WHY FUTUREHOME?
The Futurehome concept is born out of a desire to innovate and go one step further to create central London’s greenest new place to live. With environmental awareness and a desire for healthy living on the increase, there is a genuine and growing demand for a product like this. At Lendlease, we are building to standards which exceed industry norms. The use of cross–laminated timber, a highly efficient material, with low environmental impact is used in our developments across the world. Futurehome is an extension of this visionary approach and yet another visible reminder of our commitments as a leader in sustainable urban regeneration.
Futurehome is an unrivalled collection of 3 and 4 bedroom townhouses. Built to Passivhaus standards, a highly detailed method of construction (see page 57), this rare opportunity provides the perfect balance of sustainable, classic, timeless design in the heart of Elephant Park, one of London’s greenest regeneration projects.

Elephant Park is an outstanding opportunity to own an exceptional new home, and enjoy all the benefits of living in London’s highly desirable Zone 1. This is a district that is not only a great place to live and work, but is rapidly becoming one of London’s most sought–after residential neighbourhoods.
Elephant Park’s unrivalled central location means residents have the unique opportunity to be able to walk or cycle to work, or to the many nearby cultural destinations, including Tate Modern, Borough Market, Shakespeare’s Globe Theatre, South Bank and the London Eye. Both the City and the West End can be reached in 35 minutes on foot and 12 minutes by bike.
Travel from Elephant & Castle couldn’t be easier, with fast connections to the rest of London and beyond via a mainline train station and an Underground station. More than 25 bus routes
provide convenient access to destinations across the capital, while frequent services on the Bakerloo and Northern lines take you to the City in just five minutes, and the West End in 10 minutes.
In the lush green setting of South Gardens, enjoying an enviable location at the heart of one of the most vibrant and well–connected communities in London, Futurehome is a visionary sustainable development at the forefront of one of the most inspirational regeneration projects in London.

Aerial view of South Gardens
South Gardens is the first phase of the Elephant Park project to be completed (due for completion September 2017).
Additional local projects include Trafalgar Place (completed in 2015), which sold out prior to coming to market and houses residents in suites, 1, 2 and 3 bedroom modern apartments.
Our second phase, West Grove (currently on the market), also houses residences in suites, 1, 2 and 3 bedrooms. West Grove comes with its own ‘Club Lobby’ area, which provides residents with a welcoming third space to work, socialise and relax.
Residents in both South Gardens and West Grove have access to 24–hour concierge, gym facilities and their own grow gardens, offering them the chance to plant and nurture vegetables and herbs.

A GENERATION AHEAD
FUTUREHOME
Already creators of some of the best places in the world, Lendlease is using their global experience in sustainable design to create Futurehome, launched at Elephant Park. These 15 outstanding 3 and 4 bedroom townhouses are the first of their kind, embracing a sustainable and forward–thinking design that places them a generation ahead.
Built to the highest standards of energy efficiency and driven by advanced technology, the 15 Futurehome townhouses overlooking the leafy green courtyard at the centre of South Gardens offer the ultimate in sustainable living.
Futurehome allows you to choose an eco–conscious lifestyle combined with supreme levels of comfort. Designed by Maccreanor Lavington Architects, the first architectural practice to win the prestigious Stirling Prize for a residential project, the houses are built to the highly respected Passivhaus standard — the international benchmark for quality and efficiency.
The design philosophy of the three–storey Futurehome is simple; combining the high ceilings and bay windows of the Victorian aesthetic with modern home–management systems and the renowned Passivhaus
design standard, to offer all the style associated with a period property in a future–proof family home. Building materials have been carefully selected and sourced to ensure low energy and a healthy living environment. Woods Bagot, an international studio at the forefront of interiors innovation, has selected finishes that meet high sustainability standards to create beautiful contemporary interiors finished in a sophisticated neutral palette.
Sustainability extends beyond the homes at Elephant Park to the surrounding streets and public spaces. As well as planting hundreds of trees in a variety of species, we’re creating delightful living green roofs and walls together with extensive parkland and planting to provide habitat for wildlife, manage storm water and help reduce the impact of climate change. Above all we are creating healthy, pleasure–giving spaces for people to live, work and play in.

The townhouses
Our beautifully presented townhouse collection ‘Futurehome’ is one of a kind, and the only build specifically designed to Passivhaus standards in Zone 1, London.
Together with inspirational architecture and design, these magnificent townhouses were built with diligence and a passion for craftsmanship, and are one of Elephant Park’s prized possessions.
Whilst keeping with the traditional Victorian aesthetics, these beautiful houses were built with care to ensure they fit into the existing properties and complement the area. By keeping with these traditional aspects, we have managed to build not only a magnificent collection of houses for Elephant Park in Elephant & Castle, but for Lendlease on a global scale.
The Futurehome townhouses are a prime example of blending the old with the new, keeping all the beautiful features of the traditional Victorian house together with some modernised value–added benefits.
With gorgeous landscaped front and rear gardens, a balcony on the first level overlooking the pretty tree–lined street, and an incredible outdoor terrace on the third level, these houses provide rich spaces to soak up the sun and enjoy every part of being outside whilst still being at home.
Futurehome 19
The courtyard
Step outside onto your back garden terrace and enjoy the sounds of the birds in the trees, the smell of fresh flowers and the sun peeking through. This beautiful lush space was designed to provide residents with a gorgeous, landscaped environment and the space to enjoy peace and serenity without having to physically go anywhere.
Elephant Park provides spaces designed to be comfortable for all to enjoy, inside and out. Each townhouse has its own private courtyard overlooking the manicured gardens in the central, communal space. With these outdoor spaces and mixed scenes of private and communal areas, we aim to encourage a calm, healthy and friendly local community for everyone to enjoy.

The neighbourhood
Most known for its vast cultural scene and close–proximity to London’s River Thames, Borough Market and The Shard, among many other hot spots, Southwark is an area filled with plenty of things to keep you entertained.
Elephant Park is part of the regeneration scheme in Elephant & Castle, and is acting as a positive catalyst for change to a prime up and coming area in London’s Zone 1. By incorporating multiple new residential buildings, exciting commercial and retail shops, and large, green, open park spaces, it is the chance to enjoy a rare kind of living so close to central London.
Carefully positioned parks providing bird houses, green roofs on top of residential buildings, and a mix of original and newly planted trees are some of the features in this development that will encourage the presence of native wildlife in the local area.

A CLOSER LOOK
FUTUREHOME
The Futurehome townhouse is the first of its kind. While offering all the features you would expect from a modern home, it is the unique, technology–driven design, craftsmanship and high–quality sustainable materials that mark it out as being truly a generation ahead.
The independent Passivhaus accreditation ensures that you are buying a home that has been built and tested to the highest standards, and brings two main benefits to living in a Futurehome. The first is the excellent thermal insulation properties; these maintain consistent temperatures for a comfortable living environment, while also greatly reducing energy use. The second is a high level of air tightness, supported by an advanced air management system that continually draws fresh air in from outside and filters it, meaning you can enjoy cleaner air even in the heart of the city.
The 3 and 4 bedroom homes are split over three generously proportioned floors, all filled with
• FSC® 100% (C018075) Certified Wood specified for Futurehome used throughout
• Non–toxic materials used for interior finishes
• Bespoke contemporary kitchen

natural light. Carefully crafted interior finishes create a home that is not only good for you and the environment, but a beautiful place to live, featuring stylish energy–efficient appliances, contemporary kitchens and bathrooms, and state–of–the–art control systems for heating and lighting.
Outside, a second–floor terrace offers pleasant views over a leafy private courtyard, while beautifully landscaped private gardens at the front and rear provide ample outdoor space. Basement car–parking, electric car–charging points and cycle storage spaces are available for added convenience, along with a range of resident–specific amenities.

PASSIVHAUS
FUTUREHOME
The term ‘Passivhaus’ refers to a low–energy construction standard developed in the 1990s by Dr Wolfgang Feist of the Passivhaus Institut in Germany. It is the fastest–growing energy performance standard in the world, with over 30,000 buildings already constructed in accordance with Passivhaus principles. Most of these have been built since 2000, with several projects completed in the UK.
The Passivhaus design is energy–efficient, comfortable and affordable, and embodies a construction concept that can be applied by anyone, anywhere. Its core focus is to dramatically reduce the requirement for space heating and cooling, while also creating excellent indoor comfort levels. This is primarily achieved by adopting a ‘fabric first’ approach to the design, by specifying high levels of insulation with exceptional levels of airtightness, and the use of whole–house mechanical ventilation.
Passivhaus enables space heating and cooling–related energy savings of up to 90 per cent compared with typical building
stock, and over 75 per cent compared with average new–builds.
Passivhaus homes make efficient use of the sun, internal heat sources and heat recovery, rendering conventional heating systems unnecessary even in the coldest of winters. During warmer months, they make use of passive cooling techniques to keep comfortably cool.
A ventilation system imperceptibly supplies constant fresh air, making for superior air quality without unpleasant draughts. A highly efficient heat recovery unit allows for the heat contained in the exhaust air to be re–used.
