With the introduction of fire and hydraulic services, AE Smith can now offer a sole-provider engineering solution to its construction clients

The new fire and hydraulic service complements AE Smith’s long history of providing air conditioning, building services, onsite power and energy solutions for new developments. Clients can now deal with a single company for mechanical, energy, fire, hydraulics and refrigeration.

Ryan Woods, who has been recruited to head up the new Queensland-based Fire and Hydraulics team as the Project Manager and Team Leader, said he is excited to be part of this exciting new venture for AE Smith.

“It’s great that AE Smith continues to expand its capabilities as a multi-disciplinary service provider,” Ryan said. “It shows we are continually looking for better ways to service our clients.”

Fundamental services

Hydraulic systems need to be designed and installed to a high standard to ensure there is no cross-contamination between sewage and potable water; and to ensure bacteria such as Legionella cannot thrive.

In addition to regular plumbing systems, AE Smith’s hydraulic services include stormwater and sewerage, vacuum systems, air compression systems, and innovative syphonic rainwater systems.“Rainwater usually goes down the drainpipe thanks to gravity,” Ryan explains. “With syphonic systems, the gutter is designed to fill with water, which is then forced via vacuum (or syphoned) through the pipes. This uses less material than traditional drain pipes, so it’s cost effective, and it’s an efficient way to capture rainwater in a large building.”

Passion for prevention

Fire systems are vital for saving lives and property.

“Fire systems need to be designed to a high standard to ensure that in the event of a fire, buildings can be evacuated and automatic fire systems will activate to prevent the fire spreading,” Ryan says, adding that it is always hoped that the system never needs to be used.

“We undertake detailed risk analysis at the concept stage of every project. Our designers collaborate with the building architect, building certifier and other consultants to ensure safety in design,” Ryan explained.

AE Smith Fire Services include fire sprinklers, hydrants and hose reels, special hazard systems, fire detection and alarms, emergency warning systems, portable fire equipment and fire pumps.

Ryan, who joined AE Smith with 17 years’ experience in plumbing, draining and gas fitting, is one of five new staff members employed to manage the new service team. He is joined by Nick Garland, Contract Administrator, Ben Timmons, Designer and Estimator, Harry de Vries, Site Manager Fire – RAAF Base Amberley and Paul Smith, Site Manager Hydraulics – RAAF Base Amberley.

The history of AE Smith’s Townsville office has been documented in a News Corp publication called ‘Strength to Strength’, the story of Townsville

The coffee table book documents how AE Smith has helped shape the Townsville skyline and been part of the local community since 1987. Since then, AE Smith has grown into one of the largest engineering services companies in Regional Queensland employing more than 135 people, 70 of those in Townsville alone.

Landmark examples of AE Smith Townsville projects include the Townsville Hospital, Jupiters Townsville, RAAF Base Townsville, Lavarack Barracks and various government offices.

The Townsville AE Smith team is led by Mark Lovelady, General Manager AE Smith Regional Queensland. Mark notes that AE Smith is a strong supporter of local schools and charities, often loaning the AE Smith mobile cool room free of charge. “Chances are Townsville locals have seen our cool room at many community events when they’re buying a sausage in bread.”

AE Smith delivers the HVAC and refrigeration servicing to the venue and EPICURE manages the catering and hospitality for thousands of patrons. Whilst both contracts continue to be managed separately by the MCC, there are advantages of having a close working relationship.

“We’ve always seen EPICURE as the ‘end user’ of all the equipment we service at the MCG. After all, if something goes wrong on game day, they’ll be the ones facing the unhappy patrons,” said Adam Godino, Refrigeration & HVAC Project Sales, Melbourne Service.

“By having a strong relationship and good communication with EPICURE, we can quickly identify the issue and find a solution to present to the MCC for approval,” added Adam.

Delivering the best outcome for our clients

A recent project at the MCG highlights the advantage of a close and collaborative working relationship between client suppliers.

AE Smith was due to replace a steam boiler that supplies equipment in the EPICURE operated MCG kitchens. Before proceeding, AE Smith’s Adam Godino, MCC Facilities Operations & Contracts Manager Marshall Holding, MCC Facilities Asset Coordinator Peta Logan, MCC Facilities Building Services Engineer Steve Bullen and EPICURE’s Director of Culinary Operations Peter Haycroft sat down together to determine if there was a better solution.

“We undertook an energy review of equipment in the kitchen over a number of months and we realised we could reduce energy usage by replacing some of it,” said Adam.

In addition, the antiquated steam kettles in the kitchen provided limited functionality. Peter explains, “We only use the steam kettles to make sauces and soups. We saw this as an opportunity to improve the capacity of the kitchen by upgrading to equipment with greater versatility.”

When it came to choosing the new equipment for the kitchen, Peter explains the process undertaken. He said, “We worked with Adam to review the floor space and the drainage requirements in the kitchen. Then we went to a number of cooking demonstrations to evaluate the capacity, versatility and energy usage of different industrial kitchen equipment.”

The new state of the art cooking equipment includes a Brat Pan and an agitated kettle with in-built mixer. It will deliver on the OHS, food safety and power needs of a modern kitchen.

“Now we can cook higher volumes of soft soups and sauces, as well as make pie mixes and casseroles, even stir-fries,” said Peter.

“Rather than replace the steam boiler which was the original plan, we made it redundant,” said Adam. “As a result of everyone working together the MCC will reduce energy usage and also have updated equipment in the kitchen.”

When AE Smith was awarded the mechanical services and cogeneration design and construct package for 567 Collins Street the team weren’t expecting to become product developers to solve a unique problem facing the site

567 Collins Street is a 28 storey, 50,000 square metre new office building in the heart of Melbourne. To meet the standards of a Premium Grade Building, it must have full power back-up. In most buildings a diesel or gas powered generation system would be placed on the roof or a podium level, so the exhaust fumes can be easily discharged upwards without impacting people or property.

However at 567 Collins, construction time constraints saw the architects and developer determine the plant room should be on Level 3 within close proximity to an adjacent public car park. The plant room is located at the back of the building so exhaust discharge pipes don’t have an aesthetic impact on the front façade of the building.

Faced with a very hot problem

“The problem we faced was how to discharge and dilute the diesel exhaust fumes on a lower level, next to a car park, without exposing people and property to dangerously high temperatures,” said Sam Waters, AE Smith’s lead engineer on the project.

A dilution system was necessary to lower the exhaust temperatures from 470 degrees to 60 degrees before the plume of exhaust gases reached the public car park.

“We evaluated a number of options and worked closely with Floth Engineering Consultants to model each solution to determine the best approach,” Sam said.

The first option evaluated was an Exhaust Fume Diluter, an ‘off-the-shelf’ product distributed by Norman G Clark, often used for underground mining and power generation applications. It acts like an induction fan, drawing in clean, cool, air at the exhaust point of discharge. Unfortunately, to lower the temperatures fast enough, the Exhaust Gas Diluter would push so much pressure back up the pipes and into the diesel engine that it would fail.

A draught inducer fan was considered, but these are very large, very noisy and utilise a lot of power. A third solution involved a mixing plenum, however Floth’s Computational Fluid Dynamic (CFD) modeling showed that it could result in damage to the façade of the structure and, more dangerously, exhaust gases being pumped back into the plant room.

A world first with Nett Technologies

“It was at this point that we realised we’d need a new product to solve the problem. We knew we could find a better way, so we reached out to our suppliers” said Sam Waters.

It took nine months working closely with Nett Technologies and their Australian distributor Norman G Clark to develop an effective solution.

Riki Tarau from Norman G Clark, Nett Technologies Australian distributor said of the process “It was a really collaborative process. We had many middle of the night phone hook-ups with Nett Technologies Head Product Developer in Canada to discuss the solution.”

The world-first solution has been coined by the AE Smith team as the ‘Collins’ Diluter, with Nett Technologies yet to announce an official product name. It is significantly larger than a standard diluter, square instead of round, and has blades instead of nozzles.

Vitally, Nett Technologies CFD modeling shows the Collins Diluter reduces the pressure drop to 2,500 Pa (which is within limits) and results in a temperature drop from 470°C to below 60°C in just 5.5 metres. This is a huge improvement on the previous modeling of 470°C to 120°C over the same distance.

David Willett has announced the appointment of Sandy Wilson to the role of National Safety Manager whilst Nick Daley moves to a new challenge in Project Management with the Queensland Construction team

Commenting on her appointment, Sandy Wilson, formerly Victorian Construction Safety Manager, said, “Safety is AE Smith’s number one priority. To be appointed as the National Safety Manager is a big responsibility, one that I’m delighted to have been offered.”

During Nick Daley’s tenure as National Safety Manager, AE Smith has achieved tremendous improvement in the safety record. In particular the 12 month rolling average Lost Time Injury Frequency Rate (LTIFR) has halved in the past year.

David Willett, AE Smith CEO, said of the safety record, “Improvement like this takes sustained effort from many people, guided by individuals who embrace safety and lead from the front. Nick Daley has demonstrated this leadership and helped us as an organisation achieve a better safety outcome.”

With Nick moving into a Project Management role, David Willett knows that AE Smith’s safety continues to be in safe hands with the appointment of Sandy Wilson.

The value of an AE Smith preventative maintenance contract was recently proven to the managers of Melbourne’s Freshwater Place

In the days leading up to Christmas, AE Smith received an urgent call from Freshwater Place Facility Manager, Mike Zverina. The main kitchen exhaust system had failed and the area was full of smoke. The AE Smith team, Lucas Thomas, Refrigeration Mechanic, Paul Strong, Mechanical Fitter, and Gordon Sellers, First Year Apprentice, quickly arrived on the scene and diagnosed the fault.

As a critical moment, the situation posed the risk of setting off alarms and evacuation of residents in the floors above.

Speedy response

Matthew Scarman, Account Manager for AE Smith’s Victorian Service team believes the response was so fast thanks to the three-year preventative maintenance contract in place.

“It allows us to respond to break down calls faster, because we know the client’s system and can quickly identify faults,” he said. “Often we know how to fix the problem before we even arrive at the scene.”

In this case, a motor in the exhaust system of the main kitchen had overloaded and blown up. This shut down the extraction system, which meant no cooking equipment could be used.

The AE Smith service team subsequently borrowed a spare motor from Crown Melbourne, another AE Smith client, and had the system back up and running the same evening. The 350kg motor was hoisted in place in record time, ready to meet the demands of the large dinner crowd.

“Within four hours it was fixed. This is a job that usually takes about a day and a half,” said Matthew.

Dinner served with professional service

In an email to AE Smith, Freshwater Place Facility Manager, Mike Zverina said, “We had a very serious situation yesterday afternoon when the kitchen extraction fan motor seized and M&W and TGIF were full of smoke. Your service technician Lucas Thomas arrived in an extremely short time, he identified a fault and took action. He has arranged a spare motor and another two technicians to help him with replacement and installation. It was done within four hours and all restaurants were fully operational at 7pm. I am extremely happy with their performance and professional attitude.”

For the past five years a team of committed cyclists from the Brisbane AE Smith office has taken part in the Entoure Cycle for Life event. The team completes a gruelling 350km three day ride and this year they helped raise over $100,000 for charity in the process

Last year Entoure’s chosen charity was The Humour Foundation, which runs the Clown Doctors program in hospitals throughout Australia. There are 55 highly skilled Clown Doctors operating in 20 hospitals around Australia, touching the lives of 100,000 people every year.

“We were happy to raise funds for such a great charity,” said Chris Goakes. “The Clown Doctors use fun and laughter to raise the spirit of children when they’re seriously ill in hospital.”

Funds raised from last year’s Cycle for Life, including $17,000 raised by the AE Smith team, will support the placement of Clown Doctors in Queensland’s major children’s hospitals.

Over the past year AE Smith’s Queensland Construction team has managed delivery of the world-class energy plant at Lady Cilento Children’s Hospital. “It’s great to be part of a team who can deliver both the physical facility of the children’s hospital, and also support the unseen healing functions of smiles and happiness,” said Chris. In 2009, Greenfleet worked with Wyong Shire Council in Central Coast NSW to help revegetate a former dairy farm and transform it into the beautiful wetland reserve it is today.

Nearly 4,000 native trees were planted to re-build a biodiverse forest and help improve water quality in the vital wetlands which act as a storage and filter basin for urban stormwater, prior to its entry to Tuggerah Lake.

When Greenfleet last visited the site in December 2014, Greenfleet Forester Eoghan was very pleased with the growth of the forest. “The site is showing outstanding growth rates and boasting high biodiversity values,” he said. “There is good diversity amongst the species planted and excellent wildlife presence within.”

The Sydney AE Smith team recently visited Ronald McDonald House in Westmead Sydney to prepare a meal from the heart for over 60 residents

The Meals From the Heart program gives corporate supporters like AE Smith the opportunity to make a real difference in the lives of seriously ill children by alleviating some of the everyday pressures of care-taking for families during a difficult period.

AE Smith’s master chef team Linda Isles and Naomi Shearsby prepared a meal of spaghetti bolognese, BBQ marinated lamb and salad. They were assisted by General Manager John Shearsby, his two teenage sons Liam and Blake, as well as AE Smith’s Dave Place and Rory O’Byrne.

“We cooked the meal at Ronald McDonald House”, explained Linda Isles. “We got access to the kitchen at 4pm and the meal needs to be served at 6pm. We planned our meal to make sure we could get food on the table in time!”
