PENT-UP demand for assetswithin Woolloongabba’s Matermedical precinct is injectingfurther activity into the inner-city owner-occupier market.
In one of the latest deals, arefurbished 240sq m officebuilding at 604 Stanley St, withheritage charm and four on-site car parks, has changedhands for $1 million.
The building was bought bya syndicate of medical profes-sionals who decided to consoli-date their city fringe practices.
Robert Koster and CarlCharalambous from EldersCommercial negotiated themillion-dollar deal.
Mr Koster said the propertyhad attracted a strong level ofinterest, with more than 30inquiries fielded from potentialbuyers resulting in 17 inspec-tions.
‘‘The property was ex-tremely well received by theowner-occupier market,’’ MrKoster said.
‘‘Owner-occupier opport-unities sub-$1.5 million withininner-city Brisbane rarely
become available, particularlywithin the Woolloongabbamedical precinct.’’
Mr Charalambous said theasset at 604 Stanley St wasonly on the market for four-and-a-half weeks before it wassnapped up.
He said the sale pricereflected a ‘‘strong’’ rate of$4167/sq m on building area.
Mr Charalambous said theprecinct was extremely tightlyheld and smaller, affordablebuildings were very hard tocome by in the Woolloongabbaarea.
‘‘The last transaction in theprecinct was that of 639 Stan-ley St, which we negotiated inan off-market deal last year forjust over $4.5 million,’’ he said.
Mr Charalambous saidactivity in the city fringe mar-ket was at its highest level sincethe GFC and ‘‘things are defi-nitely picking up’’.
‘‘We are currently experi-encing overwhelming demandfor assets up to $10 millionwithin the inner north andinner south, with numerouscontracts under negotiation,’’he added.
