A massive crack explosion knocked a mighty 15 storey tower block in Ballymun crashing to the ground on Sunday March 13th as thousands of Ballymun resshyidents looked on from their flats and hundreds of visishytors picked their spot view to witness a dramatic period of Ballymun history
At 1003am Ballymunrsquos famous skyline was changed forever as the destruction of Sean McDermott Tower became the latest in a series of demshyolitions carried out in the
massive euro 25 billion regenshyeration of the area
More than 60 kilogrammes of high-powered explosives cleanly turned the massive housing block into over 8500 tonnes of rubble leaving a massive dust cloud rising safely into the atmosphere
Local Gardai and security personnel very successfulshyly controlled a very tight security 100metre security zone around the implosion area
A ten second countdown began as the crack exploshysives demolition team from Tinnelly and Sons Ltd fired the detonators which safely knocked the legendary tower block to the ground in seconds
Minister for Housing and Urban Renewal Noel Ahern TD who launched the event said the day marked an historic moment in Ballymunrsquos history
ldquoWhen the dust settles the skyline will have changed forever and another stage in
the regeneration of Ballymun will have comshymencedrdquo he stated
ldquoThe sound of it was masshysive all the car alarms everywhere were going off especially to see the historic explosion It was deadly everyone was looking forshyward to it all weekrdquo said Clinton Murray (16) Silloge Road
With the towers fast becomshying a distant memory in the aftermath of the massive implosion Mary O Connor from Silloge Gardens said
ldquoThey were good places to live this is a good place
ldquoMe and my family saw them going up in the late lsquo60s so like everyone else wersquoll be there tomorrow looking to get a piece of it a memento of what Ballymun used to berdquo
When the debris is crushed and reused in the re-buildshying of Ballymun a new hotel will fill the space where Sean McDermott tower block stood

Dublin City Council Shared Ownership Scheme Did you know that Dublin City Council has a housing scheme which is designed to make it posshysible for people on low to middle incomes who may not otherwise qualify for a mortgage to buy a home of their choice
This is called the Shared Ownership Scheme and herersquos how it works
How do I qualify
You must be in permanent employshyment for at least one year before applying for the Shared Ownership Scheme
Who can apply
(a) Tenants and Tenant Purchasers of local authority dwellings who intend to return their dwelling to the authority
(b) Persons included by a local authorishyty in its latest assessment of housshying needs (housing list) or accepted for inclusion in the next such assessment
(c) Tenants of one year standing in
The property must be located within the administrative area of Dublin City Council
What price range of property can I look at
At present Dublin City Council opershyates on a maximum loan of euro230000 for a property Depending on your financial circumstances you can choose a property up to that price level or subject to verification savings of up to euro38000 may be added to the purchase price However the maximum purchase price for a property is euro250000
Will I need a deposit
Yes you will need to have a minishymum deposit of euro1300 This will be paid to Dublin City Council when you select a dwelling and will go towards paying for your share of the dwelling You should not pay any deposits to the builder estate agent or person selling the property
How does it work accommodation provided by approved housing bodies under the Rental Subsidy Scheme
(d) Persons not in any of the above categories but considered by Dublin City Council to be in need of housing and subject to the followshying income eligibility formula
For a single income household the income in the preceding tax year must not exceed 36800 (An applicant must have worked in permanent employment for at least one year prior to applicashytion)
In the case of a two-income household two and a half times the principle income plus once the subsidiary income in the preshyceding tax year must be less than 92000
One applicant must have worked in permanent employment for at least one year prior to application the other applicant must have worked in permanent employment for at least three months)
What kind of property can I buy
Under the Shared Ownership Scheme you can choose a new or existing property The selection of the dwelling is your choice but the Dublin City Council must be satisshyfied that it is reasonably priced of a suitable size and standard and free from any structural defects New houses must comply with the Department of the Environment guidelines
Under the Shared Ownership Scheme Dublin City Council will (subject to its conditions being met) purchase the house chosen by the applicant The applicant must then acquire a minimum share of 40 of the cost of the house The remaining share will be rented by the applicant from Dublin City Council

There is no stamp duty payable on properties bought under the Shared Ownership Scheme However Dublin City Council will charge you euro2400 to cover legal fees outgoshyings and administration costs involved in buying the property This
sum may be added to the mortshygagerental Therefore it does not involve an up-front payment

Yes Tax relief is granted by the Tax Office but implemented by the local authority

House of Fun Review and photo by Seamus Kelly
A laugh a minute describes the funniest comedy event to hit the Ballymun axis theatre to a packed house last month Titled lsquoHouse of Funrsquo local and celebrity comedians had

Ballymun comedians Dean Scurry Gary Orsquo Brien Eric LalorWillie White with Dave MacSavage (at back) in axis

The evening was kick stared by local comedian and comshypare Dean Scurry whorsquos type of wit was honest straight to the bone no holding back wisecracks about private parts of the anatomy sex and general material and had the audience captivated
Next up was another local 18 year old Gary Orsquo Brien whorsquos comedy routine was unusual for a young man who radiatshyed years of experience although like Dean had just completed a workshop on comedy with Des Bishop
While local comedian Eric Lalor genuinely forgot his
Direct from Navan comedian Tommy Nicholson stole the show by connecting with the audience using a Navan style of comedy although was quite mad went down a bomb
Local comedian Willie White really delivered to the audience with his excellent punch lines and confidence
Star guest of the evening was celebrity comedian Dave MacSavage To be honest he was so billed up I was expecting much better but a very disappointing performshyance
The Ballymun comedians received some coaching in various workshops with Des Bishop and it paid off You catch them again live in axis 10th April Book Early

Do I rent Dublin City Councilrsquos share forever
No the maximum period you may rent for is 30 years at which stage you must buy Dublin City Councilrsquos share of the property Alternatively it is possible to purchase Dublin City Councilrsquos share of the property in lump sums within the loan period The minimum acceptable lump sum is euro1000
How much will it cost me to buy Dublin City Councilrsquos share
The value of Dublin City Councilrsquos share of the property is adjusted each year Purchases of additional shares may be granted by raising a further share of the mortgage loan or by cash payment
What about legal costs and stamp duty
There is no stamp duty payable on properties bought under the Shared Ownership Scheme However Dublin City Council will charge you euro2400 to cover legal fees outgoshyings and administration costs involved in buying the property This
sum may be added to the mortshygagerental Therefore it does not involve an up-front payment
Do I need a solicitor
You will be required to engage a prishyvate solicitor for the purpose of signing a Family Home Declaration form As all other legal work involved in buying the property will be done by Dublin City Councilrsquos Legal Department there is no need for you to get a solicitor for this However we would advise that that you should obtain some independshyent legal advice about the scheme Likewise we would advise you to have the property independently inspected by your own qualified architectsurveyor
Who is responsible for repairs after purchase
YOU are responsible for all repairs maintenance and service charges if any after purchase
Can I claim tax relief
Yes Tax relief is granted by the Tax Office but implemented by the local authority
Is there any relief on the rental

A laugh a minute describes the funniest comedy event to hit the Ballymun axis theatre to a packed house last month Titled lsquoHouse of Funrsquo local and celebrity comedians had

Ballymun comedians Dean Scurry Gary Orsquo Brien Eric LalorWillie White with Dave MacSavage (at back) in axis
the audience in tears of laughter with their own blend of comedy including some strong over 18 material

A laugh a minute describes the funniest comedy event to hit the Ballymun axis theatre to a packed house last month Titled lsquoHouse of Funrsquo local and celebrity comedians had
