• Aurora Military Housing is the privatized owner on JBER• There are 3,262 homes on JBER
• About 2,850 occupied by service members and families• Remainder are vacant or occupied by other eligible tenants (civilian
employees, retirees, etc.)• Approximately 2,600 surveys were conducted
• 54% Air Force• 44.5% Army• Remainder are other services or National Guard
• About 190 service members requested that leadership conduct a visit to their home to discuss health and safety concerns

When service members depart JBER, Aurora conducts final move out inspections. Some residents incur charges for services, including: Flooring Maintenance Cleaning Rent/Utilities
Charges apply since: Aurora does not require deposits (so residents have no
credit when the home has suffered damage during residency)
Aurora receives BAH (rent) after the fact, so all residents will owe for the last month of rent/utilities at the time of move out

Carpet replacement is the most common charge for departing JBER residentsAt move in, each JBER resident is provided a carpet history, and advised that they are responsible for the carpet’s depreciated value Potential replacement causes:
Excessive stains or spots Including animal or human urine or waste
Holes, claw marks, rips or tears Odor (i.e. cigarette smoke)
Tips & Tricks: Reserve a shampooer and soap for free from the Aurora Self Help
Recommend carpet cleaning no more than 2-3 times per year; overuse can damage carpet and pad
Utilize rugs in high-traffic areas Vacuum often and spot treat stains as soon as they happen
