Newmark Knight Frank (“NKF”) has been exclusively retained by the University of Massachusetts Building Authority (“UMBA”) to issue a Request for Proposals for an on-campus housing development opportunity (the “Project”) at the University of Massachusetts Am-herst (“UMass Amherst” or “University”) in Amherst, Massachusetts. UMass Amherst has identified two sites for the execution of the Project, which is anticipated to accommodate a growing need for on-campus undergraduate, graduate and family student housing via the development of approximately 1,200 beds.

The Project will be on land owned by the Commonwealth of Mas-sachusetts, in the care and custody of the Board of Trustees of the University. The University intends to enter into a ground lease with UMBA for the land that will be the Project site. UMBA will subse-quently enter into a sub-lease with the successful Developer (the “Ground Lease”).

UMass Amherst is seeking a development that will achieve the following general goals and objectives:

1 Minimal impact on UMass Amherst’s, UMBA’s and the University’s balance sheet and credit rating;

2 Strong “partnership” with a Devel-oper in multiple aspects of property management, operations, residential life and development of a model live-learn community;

3 Long-term Project viability with equitable economics based on afford-ability of rental rates and anticipated revenues, expenses, capital costs, reserves, debt and/or equity return requirements, and risk, among other factors; and

4 Provide a project that is an asset to both the campus and the Amherst community.
