Dear Colleague,

Egypt’s real estate sector is booming! Even though the country’s economy has been experiencing difficulties in recent years the shining light during these troubled times has been the housing sector. There is currently a shortage of over 3 million housing units and it is estimated that every year an additional 300,000 units need to be developed to keep up with the growing population.

Such is the demand for residential property that earlier this year one of Egypt’s top developers sold out the first phase of one of their developments in 48 hours at a value of nearly $64 million. In the months afterwards, the Egyptian pound was devalued which has further boosted the housing market as international investors return to the sector and local Egyptians putting their cash into property to hedge against currency risk. In addition the public sector has a number of housing projects planned with the Ministry of Housing, Utilities and Urban Development stating that they will be investing US$20 billion in building 1 million homes over the next 5 years.

However, there still remains a number of challenges that need to be addressed for the housing market to continue thriving. Land prices and construction materials have been increasing steadily which has had a direct impact on developer’s profitability. In addition access to financing for the developers and adequate home financing for the end user remains a concern for the sector. Finally the traditional building techniques and materials being used in Egypt are very costly which is impacting profitability.

Housing and Residential Development Egypt which will be held from 24-25 October will bring together some of the brightest minds in Egypt’s housing sector to address these challenges and discuss the opportunities to develop world-class housing stock.

I look forward welcoming you to Cairo in October.

Yours faithfully,

Mohaned El-MahgoubConference Director – Housing & Residential Development EgyptIQPC Middle East
