DirectionsFrom the north side of Glasgow, take the A809 from Bearsden Cross signposted for Drymen. After about 10 miles, and on entering Croftamie, turn left at the post office and turn left again at Tullycross House. Cattermuir Lodge and the cottage can be found at the end of this road.

SituationCattermuir Lodge is set in approximately 13.5 acres of charming grounds to the west of the popular small village of Croftamie in Stirlingshire. Croftamie is within a National Scenic Area and The Loch Lomond and The Trossachs National Park, Scotland’s first National Park. It first developed around a railway station in the 19th century and although this is no longer in use, it remains an extremely popular village for commuters by road to Glasgow (19 miles). Croftamie itself is distinguished by some splendid Victorian houses and village life centres on its pub, the Wayfarers Tavern, and its local shop and post office.

The village is within the catchment area of the well respected Balfron High School (5 miles) and the local primary school can be found in Drymen (2 miles). Drymen is the gateway to the south-east shores of Loch Lomond and has further local services including shops, bars, restaurants and a private health club at the Buchanan Arms Hotel.

The acclaimed Buchanan Castle Golf Club is within only a few miles and is regarded by many as one of the area’s best courses. Other outdoor pursuits abound, with excellent low ground shooting on neighbouring estates and fishing on the nearby Endrick and Catter Burn. Loch Lomond is known widely for its water sports including sailing and water skiing from the nearby Milarrochy Bay.

DescriptionCattermuir Lodge was built in 1968 and was owned at one time by the late Sir Hugh Fraser. It is of rendered brick construction under a slate roof. Although already built to a very high standard, the current owners have embarked on a programme of modernisation and improvement and Cattermuir Lodge now offers accommodation of the very highest standard.

Perhaps the most striking area of the house is the reception hall which is of a scale not often found in properties of this period. The tone of the property is set here with its splendid minstrels’ gallery, two impressive stained glass windows and richly coloured wooden panelling. Off the reception hall is the drawing room with an imposing fireplace and an oriel window with spectacular views over the policy woodland to the Trossachs. Also accessed from the hall are the sitting room and dining room. Completing the reception areas on the ground floor is a colonial style conservatory which can be accessed from both the sitting room and the dining room and enjoys sunshine from morning until evening. Adjacent to the dining room is a large kitchen fitted by Clive Christian.

From the hall a sweeping stairway leads to the upper apartments which enjoy panoramic views over the surrounding countryside. The master bedroom is of a generous scale and offers a well appointed en suite bathroom. There are three further double bedrooms, a gym or study and two further bathrooms on the first floor, and two further rooms on the second floor.

A wing incorporates a double garage and a leisure area with gymnasium, sauna and an impressive swimming pool with fitted bar and steam room

Accommodation Storm doors open to a vestibule then a substantial door with beautiful stained glass panel opens to the grand reception hall. Framed by a minstrels’ gallery and with double ceiling height, the hall has painted panelling to around half height, a polished marble tiled floor and an open fire set into an imposing carved stone fireplace with fluted columns. A magnificent hanging staircase, lit by two full height windows with heraldic stained glass inserts and a third, high level window, rises from the hall to the first floor.

The magnificent drawing room is full of light with both a box bay window with a door to the gardens and a bowed bay window with wonderful open views over the rolling National Park landscape towards Loch Lomond. It has a highly polished wooden floor and an open fire with an ornate raised basket set into a painted Adam style fireplace with marble insert and hearth.

The sitting room has a marble tiled floor and an open Victorian style fireplace. It has a doorway into the conservatory. The dining room is quite formal with wall panelling to ceiling height and a box bay window framing wonderful panoramic views. It has an open fire set into a marble fireplace. Double doors with stained glass panels lead into a large timber framed Amdega conservatory which has French doors onto a paved terrace. The kitchen and adjacent utility room have been fitted by Clive Christian. The kitchen has space in a bay window for a dining table. Both the kitchen and utility room have units at wall mounted and counter levels with marble worktops and the kitchen has a central island unit incorporating a prep sink and a breakfast bar. There is an LPG-fired Godin range cooker with three ovens and seven gas burners and an integrated double fridge and double freezer. Off the kitchen is a small hall with WC off, leading to a. rear porch with an external door to a patio and a connecting door to the leisure and garage wing. A cloakroom with separate wc situated off the hall completes the ground floor accommodation.

The first floor landing is remarkable. It has a minstrels' gallery which winds around two walls of the hall and continues beyond, giving access to four double bedrooms, a study (potentially a fifth bedroom or gym) and two high specification family bathrooms.

The master bedroom is very large indeed. It has a bowed bay window with lovely woodland views and excellent fitted wardrobes. The en suite bathroom is similarly large. It is split level and has a corner sunken spa bath in a marble surround, a wet room style shower, a substantial pedestal basin and a second vanity wash hand basin, a WC and a bidet. Both family bathrooms are beautifully fitted to the highest of standards. One has a spa bath with marble surround, wash hand basin, WC and shower compartment. It has marble tiles on the floor and walls. The second has a bidet, roll top slipper bath, separate shower compartment, WC and wash hand basin. It has two doors allowing it to also serve as an en suite for the guest bedroom.

A wooden spiral staircase from the first floor rear landing leads to the

second floor where two large attic rooms are currently used as a games room and a cinema room.

The wing to the north west of the house comprises a gymnasium, swimming pool and double garage. The gymnasium is tiled, has a shower compartment and a sauna and a connecting door to the garage. Off the gymnasium is the swimming pool room with bar, steam room and plant room. French doors from the swimming pool room lead to a patio.

Cattermuir CottageCattermuir Cottage is a single storey cottage, discreetly positioned on the right hand side of the drive just before Cattermuir Lodge. Off the reception hall are the sitting room, two bedrooms and the family bathroom. The sitting room has an open fire set into a marble surround and wooden mantelpiece. It leads to a modern kitchen with dining space. The kitchen is well appointed with integral appliances including dishwasher, hob, oven and hood, fridge and freezer. Off the kitchen is a good sized utility room with a door to the back garden. An inner hall accessed from both the utility room and the sitting room leads to two further bedrooms. The large master bedroom has extensive fitted wardrobes, French doors onto the rear gardens and an en suite shower room.

The cottage has a detached garage and gardens to front and rear.

Garden and groundsImpressive painted iron gates open to a tree lined drive past Cattermuir Cottage and sweeps towards Cattermuir Lodge. To the east of the main house is a hard standing with space for a number of cars and an all-weather tennis court.

The grounds surrounding Cattermuir Lodge are magnificent with neatly manicured lawns, a great variety of perennial shrubs providing seasonal colour and mature trees providing shelter and privacy. There is an all-weather tennis court and policy woodland which is home to varied wildlife and is a wonderland for playing children.
