PARCEL 7A, REGIONAL PERFORMING ARTS CENTER INTERIOR FINISHES PACKAGE P5 Addendum #3 – Questions and Answers

1. Question: Stage Lift Concrete Sub Floor – The specification states " lightweight concrete sub-floor. Coordinate with finish floor contractor ". How thick does this need to be as it will have a big impact on the drive?

Answer: Three inches (3”) minimum thickness

2. Question: Please confirm the live load for the stage lift is 75LBS/SF (this is higher than normal)? The typical live load for a stage lift is 50LBS/SF. This 25LBS/SF difference on a lift this big, 591 square feet, will make a difference on the drive required and the bid price.

Answer: As clearly stated in the specification, the both the Platform Extension Lift and House Mix Position Lift have a Moving Live load Capacity of 75 lbs./ft2. This is not higher than “normal”.

3. Question: Stage lift manual back-up: We can include the manual backup as an option. This is one with a power drill and an adaptor to fit on a gear reducer. However, if the lift won’t move when you release the brakes, as specified, the lift can't move with a backup system being used in a no-power situation.

Answer: Please note that the specification says: “The gearmotor shall be inherently self-locking under load conditions. Motor brake holding of load will not satisfy this requirement”, and, “Manual release of motor brake shall not allow load to drop”. Manual release of the brakes should enable the gear reducer to be driven (and the gear reducer should be sized so that a fully-loaded lift does not back-drive the reducer).

The Manual Back-up system presumes that, at some point, the drive motor may fail or need complicated maintenance requiring its removal from the lift machine pit. It is not intended to power the system during performance conditions.

TECs can propose an alternative solution to this requirement.

4. Question: What is the estimated dead load of each of the Canopies including truss and glass panels? The specifications state this information will be provided by the Canopy Contractor however it is required to do pre-engineering for a design takeoff for the hoists, rigging, and control components.

Answer: NOVUM STRUCTURES anticipated a dead load (space frame, glass, glass hangers only) of 28.5 psf. We suggest rounding to 30 psf for initial calculations.

5. Question: Is there a maximum individual line load requirement for the Canopy lift lines?

Answer: As per 116100 General Conditions for Theater Equipment: Wire rope safety factor shall be 10:1, unless stated otherwise in individual Specification Sections. Final line load requirement must be calculated during TEC’s engineering/shop drawing process.

(BRANDON: I think they are asking if the ceiling structure has any limitations for individual loading. Because there are so few lines, some of the lines at the outer edges will have greater loading than the center ones. Perhaps the Q should be sent to the structural engineer?)

6. Question: Provide details for the demountable and fixed steps on the chorus wagons that are furnished and installed by Bid Package 5060 – Finish Carpentry.

16. Question: Is there millwork required in rooms 167 & 170? Please provide details.

It is to be assumed that the acoustical plaster will be installed over the gypsum wall board unless the system being supplied does not allow for the gypsum wall board, in which the bidder shall provide all structural backup for the acoustical plaster system. Due to the difference between systems, a typical detail for the acoustical plaster has not been provided. The locations for the acoustical plaster include those listed in the alternate and the oculus shaft.

24. Question: What toilet accessories are necessary for Room 346?

Answer: This restroom shall have the following accessories: T1, T2, T3, T4, T5, T6, and T19.

A. We would like to point out the fact that there may be several instances where these two items interfere with one another. Which governs? B. Who is responsible for providing the actual Temporary Rigging Penetration framing materials? C. How temporary are this items? Meaning are they truly temporary and will be removed after some point of assembly of systems or will they actually become part of the finished assembly? D. What are these made of? E. What is the finish of these items?

Answer: A. The temporary rigging lines locations cannot be relocated. The diagonal bracing will need to be designed to accommodate the locations as depicted.

B. The framing materials for these are to be provided as part of the space frame.

C. These are basically sleeves which allow the rigging lines to extend from the attic through the canopy on an as needed basis. In general, the lines will be used on a limited basis depending on the performance, however the sleeves will need to be part of the finished assembly.

D. Steel.

E. They should be finished to match the space frame.

71. Question: Are tapped and treaded holes at the node locations adequate for canopy rigging line attachments?

Answer: NO – attachment hardware must pass through hole in node. We have assumed a load-rated shouldered bolt with washer/nut at underside of node. Nut must be secured. Tapped and threaded holes with screw-in bolt hardware at nodes will be REJECTED as a connection type.

72. Question: Please clarify if the finish of the toilet partitions is changed in this alternate. Elevations are vague; a note TC1 & TC6 point to some doors; is there a schedule noting what these numbers mean?

A. Description of System: 1. The Demountable Auditorium Risers shall be a system of interlocking portable platforms

designed to provide a sturdy, multi-level seating platform for patrons in the House Left section Orchestra High (parterre) seating level.

2. Demountable Fixed Auditorium Seats (by Auditorium Seating Contractor) shall be mounted to risers. Contractor of this Section shall coordinate work with ASC.

3. Height of risers shall be fixed to conform to the heights of permanent parterre row elevations.

4. Demountable fixed length legs are inserted into captive receptacles on underside of each riser frame. Leg units shall be bolted to the auditorium floor.

7. Finished wood floor (Alternate) of Demountable Auditorium Riser platforms shall match the finished wood floor of the Concert Hall auditorium (by Others).

8. Finished Auditorium wood floor (Alternate) planks of 1/2” tongue and groove shall be provided to Theater Equipment Contractor (TEC) by Finished Floor Contractor. Tongue and groove planks shall be applied to plywood subfloor.

B. This Work is governed by Section 11 61 00: General Conditions for Theater Equipment and Division 1.

C. The Work of this Section Includes:

1. Demountable Auditorium Riser platforms, panels, and all sub-systems, as indicated on tender drawings, and as described within this specification.

2. Demountable Auditorium Riser legs of sizes as indicated on tender drawings, and as described within this specification.

3. End panels (fascia) to mask the sides of the assembled Demountable Auditorium Riser system as indicated on tender drawings, and as described within this specification.

4. Step units as indicated on tender drawings, and as described within this specification. 5. Storage / transport truck dollies. 6. Four (4) hex key (Allen key) “T-handles” for operation of the Roto-locks. 7. Miscellaneous hardware and tools required to assemble, transport, store, and maintain

1.3 PERFORMANCE CRITERIA

A. Platforms shall be capable of sustaining a uniform load of 300-pounds/square foot. Platforms must support combined weight of the demountable auditorium seats and the live load of patrons.

B. All platforms shall be easily moved and secured in position by two (2) technicians.

C. All platforms shall be lifted and stacked atop each other by two (2) technicians.

PART 2 - PRODUCTS AND MATERIALS

2.1 METAL

A. In accordance with the General Conditions.

2.2 WOOD

A. In accordance with the General Conditions, and as below: 1. Flooring finish to match auditorium floor finish (as per Architect). 2. Finished wood flooring planks (Alternate) shall be provided by Finished Floor Contractor. 3. Wood Flooring (Alternate) shall be ½” tongue and groove planks.

2.3 EQUIPMENT

A. In accordance with the General Conditions

B. Frame 1. Frames shall be fabricated to match the shapes and sizes shown on the drawings. 2. Frame shall be constructed of extruded structural aluminum. 3. Interior joists shall be of aluminum, as needed to support finished wood flooring. 4. Frames for platform of a given elevation shall be interlocked by means of a Butt-Joint

Panel Fastener (Roto-locks, or similar). Two (2) fasteners shall be provided on each side. An oversized hexagonal Allen key with integrated handle (“T-handle”) shall be used to engage the fastener.

C. Leg Sockets 1. Frame shall be provided with leg sockets appropriately spaced to carry loads,

permanently attached to the platform frame, to accept detachable legs.

2. Leg Sockets shall be designed with an integral, single action lever to lock the legs into the sockets.

D. Legs 1. Fixed legs shall be fabricated from structural aluminum. 2. Length of legs shall be in quantities and heights as shown on the drawings and be

interchangeable between platforms, where possible. 3. Each leg shall be provided with a UHMW plastic cap on the foot to prevent damage to the

stage finished floor. 4. Platform heights shown on the contract drawings are finished elevations.

E. Fascia Panels 1. Base Bid Fascia panels shall be fabricated from A/C plywood or Masonite, with finish as

per Architect. 2. Panels shall connect to platform legs with bolt connection as shown on the drawings. 3. Alternate Fascia Panels shall be Maple plywood, with finish as per Architect.

F. Stairs 1. Provide step units as shown on the drawings. 2. Steps platforms shall be covered by fascia panels as per subsection E: Fascia Panels

(above). 3. Frames for platform of a given elevation shall be interlocked by means of a Butt-Joint

Panel Fastener (Roto-locks, or similar). Two (2) fasteners shall be provided on each side. An oversized hexagonal Allen key with integrated handle (“T-handle”) shall be used to engage the fastener.

G. Storage/Transport Truck Dolly 1. Storage/transport truck dolly shall be sized to maximize the number of platforms that may

be manageably moved with a single truck dolly. 2. Storage/transport truck dollies must also be sized to allow them to fit through all required

doorways. 3. Provide storage/transport truck dollies in quantities sufficient to move all of the concert

riser platforms. 4. Casters shall be 8" diameter, ball bearing type. 5. Each unit shall have two (2) swivel casters and two (2) rigid. 6. Each caster shall be rated to support appropriate load.

2.4 FABRICATION

A. Fabrication shall be as described in Section 11 61 00: General Conditions for Theater Equipment, and as below.

B. TEC shall receive finished floor planking from Finished Floor Contractor. After installation of finished floor onto riser frames, Finished Floor Contractor shall complete finish treatment of wood floor.

C. Frames and railings shall be of welded construction. Welds, edges and corners shall be ground smooth and eased so as to eliminate all rough parts, sharp protrusions and irregularities.

D. Exposed wood on underside of risers shall be painted with a flame retardant paint

PART 3 - EXECUTION

3.1 COORDINATION

A. Provide a complete and working installation of this system, fully coordinated with work of other contractors and trades.

B. Coordination with:

1. Finished Flooring Contractor. 2. Auditorium Seating Contractor

3.2 ENVIRONMENTAL CONDITIONS

A. Protect all Work of this Section as described in Section 11 61 00: General Conditions for Theater Equipment.

B. For shipping, storage, handling, and during installation, protect all materials and components from dust, moisture and physical damage.

C. During installation, provide protection against environmental conditions at all times when not physically working on equipment.

D. Do not deliver any materials or equipment for installation until worksite is dust free and secured.

E. Coordinate proper environmental conditions for storage of materials and equipment on or near site prior to shipment.

3.3 INSTALLATION

A. Installation shall be as described in Section 11 61 00: General Conditions for Theater Equipment, and as below.

3.4 FIELD QUALITY

A. Verify all field dimensions and verify strength and suitability of all work by others before installation of any Work of this Section.

B. Coordinate in shop drawings and verify necessary electrical accommodation required for installation of the Work of this Section.

C. Furnish all items necessary to properly install and secure all work of this Section to existing work provided by others.

D. Make site alterations to equipment and mounting details only as specified in this Section and in Section 11 61 00: General Conditions for Theater Equipment.

3.5 FIELD TESTING

A. Properly align, test and tune entire installation prior to Final Inspection. Conduct trial versions of all Final Inspection tests prior to CM, Architect, and Consultant’s review. Replace or adjust any system or component that fails any tests, and repeat tests.

B. Upon successful completion of all tests, provide written confirmation to Consultant certifying that all Work of this Section is ready for Final Inspection, as specified in Section 11 61 00: General Conditions for Theater Equipment.

3.6 FINAL INSPECTION

A. This Contractor shall be responsible for all necessary aspects of Final Inspection, demonstration of system, safe and reasonable access to all components of the system during check-out and instructions in operation, per requirements as identified in Section 11 61 00: General Conditions for Theater Equipment.

B. Wagons to be moved from storage to play position and back to storage, to demonstrate ease of, and smooth operation of wagons and machinery.

3.7 INSTRUCTION

A. Provide a minimum of three (3) hours of detailed instruction and demonstration to Owner in the presence of the CM, Architect, and Consultant. Prepare for and provide organized instruction on:

1. Proper installation (set-up) of risers, legs, and other elements. 2. Proper method for breakdown and storage of elements on Storage / Transport dollies. 3. Safety precautions. 4. Maintenance requirements. 5. System trouble-shooting and fault-finding.

B. Coordinate scheduling of instruction session directly with Owner, CM, and the Consultant. Schedule session only after:

1. Seven (7) days past completion and Consultant reviewed Operation and Maintenance Manual / Theater Equipment Manual has been received by Owner and CM,

2. Certificate of substantial completion has been issued, 3. Majority of punch list items have been cleared.

C. Notify the Owner, CM, and Consultant in writing at least seven (7) days prior to desired demonstrations and instructions in operation. The demonstrations shall be carried out to the satisfaction of the Architect prior to final payment request.

3.8 THEATER EQUIPMENT OPERATIONS AND MAINTENANCE MANUAL

A. Supply Theater Equipment Manuals, as identified in Section 11 61 00: General Conditions for Theater Equipment.
