PARCEL 7A, REGIONAL PERFORMING ARTS CENTER INTERIOR FINISHES PACKAGE P5 Addendum #3 – Questions and Answers

1. Question: Stage Lift Concrete Sub Floor – The specification states " lightweight concrete sub-floor. Coordinate with finish floor contractor ". How thick does this need to be as it will have a big impact on the drive?

Answer: Three inches (3”) minimum thickness

2. Question: Please confirm the live load for the stage lift is 75LBS/SF (this is higher than normal)? The typical live load for a stage lift is 50LBS/SF. This 25LBS/SF difference on a lift this big, 591 square feet, will make a difference on the drive required and the bid price.

Answer: As clearly stated in the specification, the both the Platform Extension Lift and House Mix Position Lift have a Moving Live load Capacity of 75 lbs./ft2. This is not higher than “normal”.

3. Question: Stage lift manual back-up: We can include the manual backup as an option. This is one with a power drill and an adaptor to fit on a gear reducer. However, if the lift won’t move when you release the brakes, as specified, the lift can't move with a backup system being used in a no-power situation.

Answer: Please note that the specification says: “The gearmotor shall be inherently self-locking under load conditions. Motor brake holding of load will not satisfy this requirement”, and, “Manual release of motor brake shall not allow load to drop”. Manual release of the brakes should enable the gear reducer to be driven (and the gear reducer should be sized so that a fully-loaded lift does not back-drive the reducer).

The Manual Back-up system presumes that, at some point, the drive motor may fail or need complicated maintenance requiring its removal from the lift machine pit. It is not intended to power the system during performance conditions.

TECs can propose an alternative solution to this requirement.

4. Question: What is the estimated dead load of each of the Canopies including truss and glass panels? The specifications state this information will be provided by the Canopy Contractor however it is required to do pre-engineering for a design takeoff for the hoists, rigging, and control components.

Answer: NOVUM STRUCTURES anticipated a dead load (space frame, glass, glass hangers only) of 28.5 psf. We suggest rounding to 30 psf for initial calculations.

Assuming 30 psf:

• Canopy 1: ~612 SQ FT ~18,360# • Canopy 2: ~558 SQ FT ~16,740# • Canopy 3: ~630 SQ FT ~18,900# • Canopy 4: ~630 SQ FT ~18,900#

5. Question: Is there a maximum individual line load requirement for the Canopy lift lines?

Answer: As per 116100 General Conditions for Theater Equipment: Wire rope safety factor shall be 10:1, unless stated otherwise in individual Specification Sections. Final line load requirement must be calculated during TEC’s engineering/shop drawing process.

(BRANDON: I think they are asking if the ceiling structure has any limitations for individual loading. Because there are so few lines, some of the lines at the outer edges will have greater loading than the center ones. Perhaps the Q should be sent to the structural engineer?)

6. Question: Provide details for the demountable and fixed steps on the chorus wagons that are furnished and installed by Bid Package 5060 – Finish Carpentry.

Answer: Refer to Addendum #3.


7. Question: Several drawings indicate a millwork type AW-6. What is AW-6? It is not on the keynote legend and points to multiple types of items that lead to some confusion.

Answer: Refer to addendum #3 for clarification.

8. Question: Please provide a specification for the wallcovering frieze to indicate the paper weight, acceptable manufacturers and etc…

Answer: This is provided as part of Addendum #3.

9. Question: Addendum #1, 3.10 A & B, changes the note on 2/A5.40 & 14/A5.40 from "Solid Surface Countertop w/backsplashes" to "Countertop w/backsplash (See Finish Drawings for Material). The Finish Plans refer to elevations for countertop material locations and do not specify the finish. Please clarify.

Answer: Refer to addendum #3.

10. Question: Detail 1/A4.40 shows a window sill but does not state what the material is. Please specify sill material.

Answer: Material is to be painted wood.

11. Question: Is the assist rail and wall rail at the glass rail and monumental stairs to be steel or Bronze?

Answer: The assist rail is to be bronze.

12. Question: Plan note 39a calls for a bronze handrail. In the FOH area this note is used sparingly. Please review each stair and ramp in FOH and indicate if these rails should be steel or bronze. As it now stands the building will get steel in some areas that are probably meant for bronze. Please indicate which stairs or ramps should be 39a or 39b.

Answer: Refer to addendum #3 write up for clarifications of railings.

13. Question: Elevation 2/A5.40, Orchestra Restroom, shows a panel under the vanity top, the section detail in 1/A5.40 shows a cabinet. Please clarify.

Answer: This is to be a panel in lieu of cabinet.

14. Question: Elevation 14/A5.40, 151 Men's Restroom, shows vanity tops but no p'lam panel underneath. Is this correct?

Answer: Detail 14/A5.40 depicts solid surface tops and a plastic laminate panel.

15. Question: Please clarify which portions of the chorus wagons are park of the work scope for Bid Package 5060 – Finish Carpentry.

Answer: In general, Bid Package 5180 – Theater Equipment Package 2 is responsible for the structure of the wagons and accessories and appurtenances as indicated on the drawings to be by TEC. All finishes on the Chorus wagons are by the finish contractors as depicted in each work scope and previous addenda.

16. Question: Is there millwork required in rooms 167 & 170? Please provide details.

Answer: There is no millwork in 167, however refer to sheet A5.40 drawings for elevations of room 170.

17. Question: Casings are shown at doors 366c, d & e on the plan, but not on the door schedule. Please clarify.

Answer: Yes, these are to have casing D.

18. Question: Do all the windows receive a millwork casing? Please provide details or a schedule.

Answer: Refer to interior elevations for window casings. Detail for typical sill has been provided as part of addendum #3.


19. Question: Are the transoms at doors 104d, e & f and 168d, e & f wood casing or by the frame manufacturer?

Answer: These are a part of the built-up wood storefront system.

20. Question: Is Bid Package 5060 – Finish Carpentry responsible for the hardware in the wood framed storefronts/windows/doors/etc…?

Answer: Yes, refer to specification 01 12 05.

21. Question: There appears to be a bench in Chorus Locker Room # 344, where is the detail showing what this is made of.

Answer: Refer to addendum #3.

22. Question: How do we know if the lockers shown on the plan are metal or solid phenolic?

Answer: All lockers are solid phenolic except the lockers located in the following rooms: 036 Waitstaff lockers and 018 Stage Crew Breakroom which are metal.

23. Question: What Acoustical Plaster is in BP 5010? Does it Replace the drywall? Where is the detail?

Answer: Bid Package 5010 – General Trades is responsible for all acoustical plaster. Depending upon the system utilized, the acoustical plaster does not necessarily replace the gypsum wall board. It is to be assumed that the acoustical plaster will be installed over the gypsum wall board unless the system being supplied does not allow for the gypsum wall board, in which the bidder shall provide all structural backup for the acoustical plaster system. Due to the difference between systems, a typical detail for the acoustical plaster has not been provided. The locations for the acoustical plaster include those listed in the alternate and the oculus shaft.

24. Question: What toilet accessories are necessary for Room 346?

Answer: This restroom shall have the following accessories: T1, T2, T3, T4, T5, T6, and T19.

33. Question: Alternate #15 states to include acoustic plaster in upper coffer area. Does this mean only the flat upper portion of the ceiling, not the side or bottom of the "bulkheads"?

Answer: Yes, this is a correct interpretation.

34. Question: Detail 7/A2.65 shows the back-fold doors, 321a&B, folding back against the wall. Detail 19/A9.36 shows one door leaf folding back on the other and then sliding into the wall. Which is correct? The door casing for these will not allow the door to fold back against the wall and wall type W9 will not allow it to slide back into the wall.

Answer: Detail 19/A9.36 is correct.

35. Question: Detail 35/A9.36 shows a 4x6 steel tube above the transoms for door 320A & B but Sub Frame elevation 14/A9.36 only shows the tube above the door. Which is correct?

40. Question: Does the plumbing sump pit already have holes cored into it for the pipe?

41. Question: Refer to sheet A9.07 wood wainscot details. For painted grade wainscot, please confirm if we can use MDF for moulding and panel to fabricate the stile and rail paneling except for baseboard and the chair rail moulding.

45. Question: On the A8.xx, finish plans, reference is continuously made to "AW2" for millwork/casework. What is "AW2"? There is no such item on the finish legend.

Answer: It was our intent to clarify all AW2 items as paint grade wood.

46. Question: Sheet A5.13, detail 3, shows a detail 6/A9.33. There is no such detail on sheet A9.33

Answer: Refer to addendum #3 write up.

47. Question: Sheet A5.08 arched niche indicates detail 28/A9.18 and section 26/A9.18. None of these show the bracket types below the niche. This is also true for numerous room and lobby elevations around the crown. (As an example sheet A5.11 and its associated details). These are complicated pieces and should be clearly identified on each elevation where they appear both as to applicable detail and if they are cast plaster.

Answer: These brackets are to be bracket type C. As depicted in details, these details are to intended to be wood.

48. Question: On more than 50 interior elevations, including many long runs of wall, there is no identification of the various door and other casings leaving us to scale and guess as to which one(s) belong where. Each casing should be identified or indicated to be typical of all those on a given elevation to eliminate any guessing.

49. Question: Sheet A6.68 reflected ceiling plan #2 references section 39/A9.33. There is no such section. Please clarify.

for installation by the orchestra risers contractor. In reviewing the scopes, I see no reference to the orchestra wood planks in the wood flooring contractor’s scope.

Answer: BRANDON – what do you think. Do they just provide, or provide, install finish. I am ok with this, we just need to state as such in response to the question: Bid Package 5120 shall furnish the wood flooring planks for the orchestra risers to Bid Package 5190 – Orchestra Risers. Bid Package 5190 – Orchestra Risers shall install and finish the wood flooring.

52. Question: Please clarify if stairs 29 & 30 are also monumental stairs and shall be provided by Bid Package 5030 – Ornamental Steel and Railings.

53. Question: Checking with the specified vertical lift door frame supplier for the doors in the Donor area it appears that NO standard door or lift assembly of theirs will work without major re-design. Please advise.

54. Question: Specification section 12 61 00 (Fixed Auditorium Seating), item 1.1, A, d, states the fabric for the chorus benches (by Bid Package 5060 – Finish Carpentry) is to be provided by Bid Package 5200 – Fixed Audience Seating and supplied to Bid Package 5060. Please Clarify

Answer: Bid Package 5060 – Finish Carpentry shall furnish and install the fabric at the bench seating in coordination with Bid Package 5200 – Fixed Audience Seating.

55. Question: Please confirm that fabric wrapped wall panels are indicated for stairs 17 & 18.

Answer: Yes, these entire walls of the room enclosing stairs 17 and 18 are to be covered with fabric wrapped panels. Note, all trim and other appurtanences are to be furred out to allow the face of the fabric panels to become the face of the wall (i.e. items are not to be recessed behind the face. )

56. Question: Is the fabric for specifications section 09 84 00 by the Owner or $60.00/yd per the Finish Schedule?

Answer: Per A8.00 finish schedule, yes.

57. Question: The bar fronts were moved from Bid Package 5060 – Finish Carpentry to Bid Package 5070 – Custom Casework. Will the glass shelving at these locations remain in Bid Package 5060?

Answer: Yes

58. Question: Bid Package 5030 – Ornamental Steel and Railings is responsible to remove temporary handrails. It will be difficult if not impossible to accurately submit a hard number price for an undetermined amount of work. Please consider reassigning this responsibility to a different package.

Answer: In lieu of an undetermined amount of removal, Bid Package 5030 – Ornamental Steel and Railings shall include an allowance for the complete removal from site of 6,000LF of wood OSHA compliant handrail as directed by the Construction Manager.

63. Question: Addendum #2, Q & A #40, states that All paint grade woodwork and casework is to be primed by the supplying bid package. It also states that Bid Package 5160 - Paint and Wallcoverings shall include the final prep and paint of all paint grade woodwork as part of their work scope. What about the painting of the paint grade casework? Is this part of Bid Package 5160 - Paint and Wallcovering's work scope? Addendum #2, Q & A #32, states that benches are to be shop finished completed. Addendum #2, Q & A #9, states all paint grade wood products are to be shop primed and field finished. These answers seem to be contradictory. The bid package scope call for all paint grade casework to be shop finished.

Answer: All paint grade casework is to be shop finished.

64. Question: Addendum #2, Q & A #73, clarifies that the lockers are sitting on 5" bases by the same suppliers as the lockers Elevation 11/A5.41, there appears to be something in front of the solid back panel on each side of the column with a section marker. Is this a bench, or locker base?

Answer: That catwalk has been previously bid as part of Bid Package Number 3.


69. Question: Specification 05 70 05 Paragraph 2.02 C states a frit coating as indicated on the drawings. Is there a frit on this glass and if so can you please advise where to find this glass description and other specific glass information regarding the Acoustic Canopy Space Frame glass.

Answer: No all glass is clear with no frit.

70. Question: Drawing A6.85 acknowledges diagonal space frame cross bracing and drawing A6.84 shows Temporary Rigging Penetrations and requirements at the bottom chord of the spaceframe.

A. We would like to point out the fact that there may be several instances where these two items interfere with one another. Which governs? B. Who is responsible for providing the actual Temporary Rigging Penetration framing materials? C. How temporary are this items? Meaning are they truly temporary and will be removed after some point of assembly of systems or will they actually become part of the finished assembly? D. What are these made of? E. What is the finish of these items?

Answer: A. The temporary rigging lines locations cannot be relocated. The diagonal bracing will need to be designed to accommodate the locations as depicted.

B. The framing materials for these are to be provided as part of the space frame.

C. These are basically sleeves which allow the rigging lines to extend from the attic through the canopy on an as needed basis. In general, the lines will be used on a limited basis depending on the performance, however the sleeves will need to be part of the finished assembly.

D. Steel.

E. They should be finished to match the space frame.

71. Question: Are tapped and treaded holes at the node locations adequate for canopy rigging line attachments?

Answer: NO – attachment hardware must pass through hole in node. We have assumed a load-rated shouldered bolt with washer/nut at underside of node. Nut must be secured. Tapped and threaded holes with screw-in bolt hardware at nodes will be REJECTED as a connection type.

72. Question: Please clarify if the finish of the toilet partitions is changed in this alternate. Elevations are vague; a note TC1 & TC6 point to some doors; is there a schedule noting what these numbers mean?

SECTION 11 61 22 – DEMOUNTABLE AUDITORIUM RISERS PART 1 - GENERAL

1.1 SUMMARY

A. Description of System: 1. The Demountable Auditorium Risers shall be a system of interlocking portable platforms

designed to provide a sturdy, multi-level seating platform for patrons in the House Left section Orchestra High (parterre) seating level.

2. Demountable Fixed Auditorium Seats (by Auditorium Seating Contractor) shall be mounted to risers. Contractor of this Section shall coordinate work with ASC.

3. Height of risers shall be fixed to conform to the heights of permanent parterre row elevations.

4. Demountable fixed length legs are inserted into captive receptacles on underside of each riser frame. Leg units shall be bolted to the auditorium floor.

5. Risers, step units, fascia panels, and hardware shall be stored and transported on special transport truck dollies.

6. Base bid flooring shall be plywood subfloor with ½” Medite or Masonite painted to match auditorium floor.

7. Finished wood floor (Alternate) of Demountable Auditorium Riser platforms shall match the finished wood floor of the Concert Hall auditorium (by Others).

8. Finished Auditorium wood floor (Alternate) planks of 1/2” tongue and groove shall be provided to Theater Equipment Contractor (TEC) by Finished Floor Contractor. Tongue and groove planks shall be applied to plywood subfloor.

C. All platforms shall be lifted and stacked atop each other by two (2) technicians.

PART 2 - PRODUCTS AND MATERIALS

2.1 METAL

A. In accordance with the General Conditions.

2.2 WOOD

A. In accordance with the General Conditions, and as below: 1. Flooring finish to match auditorium floor finish (as per Architect). 2. Finished wood flooring planks (Alternate) shall be provided by Finished Floor Contractor. 3. Wood Flooring (Alternate) shall be ½” tongue and groove planks.

2.3 EQUIPMENT

A. In accordance with the General Conditions

B. Frame 1. Frames shall be fabricated to match the shapes and sizes shown on the drawings. 2. Frame shall be constructed of extruded structural aluminum. 3. Interior joists shall be of aluminum, as needed to support finished wood flooring. 4. Frames for platform of a given elevation shall be interlocked by means of a Butt-Joint

Panel Fastener (Roto-locks, or similar). Two (2) fasteners shall be provided on each side. An oversized hexagonal Allen key with integrated handle (“T-handle”) shall be used to engage the fastener.

C. Leg Sockets 1. Frame shall be provided with leg sockets appropriately spaced to carry loads,

permanently attached to the platform frame, to accept detachable legs.


2. Leg Sockets shall be designed with an integral, single action lever to lock the legs into the sockets.

D. Legs 1. Fixed legs shall be fabricated from structural aluminum. 2. Length of legs shall be in quantities and heights as shown on the drawings and be

interchangeable between platforms, where possible. 3. Each leg shall be provided with a UHMW plastic cap on the foot to prevent damage to the

stage finished floor. 4. Platform heights shown on the contract drawings are finished elevations.

E. Fascia Panels 1. Base Bid Fascia panels shall be fabricated from A/C plywood or Masonite, with finish as

per Architect. 2. Panels shall connect to platform legs with bolt connection as shown on the drawings. 3. Alternate Fascia Panels shall be Maple plywood, with finish as per Architect.

F. Stairs 1. Provide step units as shown on the drawings. 2. Steps platforms shall be covered by fascia panels as per subsection E: Fascia Panels

(above). 3. Frames for platform of a given elevation shall be interlocked by means of a Butt-Joint

Panel Fastener (Roto-locks, or similar). Two (2) fasteners shall be provided on each side. An oversized hexagonal Allen key with integrated handle (“T-handle”) shall be used to engage the fastener.

G. Storage/Transport Truck Dolly 1. Storage/transport truck dolly shall be sized to maximize the number of platforms that may

be manageably moved with a single truck dolly. 2. Storage/transport truck dollies must also be sized to allow them to fit through all required

doorways. 3. Provide storage/transport truck dollies in quantities sufficient to move all of the concert

riser platforms. 4. Casters shall be 8" diameter, ball bearing type. 5. Each unit shall have two (2) swivel casters and two (2) rigid. 6. Each caster shall be rated to support appropriate load.

2.4 FABRICATION

A. Fabrication shall be as described in Section 11 61 00: General Conditions for Theater Equipment, and as below.

B. TEC shall receive finished floor planking from Finished Floor Contractor. After installation of finished floor onto riser frames, Finished Floor Contractor shall complete finish treatment of wood floor.

C. Frames and railings shall be of welded construction. Welds, edges and corners shall be ground smooth and eased so as to eliminate all rough parts, sharp protrusions and irregularities.

D. Exposed wood on underside of risers shall be painted with a flame retardant paint


PART 3 - EXECUTION

3.1 COORDINATION

A. Provide a complete and working installation of this system, fully coordinated with work of other contractors and trades.

B. Coordination with:

1. Finished Flooring Contractor. 2. Auditorium Seating Contractor

3.2 ENVIRONMENTAL CONDITIONS

A. Protect all Work of this Section as described in Section 11 61 00: General Conditions for Theater Equipment.

B. For shipping, storage, handling, and during installation, protect all materials and components from dust, moisture and physical damage.

C. During installation, provide protection against environmental conditions at all times when not physically working on equipment.

D. Do not deliver any materials or equipment for installation until worksite is dust free and secured.

E. Coordinate proper environmental conditions for storage of materials and equipment on or near site prior to shipment.

3.3 INSTALLATION

A. Installation shall be as described in Section 11 61 00: General Conditions for Theater Equipment, and as below.

3.4 FIELD QUALITY

A. Verify all field dimensions and verify strength and suitability of all work by others before installation of any Work of this Section.

B. Coordinate in shop drawings and verify necessary electrical accommodation required for installation of the Work of this Section.

C. Furnish all items necessary to properly install and secure all work of this Section to existing work provided by others.

D. Make site alterations to equipment and mounting details only as specified in this Section and in Section 11 61 00: General Conditions for Theater Equipment.

3.5 FIELD TESTING


A. Properly align, test and tune entire installation prior to Final Inspection. Conduct trial versions of all Final Inspection tests prior to CM, Architect, and Consultant’s review. Replace or adjust any system or component that fails any tests, and repeat tests.

B. Upon successful completion of all tests, provide written confirmation to Consultant certifying that all Work of this Section is ready for Final Inspection, as specified in Section 11 61 00: General Conditions for Theater Equipment.

3.6 FINAL INSPECTION

A. This Contractor shall be responsible for all necessary aspects of Final Inspection, demonstration of system, safe and reasonable access to all components of the system during check-out and instructions in operation, per requirements as identified in Section 11 61 00: General Conditions for Theater Equipment.

B. Wagons to be moved from storage to play position and back to storage, to demonstrate ease of, and smooth operation of wagons and machinery.

3.7 INSTRUCTION

A. Provide a minimum of three (3) hours of detailed instruction and demonstration to Owner in the presence of the CM, Architect, and Consultant. Prepare for and provide organized instruction on:

1. Proper installation (set-up) of risers, legs, and other elements. 2. Proper method for breakdown and storage of elements on Storage / Transport dollies. 3. Safety precautions. 4. Maintenance requirements. 5. System trouble-shooting and fault-finding.

B. Coordinate scheduling of instruction session directly with Owner, CM, and the Consultant. Schedule session only after:

1. Seven (7) days past completion and Consultant reviewed Operation and Maintenance Manual / Theater Equipment Manual has been received by Owner and CM,

2. Certificate of substantial completion has been issued, 3. Majority of punch list items have been cleared.

C. Notify the Owner, CM, and Consultant in writing at least seven (7) days prior to desired demonstrations and instructions in operation. The demonstrations shall be carried out to the satisfaction of the Architect prior to final payment request.

3.8 THEATER EQUIPMENT OPERATIONS AND MAINTENANCE MANUAL

A. Supply Theater Equipment Manuals, as identified in Section 11 61 00: General Conditions for Theater Equipment.

3.9 SPARE PARTS


A. Provide spare parts labeled and packaged in containers as specified in Section 11 61 00: General Conditions for Theater Equipment.

3.10 FINAL SUBMITTALS

A. Provide Final Submittals as per Section 11 61 00: General Conditions for Theater Equipment.
