DO NOT WITHDRAW LARGE AMOUNTS OF MONEY FROM YOUR BANK ACCOUNT TO PROTECT IT FROM VANDALS! DO NOT FOLLOW DIRECTIONS OR FALL FOR THREATS BY PHONE! DO NOT BUY GIFT CARDS TO PROTECT YOUR SAVINGS! The Landings of Longwood Board of Directors’ Meeting
Wednesday, July 17th, 2019
Call to Order
The meeting was called to order at 7:02 PM.
Quorum In attendance were Ellen Bonus, Kurt Leinenkugel, Paul Brill, and Anna Wong-Borzumato, Tom Carter was an excused absence. A quorum was reached. Also, in attendance were Marilyn Vince, Gasner Guerrier, and Kim Leddon with Top Notch Management. Longwood Police Report Officer Donelly spoke to the members regarding the crime stats. They are down this month compared to last year at this time. He warned the residents about a phone call scam that has affected an anonymous resident in The Landings. The IRS, Police Department, or any government department or company will not call and ask you to purchase gift cards for any reason. They also discussed the new apartments going in near Winn Dixie that may likely cause a traffic burden.
Minutes Ellen motioned to accept the June Meeting Minutes with corrections, Kurt second-ed, all in favor, motion carried.
Financials The June financials were reviewed. Paul asked what line item 5343 was for and if it should have come out of reserves. Marilyn explained that it was for the pool deck sealing and painting. She will move the cost to reserves. Anna questioned the spike for the electric line item 5110. Paul suggested to monitor it in the coming months. Paul inquired about the security camera charge for line item 5382. Marylin ex-plained the charge is a quarterly charge. Ellen motioned for the financials to be ap-proved, Kurt seconded, all in favor, motion carried.

Resolution Committee – No committee report, no meeting scheduled. Paul re-quests that we notify the committee within a week before the meeting to let them know if they will need to meet at the next meeting. Manager’s Report
Records Request- Gasner informed the Board the resident who requested to view documents at the last meeting has not responded to his emails. It will be assumed
that they have canceled the request to view documents. Violation Report – The violation report was reviewed by the Board. The follow-ing violations were reviewed for consideration to fine;
TO631- Paul motioned to place a suspension on all lawns until October drive, Ellen seconded, all in favor, motion carried.
TO600- Paul motioned to cure the violation, Ellen seconded, all in favor, motion carried.
WR900 – After a board discussion regarding commercial vehicles and an attorney recommendation, Ellen motioned to fine the resident $50 a week and re-fer him to the resolution committee, Kurt seconded, all in favor, motion carried.
HB1310- Violation cured. HV1131- Violation cured.
Unfinished Business
Potential Sidewalk Along Exit Gate- Tabled until further notice. Paul would like to entertain the idea of another form of a pathway such as a cobblestone walk. Speed Bumps – Ellen would like to check pricing for “speed cushions” near the front entrance at the first turn. Property Line 730SP- Resident has submitted an ACB for fence replacement along his property line. Will revisit next month. New Business Bd of Health Pool Inspection- The pool hours were found to be incorrect. They should be Dawn to Dusk unless we have proper lighting and other special criteria. Ellen will be changing the pool hours to state: 8 am to dusk which is approximate-ly 9 p.m. for the summer and 8:00 p.m. for the fall months. Pool Furniture- Cement table is broken. Chairs are falling apart and are 7 years old. New chairs have been purchased and we will purchase new tables. Top Notch will send the information to Ellen that we have used for other communities. Orkin- Contact Orkin about the grass on the island of Crestbrook Loop. Kurt would like to speak with them. Wall at WB- A tree removed at the entryway damaged a wall prior to removal. El-len will get the name of a vendor that has done similar work to fix a wall that was damaged. Continued on the following page...
Community Phonebook- Ellen will send an email to homeowners to see who would like to have a community phone book. Will get the written permission from those who want to participate if there are enough homeowners interested in the idea. Community Roster- Ellen would like Top Notch to go over the roster to make sure all updates have been made. Open Forum 700WB- Homeowner expressed her concerns about the dogs barking at 700WB. The Board would like Top Notch to send a “Kind neighbor” letter to the homeown-er. Adjournment Paul motioned to adjourn the meeting at 8:03 p.m., Kurt seconded, all in favor, mo-tion carried.

THE LANDINGS POOL WAS RECENTLY INSPECTED BY THE FLORIDA BD. OF HEALTH AND RECEIVED A
VIOLATION FOR OUR POOL HOURS.
WE DO NOT HAVE A PERMIT FOR NIGHT SWIMMING AND THE POOL IS REQUIRED TO CLOSE AT DUSK.
AT THIS TIME, DUSK IS APPROX. 9:00 PM AND THE
POOL WILL CLOSE AT THAT TIME.
AS THE SEASONS CHANGE, THE CLOSING TIME WILL ALSO CHANGE.
