisexplicitlyanagriculturalcommunitydependentonthefinancialwellbeingoffarmersandranchers.Thereisalsocoal,oilandgasproductionthataffectssurroundingcommunitiesfurthereast,andtosomeextentMilesCity.Noneofthesecommoditieshavedonewellinrecentyears,andpopulationtrendsaredownovertheregion,althoughCusterCountyremainssurprisinglystableintermsofpopulation.ThesetrendshavemadeitmoredifficultforcommunitieslikeMilesCitytosupportnon-profitsliketheWaterWorksArtMuseum.Obtainingagrantlikethiswouldmaketheirdollarsstretchalotfurther.

ProjectSustainability:Pleaseexplainhowtheproject,oncecomplete,willhavelong-lastingbeneficialeffectsontheproperty,andhowthepropertyownerintendstomaintainthepropertyintothefuture.And,explainhowtheprojectwillprovideanongoingeconomicbenefittothecommunity.Limit:3500charactersincludingspaces.

WeatherisharshinMontana.Ouroriginalbrickshaveheldupforoveronehundredyears,withlittleornomaintenance,whichisthebeautyofamasonrystructure,buteventually,significantrepairsarerequiredlikethatbeingrequested.Werestoredandrepairedtheroofovertheexhibitareastwoyearsagoandexpectitwilllastfordecades.ThePumpHouseroofwasreplacedabout15yearsagoandisingoodshape,althoughtherubbereave/guttersneedsomeattention.There-pointingandreplacingbricksthatarecrumblingwillallowourbuildingtocontinuetobeaviablepartofourcommunityforthenexthundredyearswithlittleornomaintenanceotherthanaperiodicsealcoat.Wecontinuetoinspectandmaintainourmuseumtomakesureourstructurestayssecureandstructurallysound.BeingabletocontinuetheoperationoftheWaterWorksArtMuseumhasmanybenefitstoMilesCity,suchasofferingover3,000childreninouroutreachregion,theopportunitytoexperiencehands-onarteducation.Seniorcitizens,middle-aged,youth,andpreschoolchildrenallbenefitfromtheseexperiences.Avarietyofexhibitsoffervisitorsachancetoviewworld-classartistsaswellaslocalartistsandhistoricalphotography.WAMcontinuestobeoneofthetopplacestovisitonourChamberofCommercewebsite.ThelocalhospitalholdsitsrecruitingdinnersatthemuseumtoshowpotentialcandidatesanimportantculturalpartofMilescity.Weplantocontinuetobenefitourcommunitywitheconomicimpacts,educationalopportunities,artisticendeavors,andhistoricalphotographsanddocumentsforyearstocome.

Originalgalvanizedroundmetaldownspoutswerereplacedwithstructuralsteeltubethatincorporatedsupportforthecornereaves,whichweresaggingdown.Thesewereboltedintothefacebrickatthecornersandhavesincestartedpullingout.

Planistoremovethesteeldownspout/bracesandreplacethedownspoutwithroundgalvanizedsheetmetaldownspoutstomatchoriginal.Brickwillberemovedfromeachsideoftheeaveoutriggerstoallowinstallationofa3/8”steel“filch”platetothesideofeachthatisplasmacuttomatchtheprofileandcarriedtotheinsideendofthewood.Brickwouldthenbere-set.Eavesareinneedofpaintingandvolunteerswouldpainteverythingtomatch.

In2005whenthemainroofwasre-shingled,theeaves,whichhadfailingbuilt-uproofing,werere-coveredwithfullyadheredrubbermembrane.Theeaveincludesagutterchannelthatisdead-levelsowaterbuildsupuntilitrunsouttheholesatthecorners.Itappearsthatthemembraneisstillingoodconditionandwouldbeexpectedtolastanother15years,butthedetailpatchesatcornersand“T”jointswereun-curedmembranethatisstartingtofailandmaybecontributingtowaterintrusion.

Weareproposingtohavearooferpower-washandcleantheeave/gutterandreplacethedetailpatches.Inadditionwewouldinstallapolyurethanerubbercoating,whichwouldprotectthemembranefromUVandextenditslife.
