A warm welcome from Team PBEL!

“The Kibbutz” is designed to enhance your experience of living in a gated community. At PBEL City

we boast of a cosmopolitan community with divergent tastes, aspirations, beliefs, languages,

religion… making it truly, a Little India. It is common knowledge that “variety is the spice of life…”

and this is exactly what we have on offer.

Most developers prefer to offer the clubhouse towards the end of the project. PBEL city is the only

Chennai-based developer who has provided a full-fledged operational clubhouse even to its first

member. A full-fledged cricket stadium, four tennis courts, a turf-topped basketball court,

badminton courts, a volley ball court and an inviting swimming pool with a gazebo and balcony

sit-out with sea-winds gently caressing the beholder of the Bay of Bengal, complete the experience

for the discerning PBEL ‘ites!!

The inner sanctum boasts a gymnasium, squash court, a yoga centre, reading rooms, multipurpose

hall and a restaurant for the indulgence of members. Every unit owner is a preferred life member.

Sustainability is the key to the continued presence of the ‘The Kibbutz’ with its pristine sports fields

and premium facilities. A bevy of amenities viz. supermarket, salon, children’s play area and day

care centre add to the features even a gymkhana doesn’t offer.

To manage and operate the club and retain its premium facilities there is a cost. To partially offset

the costs, we have in place a nominal fee payable annually per unit. Our Property Care

representatives are readily available to assist you in being inducted, and we trust you will accept

this invitation to be part of a truly sportive and healthy environment adding zest to your life.

PBEL

Club House Guidelines:

(a) Membership

• Membership to PBEL City Club Chennai entitles the Member and his/her family to use of all facilities of the

club, subject to applicable rules and regulations.

• Propcare , comprise a department of PBEL Chennai ,who shall provide administrative support and oversee

the functioning of the club under the guidance of PBEL management.

• The Management will issue membership cards at such rate as prescribed by PROPCARE to each member of

the club and his/her immediate family members residing in the PBEL City premises limited to six. Members

(excluding child/children below 2 years of age) and their families should carry the membership card with

them at all times while on the Club premises, and present the card if so requested, by any executive or

security, staff of the Management. In the case of tenants, the owner of the flat will have to transfer his/her

membership to the tenants. The tenant will be issued not more than four membership cards for use by

himself/herself and his/her immediate family. Tenants will be issued ID cards on the production of copy of

rental agreements and NOC from the owner as well as membership card transfer documents.

• The Membership cards are not transferable and may only be used by the person whose name, photo and

signature appear on the card. Members must notify the management of loss of any membership card

promptly and apply for the issue of a replacement card, for which he / she shall be subject to a nominal

charge.

• All Residents are advised to contact the Clubhouse and Sports Committee for any further clarifications on

the above.

• Retransfer of membership cards from a tenant to the owner shall be subject to prescribed formalities.

(b) Club House Rules• The Clubhouse shall remain open from 6 AM to 10 PM on all days. Detailed list of timing for individual

facilities is available on a notice board near the entry to the Clubhouse. You can also contact the Clubhouse

Reception for any queries.

• Membership to the Clubhouse entitles the Member and his/her family to the use of all facilities of the club

• All residents and their guests should maintain reasonable levels of decency and decorum within the

complex and the clubhouse.

• Everyone shall make an entry in the register before using the Clubhouse.

• Entry to club house will be available on display of Club ID cards ONLY.

• Kindly ensure that all lights and fans are turned off before leaving the respective areas.

• PROPCARE can claim compensation for any damage or misuse of the property and any violation of this rules of

occupancy and the decision of the PROPCARE on this matter will be final and binding on all the users/members.

• Children below 10 years should be accompanied by an adult.

• No food or beverage is allowed inside the Clubhouse and all encompassing facilities except designated areas

like the Party Hall. Plastic water bottles are permitted.

• Pets are not allowed inside the Clubhouse.

• The Clubhouse and all encompassing facilities are for Residents only. Guests must be accompanied by

Residents at all times and register at the reception. Guests may use the facilities only after paying applicable

charges.

• All users should respect the privacy of others and keep noise to minimum.

• All suggestions/instructions by the Clubhouse supervisors must be adhered to.

• Only a limited right of usage of the facilities of the club that too strictly on license basis is extended to the

Members for use of the facilities in accordance with the applicable terms and conditions.

• In case of any issues, please enter your suggestion / complaint in the register book at the entrance of the

Clubhouse.

• The Clubhouse and all encompassing facilities are not available to any owner or his/her guests if the

maintenance and other charges as payable to PROPCARE by the owner are not current.

• Smoking and drinking liquor is prohibited within the Clubhouse and all encompassing facilities.

• All users/members must respect all the supporting staff, patrons and equipment.

• Professional training will only be permitted by PROPCARE’s approved instructors.

• Professional Trainers cannot be signed in as Guests. If this is found, the management reserves the

right to bar the Guest from future entry into the Clubhouse premises.

• Do not make any noise or use radio / phones which causes disturbance to others.

• All persons using the Clubhouse facilities do so at their own risk.

• PROPCARE is not responsible for any injury or accidents or similar other perils.

• Ensure you wear proper sporting shoes which do not cause any damage.

• When others are waiting and there is no room for playing, please be courteous and conscientious and allow

everyone a fair chance to play.

• Outside food or drink items are not allowed.

• Any member who wishes to put any notices on the Clubhouse notice board should apply to PROPCARE for

its written permission. No residents or guests shall put any hoarding / advertisement or poster of any kind

in the clubhouse except as permitted by PROPCARE.

• Any Residents or their guests cannot use Clubhouse for lodging purpose

• All trash and refuse should be placed in the bins provided.

• PROPCARE will not be responsible for loss of any personal belongings of the users whether at the time

of their presence in the Club House or left behind in any of the facilities by the user or otherwise.

• PROPCARE shall be fully entitled to notify, amend, revise, change, etc. of the timings during which the

clubhouse facilities may be used. Any usage of such facilities shall be in strict compliance of such

stipulations of PROPCARE.

• PROPCARE shall, at its sole discretion, have the following unfettered rights:-

◆ Restrict the usage of any of the facilities of the Clubhouse, either permanently or temporarily;

◆ Increase or decrease any of the facilities in the Clubhouse from time to time;

◆ Permit usage of the facilities by any members of the public or otherwise;

◆ Use any part of the Clubhouse to run the business of a hotel, with or without boarding and lodging,

or for any other business or for recreational purposes;

◆ Restrict the entry of any Member, guest etc. for misconduct, breach or violation of any of the terms

and conditions, non-payment of dues, belated payment etc;

◆ Close down the Clubhouse partly or wholly for carrying out any renovation, repair, maintenance etc;

◆ Frame, modify, revise, amend, alter etc. any rules, regulations, terms and conditions etc. that it may

deem fit and necessary.

• The Company shall have the right to freely transfer the Clubhouse to any other third party, at its sole

discretion, without requiring any consent from any of the members, owners, tenants etc.

• The existing terms and conditions, rules and regulations etc. that may be applicable in respect of the use

of the Clubhouse shall be exhibited in a prominent place in the Clubhouse and any use of the Clubhouse

by the Members, tenants, guests etc. shall be deemed to be their acceptance to abide by the same.

ii) Party Hall• Any owner or tenant renting the Party Hall is referred to as “Renter” in the following section.

• Owner/tenant booking the Party Hall will have to pay the rental and security deposit for booking the hall.

The necessary charges will have to be paid at the time of booking or at least 3 days prior to the event to

PROPCARE as may be stipulated by PROPCARE and receive appropriate receipt for the same.

(a) Security Deposit 1. PROPCARE can take appropriate action as deemed fit which will include switching off air conditioners

and lights. Such action will be definitely taken in case of the evening slot, as Clubhouse personnel

have to leave by 10 pm.

2. Booking of Party Hall is on first-cum-first-serve basis and strictly subject to availability.

3. Check PROPCARE for official booking of Party Hall and charges

(b) Owner/Tenant as host• Only (1) owner, (2) immediate family members of owners or (3) tenants can book the Party Hall.

• The apartment owner or tenant must be present at all times at the function for which the Clubhouse

is rented and must be the primary host of the event. Owners or tenants may not reserve the Party Hall on

behalf of a third party.

• The Party Hall will not be available for rental to any owner/tenant if the maintenance and other

charges are due to PROPCARE by the owner, have not been paid.

• Music, and/or any other noise, must be kept at a level that it cannot be heard in the surrounding homes of

the area. The tenant of the Party Hall will be responsible for ensuring that there is no loud noise from the

guests while either coming to or leaving from the function, at the Clubhouse.

• Alcoholic beverages can be served and consumed only within the Party Hall. It is the responsibility of the

Party Hall tenant that no inconvenience is caused to anybody else. Smoking is not permitted inside the

Party Hall atany time.

• The Party Hall tenant will be responsible for cleaning up any litter/garbage/spillage outside the Party Hall

immediately after the function ends (or next day morning in case of evening function). In case of any spillage

of oil/sticky material, please get it cleaned immediately.

• Cooking at the Party Hall is not allowed.

• Guests shall, however confine themselves to the party venue only. PROPCARE may refuse permission for a

party to be held, at their discretion.

• Guests attending parties are not allowed to use any of the facilities of the clubhouse like swimming pool,

play area etc.

• Decency and decorum must be maintained in the parties.

(c) Responsibility for Damages• The Party Hall tenant will be responsible for the repair or replacement of any damage done to the

Clubhouse and/ or its furniture, equipment, window coverings etc. No decorations will be allowed like

streamers on walls/paneling which can cause damage to paneling or paint. PROPCARE reserves the right to

forfeit/deduct from, security deposit, if any damage is found inside or outside the party hall.

(d) Stage not allowed• No installation of permanent nature can be set up inside the Party Hall.

• All tables/chairs and any other furniture that is used should not damage the flooring/walls of the Party Hall.

Please ensure that there are precautions taken like rubber stoppers, mattresses/sheets below the

table/chairs incase they are made of iron. Avoid using iron tables/chair or any other iron furniture as far

as possible.

• The Party Hall tenant will assume full responsibility for any and all accidents or claims that may arise as

a result of any accident or for any other reason in connection with the renting of the Party Hall by the

tenant or for its use by the tenants and his/her men.

• Air-conditioners and lights are to be turned off by the tenant when the function is over.

• In case the Party Hall is booked for an exhibition/open function, banners and posters can be put in

accordance with the banner/poster guidelines and only after taking prior approval from the PROP CARE.

• Guest attending parties / promotions /demos / exhibitions etc must pay applicable guest charges to use

any of the other facilities like the swimming pool, Gym, etc.

• Be courteous to the Clubhouse personnel. They have been required to ensure compliance of the

Clubhouse/Party Hall rules by PROP CARE and they are just doing their job.

• Booking cancellation charges shall be levied by PROPCARE as per rules, depending upon the number of

notice days for such cancellation.

• Any violation of these rules will be determined by PBEL/PROPCARE at its sole discretion. Violations will

subject the owner / tenant to any corrective or enforcement action authorized by the PROPCARE and

consequences may include without limitation the loss of use rights for the Clubhouse for one year.

iii) Swimming Pool and Other facilities• Swimming Pool usage timing is from 6:30 am and 8:00 pm.

• No lifeguard is available at the Swimming Pool and users shall be using the Swimming Pool at their own

risks as to adverse incident or accident.

• Consumption of Food and Alcohol in the Swimming Pool area is strictly prohibited.

• All residents entering the pool are requested to show their identity to the Security Guard before

using the pool.

• PROPCARE is not responsible for the loss of personal belongings of the residents around the pool

area or otherwise.

• List of instructions have been placed near the Swimming Pool and everyone is required to follow these

rules strictly. Failure to comply with the same will result in denial of entry and/or use of Swimming Pool.

Persons using the Swimming Pool will use the changing room for changing clothes, and they are not

allowed to change next to the pool. Shower rooms should be left in proper condition for the

person using it next.

• Proper swimming attire is a must before entering the pools. Proper swimming attire includes:

Swimming trunks / suits and swimming caps. Residents and their guests are not allowed to enter the

swimming pool with loose clothes.

• Sitting by the swimming pool in normal clothes with legs in water is not allowed.

• All users shall compulsorily take a shower before and after using the pools.

• All children below 10 years may use Toddler's Pool, unless accompanied by an adult.

• Children under 3 years will not be allowed to use the pool without swimming diapers.

• Swimming Pool shall remain closed on all Mondays for preventive maintenance.

• Pool attendant will work only 6 days a week, Monday being a holiday.

• Avoid using the pool if you have any infectious disease.

• No spurting/spitting water into the pool.

• Diving is strictly prohibited in any of the pools. Violators may be denied further entry into the pools.

• To follow all such rules as prescribed by PROPCARE from to time.

• Do not commit nuisance in the Swimming Pool

iv) Gym• Children below 16 years are not allowed. PROPCARE may impose the prescribed penalty on the

violators.

• No Gym Supervisors is available at the Gym and the users shall be at their own risks as to all

consequences including injury and accident.

• Wear appropriate attire i.e. clean athletic shoes and Gym clothes.

• No bare feet, sandals, street clothes or wet clothes are allowed.

• Wipe down machines, benches and cardio equipment after use. Please carry your own clean towel /

wipe, for this purpose.

• Refrain from dropping weights. Replace the weights on the rack after use.

• Do not make noise or use radio / mobile etc. which causes disturbance to others.

• All the equipment of the gym has to be kept at its original place neatly after use.

• Please be advised that mobile phones are required to be deposited in the lockers.

• Use of mobile phones is permitted only at the clubhouse reception desk or in the specified area, if any.

• Members shall sign Declaration/Undertaking prior to using the Gym facilities

• To follow all such rules as prescribed by PROPCARE from to time.

v) Indoor Games

• It is recommended to wear clean sports shoes while playing.

• The Resident must carry his Clubhouse ID Card with him at all times. Management reserves the right to

check at any time at the court.

• All playing courts are for Residents only. Guests must be accompanied by Residents at all times and

registered at the reception. Guests may use the courts only after paying the applicable charges at the

Clubhouse reception.

• All users must wear proper shoes and attire in the courts. Playing bare feet or with leather shoes, spiked

shoes, sandals, wheeled shoes is prohibited.

• Bicycles, skates or wheeled vehicles of any kind cannot enter the playing courts.

• The courts are to be used only for the respective game and no other sport / activity.

• No food or beverage is allowed in the Playing Court area. Plastic water bottles are permitted.

• Pets are prohibited from all the Playing Court area at all times of the day and night.

• Jumping over, leaning against or adjusting the nets is not allowed. Avoid dropping / throwing

• hard objects / racquets on the court surface as it will damage the court surface.

• Save energy and turn off the lights if you are the last person leaving the court.

• Professional Training will only be permitted by PROPCARE approved Instructors and the users shall be at

their own risks as to all consequences including injury and accident.

• Professional Trainers cannot be signed in as Guests. If this is found, the management reserves the right to

bar the Guest / user from future entry into the Courts /Clubhouse premises.

• Be courteous, conscientious and allow everyone a fair chance to play.

• Sitting or climbing on the tables is not allowed at all times.

• Avoid any action that can result in damage to the table or the net. No objects other than the racquet or the

balls are to be placed on the table at any time.

• Turn off the lights and switch off the AC if you are the last person leaving the room.

• To follow all such rules as prescribed by PROPCARE from to time.

vi) Yoga & Mediation Hall

• The Yoga hall is for Members only.

• Avoid wearing heels, spiked/studded shoes or other footwear or other footwear that can damage the

wooden floor.

• Rooms can be reserved based on a written application and subsequent approval from the PROPCARE.

• If the room has been reserved for others, please avoid using the room.

• Do not indulge in any activity resulting in noise or disturbance to others.

• Turn off the lights if you are the last person leaving the room.

• To follow all such rules as prescribed by PROPCARE from to time.

vii) Guest Charges for Clubhouse Facilities

• Guests will be allowed inside the Clubhouse only if they are accompanied by residents.

• Guests will be charged by PROPCARE depending on the facility being used by them.

• Charges as prescribed by PROPCARE are to be paid at the Clubhouse counter. A receipt will be issued

against all payments made. All guests are requested to ask for a receipt, if they are not given one.

• Do not let guests use the facilities without making the payment as prescribed by the PROPCARE.

• Any such malpractice will result in imposing a penalty as prescribed by the PROPCARE

IMPORTANT:

1. In all the above matters and usage of the facilities of either by the Members or Guests shall be subject to

applicable terms and conditions.

2. All rights of admission to Club House or any of the allied facilities and amenities, including their usage

are fully reserved by PBEL/PROPCARE and the same can be denied to anybody even if he/she is a

Member, without assigning any reason.

3. Members/Guests/Users entering the Club House or using any of the facilities or amenities described

above, shall be deemed to have read, understood and agreed to comply with the above terms and

conditions and cannot plead ignorance of the same in any manner.

4. The above rules and regulations are subject to change and BEL/PROPCARE reserves their rights to alter,

modify, or otherwise change and the above rules and regulations without any notice.

5. All disputes in respect of the above shall be settled by arbitration by a sole arbitrator to be appointed by

PBEL / PROPCARE.

6. All matters shall be subject to exclusive jurisdiction of courts at Chennai alone.
