Accessory Dwelling Units (ADUs) are currently allowed in Lincoln under limited circumstances. The City Council has directed the Planning Department to explore the idea of a Zoning Ordinance amendment that would provide more options for ADUs in residential districts throughout the city.

Typically has shared utilities with the main dwelling, its own entrance, small living space, one bathroom, one kitchen

Provide a home for a relative: older generation, younger generation

Guest house/pool house/hobby house Special needs housing Alternative income for homeowner Affordable housing option

ADUs in Lincoln Today

Historic properties: ADUs were allowed prior to 1953, so units

built prior to that date could remain Historic Preservation Special Permits

ADUs in Lincoln Today Multiple detached units are allowed on a single lot in

zoning districts where multi-family is allowed (R5 – R8) A homeowner in one of these districts could have a

single-family house with a second detached unit that functions as an ADU
