WELCOME TO ACTON!

News out of the market continues to be positive. ACTON sales for July and August were significantly higher than at the same time last year, increasing 59 and 42 percent respectively. Monthly sales have exceeded their corresponding month in 2011 for all of 2012, which is a very encouraging indication of a sustained recovery.

The interest rate cuts and ongoing rate stability are definitely having an effect on the market, with figures revealing first homebuyer activity is at its highest level in almost three years. Figures from the Office of State Revenue show first homebuyer grant applications increased 5.1% last month to 1728 - a level not seen since November 2009, the second last month of the first home grant boost. 71 percent of applications were for established homes. ACTON’s regions report high demand in the first homebuyer market, with properties under $500,000 selling quickly.

More good news on interest rates is expected, with two major lenders predicting two more rate cuts before the end of the year. AUCTION ACTIONAnother good market indicator is the increasing activity centred around auctions. At the time of writing, of the ACTON auctions held in the last month, 30 percent were sold prior to auction, 32 percent were sold under the hammer and the remainder were passed in, to be sold soon after.

We are seeing more people attend the auctions and more active bidders, which makes for very lively proceedings.

Auctions have always been the fastest way to sell a property, but for most of this year we have seen properties get passed in and then sell afterwards. The increased activity is a result of stronger buyer confidence, lower stock levels creating more urgency and improved financial conditions.

While there were so many fantastic moments, one of the highlights of the night was the Charity Auction of a trip to Paris, the romance capital of the world. After some spirited bidding, we brought the hammer down on the final bid of $11,500. Congratulations and thanks to the successful bidders at ACTON Mount Lawley. Full proceeds have been donated to the Princess Margaret Hospital Foundation.

INTRODUCING TY CRIDDLE

"I became committed to auctions while I was working in Geraldton. The market had slowed and we needed to do something different. People didn’t know much about the auction process and were a little uncertain at first, but we had more success selling by auction than selling the traditional way, and they came more accepting.

“The benefit of using an auction is that it’s a three stage process that brings the property to the attention of potential buyers and encourages them to act. You don’t have to sell the property under the hammer, you can make the sale at any stage, either before the auction, on the day, or after.

"Statistics show that, on average, the auction process sells properties in a shorter time frame than private treaty sales. I think that auctions are under-used and I intend to bring more auctions to the South West."

Originally from the South West, Ty worked as a cray fisherman before moving to Geraldton. While there he decided to take on a career in real estate.

“My wife said I’d enjoy it, and she was right, I absolutely love it! I see myself as a facilitator. I’m not here to control the market, I’m here to prepare my clients for the conditions they are facing and help them find the best possible deal in those conditions.

“It’s been challenging, but I love a challenge. It’s also one of the few careers that gives you the flexibility for family time. We have four children and family is very important to me.”

Ty brings to real estate the same discipline he brings to other aspects of this life.

“When I was younger I trained as a boxer and now I swim, do kickboxing and spar once a week. It’s good for my fitness, but it also promotes mental toughness and keeps me disciplined and sharp. All this helps me do a better job as an agent.”

He also likes to help others find their own success and used to coach junior boxers at the PCYC in Geraldton. Now he coaches his son's soccer team.

"I think exercise is good for kids and boys in particular need a physical outlet. I really enjoy coaching; I love seeing people grow and improve. The better they do, the more I get out of it."

Ty and his family are enjoying being back in the South West after their time in Geraldton.

"Our extended family are all here and it's nice to have that support. We also love the region. We're a very environmentally conscious family and we just love the feel of the place. Also, as an ex-fisherman I love the sea, and it's nice to have the ocean so close.

"I can't think of anywhere else I'd rather be."
