approximately 112 lineal feet along the westside of the southbound lane of Abercorn Street, has a southern boundary

of approximately 99.41 lineal feet along the northside of East 35th Street Lane, a western boundary of approximately 112

In the immediate of the subject asset, Abercorn Street heterogeneous developed arterial that commences to north at River

Building and Site

Improvements Description : With reference to the records of Chatham County and information as provided by ownership, it appears the subject

complex was initially constructed circa 1964 with periodic renovations including the most recent partially comprehensive

during 2017.

The building appears to have been constructed at grade on a concrete monolithic slab positioned on concrete footings.

The superstructure is assumed to be wood frame finished with an exterior of face brick with corner brick quoin

appointments. The roof superstructure is assumed to be wood frame finished with architectural grade composition

shingles. Exterior fenestration includes wood with glass in wood frame with sidelights at the primary entry points for the

1901 Abercorn Street is oriented at the northern end of the complex occupying the corner formed by the intersection

of Abercorn Street and East 35th Street. It is estimated to comprise a finished floor area approximating 1,681 square feet

Interior finishes are dated being reflective of the former medical use and vary slightly through-out but generally include

1901 Abercorn Street is oriented at the southern end of the complex occupying the corner formed by the intersection

of Abercorn Street and East 35th Street Lane. It is estimated to comprise a finished floor area approximating 1,941 square

feet (53%) and is demised internally as entry vestibule, lobby-waiting area, receptionist or administrative area, five private

offices, two workrooms, conference room, breakroom, two utility closets and two, two-fixture, non-gender restrooms.

Interior finishes are of new or like-new condition and generally include terrazzo and ceramic tile flooring, painted gypsum

wallboard walls ceilings and lighting is generally provided by surface mounted LED type lights. Interior fenestration

generally includes wood hollow core doors in wood frames. The entire premises is centrally heated and cooled.

In addition to the renovations performed during 2017 including but not limited to roof replacement, new electrical,

plumbing and interior remodeling associated with Suite 1903, a sophisticated “high-end” alarm, access and surveillance

system was installed.

Site Improvements : Hardscape improvements include concrete sidewalks, curbs, gutters and vehicular drives and parking areas to
