The role of your home inspector
• Most importantly, to help the client make an informed decision on the purchase of their home.
• Act with integrity, honesty, punctuality, and being available during and after the inspection to answer all questions.
• Providing an unbiased report based on the current condition of the homes structure, grading, and major systems
• To advise the client of conditions and or components that are: unsafe, require immediate repairs or maintenance, and items that may be nearing the end or their intended life span
• To adhere to the state regulated standards of practice
The Inspector should not be expected to…• Report on minor cosmetic items
• Determine the remaining life span of components
• Quote exact costs for repairs (estimates may apply)
• Perform technically exhaustive inspections
• Perform “punch lists” on new construction
• Put themselves in dangerous unsafe situations
• Advise on whether or not the property should be purchased
• Turn on any utility that is not turned on at the time of the inspection. i.e. gas, water.
Building Codes
• Inspectors are required, by law, to call out all “Significantly Deficient” items. Not code violations.
• Codes vary from town to town. National standards do not.
• Codes are a minimum standard of required work.
• Being in accord with local building codes is not the same as being safe. A house can be perfectly compliant with code, but be perfectly unsafe. i.e. smoke alarms
• Codes change continually, and are updated
• Fine line between code compliant and common sense
• Older homes grandfathered in compliancy

What are our limitations
• Think of a home inspector as your “family” doctor. We are generalists, not specialists. If a condition warrants further review or repair, we will refer you to the appropriate specialist in that field.
• The report should only be considered “a snapshot in time” and can only represent conditions viewed on the day and time of the inspection
• The inspector can only report on systems that they can see based on reasonable access
• A home inspection is NOT a warranty and implies no guarantee of the future condition of the home or its systems
