ABOUT US
Since we formed in 1985, we’ve seen demand for housing rise drastically every year and so we’ve grown and adapted to meet that challenge. By creating efficiencies, new products and by working with partners, we’ll reach an output of at least 1,700 homes per year by 2019.
We believe everyone should be able to live in a home they can afford and we like to work with others who think so too. We’ve formed strong partnerships with local authorities and registered providers (RPs) – with some collaborations that stretch back over 25 years – to build affordable housing that makes a difference to people’s opportunity in life.
We secure and build on land where homes and communities are most needed, developing affordable homes with RPs and for private sale. Our expertise ranges from brownfield regeneration through to urban extensions.
Westleigh’s foundation is its 400-strong team, and we have achieved Investors in People: Gold. We believe in people, and have spent the past 20 years investing in apprenticeships so we always have the right skills for the job.
Some of our former apprentices are still with us decades later. Our latest cohort of 50 are learning a range of joining, bricklaying and carpentry skills.
To increase our capacity to build more homes in the future, we’re working to be faster, more cost-effective and environmentally friendly. We are a lead partner of the Homes and Communities Agency (HCA).

This land-led approach means we create sustainable communities where they’re needed. We have all the expertise in-house; from sourcing and securing the land right through to handing over the keys.
Our land-led model is to find, secure and acquire land suitable for affordable housing whilst working in partnership with RPs and local authorities, tailoring a package to meet their development needs.

AFFORDABLE HOMES
In January 2017, we were awarded £48 million from the Homes and Communities Agency’s Shared Ownership and Affordable Homes Programme to build approximately 1,590 new homes.
We currently work with 31 RPs, 60 local authorities and other partners who are also funded by the HCA to deliver affordable housing across the East and West Midlands, Yorkshire and surrounding regions.
To keep up with demand for affordable housing, we have committed to increase our output over the next three years, reaching 1,700 new homes a year by 2019.
Through smart procurement, efficiencies and by utilising our own timber frame system, Westframe, we build high quality homes in the most cost-effective way possible.
We’ve also taken affordable housing a step further by exceeding standard building regulations: all our homes are compliant with the Lifetime Homes and Secured by Design criteria.
We’re one of the top five developers of affordable housing in the UK.

ACCELERATED
We’ve pioneered our own form of modular construction. Westframe is a timber frame division. We design and manufacture the timber frames ourselves from our factory in the Midlands, these are used in 100% of Westleigh’s homes.
Westframe uses only sustainable materials from renewable resources and is significantly more environmentally friendly than traditional bricks and mortar.
We built the award-winning Heathcott Road in Leicester for our long-time partner emh group. It’s the largest development of affordable Passivhaus homes in the UK.
This method of construction means we can build a standard pair of semi-detached homes 30% quicker than traditional methods. This timesaving ensures that our houses are delivered quicker for people who need them and also helps RPs and developers to meet the HCA’s drive for accelerated construction.
Through these methods, our factory can deliver up to 2,600 homes per year. That’s 50 new homes a week!
The methods of construction we use now are a world away from when we started 30 years ago. Since 2003, we’ve been using timber frames to build homes faster and more cost-effectively.

HOMES FOR SALE
Since 2016, we’ve doubled the amount of homes sold, and forecast that we’ll sell 400 a year by 2018.
We develop affordable homes for outright sale. We do this independently and through partnership with RPs. We’re increasing the amount we sell every year.
At Westleigh, we build and sell homes on the open market through our Westleigh Homes division.
