moving object in your home, and they require regular maintenance. garage doors and garage door operators are affected by cold weather in a variety of ways. Frigid temperatures, snow, ice and salt all take a toll on the garage door in the winter. As temperatures drop, heavier oil and grease lubricants have a
tendency to harden up. The door and operator may run rough with more friction and squeaking. You can fix this common winter maintenance issue by applying a small amount of high quality rust inhibiting spray lubricant to all moving parts (hinges, metal rollers, bearings, springs and the chain on operator rails.) Lubricants like wd-40 are not recommended, as it will breakdown the grease in the rollers. some operators are belt driven or screw driven and that would require a special type of grease. we recommend these lubricating steps be done at least twice a year. we sell high quality, very affordable door and operator lubricants at our office.

Most garage doors have weather stripping around the top, sides and bottom of the door. Homeowners should inspect the seal to ensure that air is not seeping in around the door, thus causing energy depletion. Falling temperatures
during winter months can cause water to freeze around the bottom seal of a closed garage door. This can cause the bottom seal to peel or rip as the garage door opens. To prevent this, keep the front of the garage door clear of snow or ice. The weather seal is intended to keep cold air out, and if damaged, should be replaced to prevent cold air seeping in and uninvited pests. If your door seal is damaged we have many different styles available for replacement at our office.

check the batteries in your transmitters and outside keypad. cold weather weakens batteries and they always go out at a bad time. Most garage door operators use a 40 watt Appliance bulb, so you may want to have a few of those on hand as well.
