Secured option: Assured Rental of 12% till the time of possession

The Allottee may, at its option, at the expiry of two years or three years as the case may be from the date of this Agreement, require the Developer, by giving 90 days prior notice in writing, to buy back the premises allotted to the Allottee in terms of this Agreement and on exercising this option by the Allottee, the Developer shall be required to buy back the Unit allotted at the price equivalent to (hereinafter referred to as ‘Buy back Price’)

In the event of Allottee exercising the option at the end of two years:

the amount paid by the Allottee till the date of exercising this buy back option plus a premium equivalent to 12% on the amount paid by the Allottee

In the event of Allottee exercising the option at the end of three years:

the amount paid by the Allottee till the date of exercising this buy back option plus a premium equivalent to 9% on the amount paid by the Allottee .

All the approvals are in place and the construction has started. We expect the property to be operational by October 2015 .As of now, the property is on schedule. Henceforth the project time overrun risk is mitigated.

The Project has the support of reputed Promoter having sound financials. The Promoters have already inducted a major part of their contribution for purchasing of land, construction and payment of expenses towards license fees from their own equity. Hence funding risk is mitigated.
