Introducing7 Montgomery Avenue

From the moment you set eyes on no. 7 you will feel like you are home. A pretty trellis arch and white pebble path leads you through the cottage style garden and flat lawn area - to the front door of this 1940’s traditional solid weatherboard home.

This house features two large bedrooms with one also incorporating an office space. This room has lovely views to the front garden with its cottage roses, fragrant daphne and established trees.

Facing north are the living areas comprising the open plan lounge and dining spaces and modern kitchen with a door to a separate laundry. The original wooden floors, lovingly restored woodwork and sash windows are a reminder of the workmanship of the era. With the sun pouring in to late in the day - the living area provides a cosy space to enjoy those cold nights by the open fire.

Re-roofed and recently painted the house is in immaculate condition. The fully fenced easy care compact section is an attractive area to enjoy oodles of sunshine and the gorgeous roses and other cottage plants that thrive in the garden. Safe and secure drive on access to a single garage with storage and side door just by the house completes this special package.

Just a stone’s throw from the recently redeveloped Karori Park at a cost of $4.4 million - and with lovely views to the hills – Montgomery Avenue is a sought after location, offering exceptional value in today’s market.

Zoned for Wellington College and a short distance from all amenities and on a peak hour bus route, this home is a must for professionals, small families, singles or the investor.

Just inside the front door the spacious first bedroom is also used as an office and features a built in wardrobe, sash windows, polished floors and network cabling. Work or play in the office and enjoy looking out onto the garden while the sun pours in!

The second bedroom is a generous double and again has a built in wardrobe, sash windows and wooden floors - plenty or room and lots of sunshine!

Featuring wooden bench-tops and plenty of space for food preparation as well as a full length pantry and plenty of cupboards and shelving for storage. The kitchen features a Simpson electric oven and space for a dishwasher.

ExteriorSituated in a quiet safe street the house is well presented having been re-roofed and recently painted. The low maintenance, fully fenced garden, means you can spend your weekends relaxing in the sunshine, playing cricket with the kids on the lawn - or picking the cottage roses that grow in abundance.

A generous single garage with automatic door, at the front of the property provides flat drive on access as well as a workshop area and storage space. A side door from the garage provides easy, safe access to the covered front door via a pretty white pebbled path.

Established trees, including an olive tree along one side of the house offers shelter and privacy.

BathroomConveniently and privately located beside the bedrooms and away from the living room is the bathroom with bath/shower, basin and toilet. Nicely presented, with all the mod cons, including a stainless steel heated towel rail, expelair and electric fan heater.

Karori Library

The suburb of KaroriKarori is the largest suburb in Wellington. It is situated in the hills west of and behind the city’s centre, just an easy 10 minute drive from central Wellington. Karori is surrounded by hills with many houses built on these hills. Several embassies are based in Karori.

People love living in Karori - it has a very strong sense of community. Karori offers an extensive range of community organisations as well as a new library, children’s parks and playgrounds, new swimming pool complex, several schools, childcare facilities, sports venues, golf course, religious institutions, cafes and restaurants as well as two shopping centres. It is well serviced by the dental and medical profession. There is an excellent public transport system with buses running regularly to and from the city.

The actual name Karori is derived from the Maori “Karore” meaning snare ropes and the area was well known to the Maori as a bird trapping area.

Karori is home to a number of attractions:

Wright’s HIll is at the top of one of the Karori hills and is lovely to visit on a clear day with its view across Karori and all the way out to the Wellington Harbour. You can also view where the large guns were installed in 1944 to protect the approx 6,500 people that then inhabited Karori. These guns were big enough to attack any war-ships approaching Wellington. The guns were not fired until trial shots in 1946, and were never fired again. They were sold to Japan in 1960.

Towards the end of Karori is Makara, which is basically farmland and a pebbled seashore - which is almost always deserted. Also located here is the Makara Peak Mountain bike Park, which started construction in 1998 and now has over 20kms of graded tracks.

At the entrance to Karori is the Karori Wildlife Sanctuary which was opened in 2000 and provides a pest free habitat for New Zealand’s wildlife. It offers some lovely picnic spots and walking tracks and the opportunity to get close to nature and discover some rare species of birds that are native to New Zealand.

Karori Village also boasts the wonderful Karori Centre with its new and modern two storey library and community centre including the Arobake cafe which is a popular place for locals to meet.

Karori Park RedevelopmentCompleted in 2007, the $4.4 million redevelopment of Karori Park included the moving of the stream to the western boundary, development of the sports ground, an upgrade of the pavillion, all weather track, improved parking and children’s park. The park is now Wellington’s largest sports field and flat open recreational space.

Born in Wellington and educated at St Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within eighteen months Steve took the office

into the top ten in the Challenge Realty Group. Steve

went on to purchase three Wellington offices in October

1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of twelve to

a team of sixty eight sales people with four thousand

house sales worth over 1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over three

hundred sales people, in Queensland alone, had left Ray

White to join RE/MAX. In the next few years Steve played

a huge part in turning around the fortunes of Ray White

and increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than four hundred flights during his three

years in his corporate career Steve decided to resign

and return to what he loves doing most - selling real

estate in Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and unique

marketing techniques is Setting a New BENCHMARQUE

in Wellington Real Estate.

Awards received

Under the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission. 1999:

8th place, 2000: 5th place, 2001: 8th place, 2002: 7th

place, 2003: 10th place.

Testimonial

Gary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been

very successful in sales in the mid 1990’s Steve really

made his mark on real estate by establishing a very

credible and strong company under the L.J.Hooker

brand. The standards he set are still the standards some

offices are striving to attain. However it is Steve’s ability

to relate to all people in the community which is his

outstanding strength.”
