General Building to be fully compliant with the Building Regulations including Part L2 ‘Conservation of fuel and power in buildings other than dwellings’ and achieving BREEAM ‘excellent’ rating as a planning requirement.
External Walls The internal elevations, and that to Easeleys mews, will be substantially glazed, via a thermally-broken aluminium un-capped system, utilising steel fins internally for a fine architectural line. The double glazing specification will be the best of its kind, achieving a U value of 1.6 W/sqmC.
External Walls Between the glazed sections, the solid walls are re-constituted stone/concrete panels fabricated off-site hung from the slab edges and insulated within using high-performance A+ (BREEAM rated) products. This achieves a thermal performance of 0.2 W/sqmC with an overall construction thickness of 275 mm.
DESCRIPTION OF WORKS
Roof A Bauder green roof build-up, which uses a self-repairing modified bitumen as the waterproof layer and a rigid egg-crate water retention / drainage mat product.
Plant The majority of the plant will be situated in the basement.
Insulation Values Generally greater performance than expected of the Building Regulations, in order to attain BREEAM excellent rating.
INTERNAL WALLS
Fabric Insulated, independent dry lining system to retained perimeter walls. Metal stud and dry lining to WC areas and core, fully insulated and double-boarded. Some blockwork walls and structural concrete walls to cores. Engineering brickwork to UKPN substation. All basement walls and floors will be lined with un-pressurised drainage system, discharging to dedicated sumps.
OFFICE FINISHES
Walls Generally painted plaster or dry lining with painted MDFFlush skirting. Core walls facing floors to be glass and joinery facings.
Doors Full height doors throughout ‘front of house’ areas (utilising overpanels where above 2400 h). Generally solid core FR doors with hardwood veneered face with a matching hardwood lipping. Architraves, linings, and stops will be solid hardwood. Specialist doors to core, being detailed flush with surrounding joinery and with glass facings to stair core, with stainless lippings. Fire escape doors anticipated as steel doorsets.
Glazed door panels Fire-resisting clear glass in internal fire doors (lobbies).
Ironmongery High quality brushed stainless steel, of contemporary design. Concealed closers to all front-of-house doors. Bespoke formed push-plates anticipated. Rebated 2 mm factory-bonded ss kickplates, aligned with skirtings. Specialist ironmongery to concealed lobby doors on each level. High-quality ss grab-rails and knock-down rails to disabled bathrooms. Steel doorsets to bike store / plant room / switch rooms etc.
Floor 100 mm medium-duty loose-laid electro-galv. finished raised floor pan system. Floor void approx. 70 mm, Fire barriers to statutory requirements.
Ceilings Plasterboard margin with recessed downlights. Metal plank suspended ceiling system incorporating fully flush chilled beams (with zonal control) and fully flush lighting panels. Grid set on 1500 mm module perpendicular to the main East-West facades, facilitating office partitioning of typically 3 m or 4.5 m planning module.
CORE FINISHES
Finishes Lift cars to have timber veneer wall finishes; full-height mirror opposing operating panel.Floor to be stone finish match reception. Blue Irish limestone floor panel to be flush-mounted brushed stainless steel. Ceiling to incorporate warm LED lighting. External call buttons and indicators all brushed stainless steel finishes, in flush units to be mounted into glass wall finishes.
Lift and stair core Back-painted glass panelled wall finishes around lifts and stair core. Back-lit adjacent to lifts, via lift-out panels. Glass chosen to facilitate tenant film application of corporate colour / graphic / logo / artwork.Fully-flush joinery in timber veneer. Joinery chosen to facilitate further tenant incorporation of coats cupboards / tea points and also suitable for graphic applications.
Stairs Walls and ceilings will be dry lined painted plaster board. Treads and landings to be screed on structural concrete. Steel plate balustrade with decorative colour self adhesive film applied to the inner face. Timber handrail. Stair surface finishes will be porcelain tile.Glazed skylight with AOV above.
WC Painted plasterboard and opaque toughened glass wall panelling to back walls of cubicles. Quality ceramic-tiled floor. Bespoke Corian (or derivative) vanity units. Plasterboard ceilings – no access required. WCs: White vitreous china suspended pans; Duravit or similar quality. Tap: Vola concealed valve wall-mounted mixer with single spout. Automatic hand dryers and manual soap dispensers concealed behind bespoke mirrors, on hinged frames for accessibility.Disabled WC: as above, plus stainless steel grab bar set to Doc. M.

EXTERNAL WORKS
Paving: internal terraces The green roof areas will be designed on a modular grid, enabling some areas of hard-standing to be incorporated alongside and as part of the desired varied landscape effect. Varied-height planters and log ‘cubes’ will create the natural bio-diversity required of the planning condition whilst providing access sufficient for maintaining these areas.
Paving: external It is anticipated that local reinstatement of Westminster City Courial’s concrete paviors will be carried-out to the entranceway and footpath. Whilst linked to the development, the proposals to re-pave Marylebone Lane is separate.
External Lighting Low-level concealed lighting to green roof areas, with specialist feature lighting anticipated to vertical planting. Wigmore St / Marylebone Lane elevation is to receive similar low-level concealed lighting to the terrace areas.

Office Environmental Control
The offices are air conditioned by active chilled beams with terminal re-heat on fresh air supplies.Temperature: Summer 24 oCdb +/- 2 oC (Chilled beam). Winter 21 oCdb +/- 2 oC (Chilled beam).Ceiling mounted linear active chilled beams are mounted the metal ceilings. A dedicated fresh air supply is tempered by in duct heater batteries to each group of beams and regulated by means of constant volume box control. All beams are controlled by individual two port control the valve set and dedicated commissioning set. Air handling plant located at atrium level are supply conditioned fresh air to the chilled beams via sheet metal ductwork risers within the cores and horizontal run outs on the floors. Return air is drawn through the light fittings back into the ceiling plenum and extracted by two bell mouths on the floor plate returning to the extract plant at roof level via sheet metal duct risers in the cores. A run around coil heat recovery system is provided between the exhaust and supply systems with a twin head pump and pressurisation unit.
Control System A BMS controls system is provided to provide fully automatic monitoring and control of all HVAC systems and check meters. Control panels is provided at basement and roof level.The zoned active chilled beams individually controlled with individual master DDC controllers to each unit with ceiling mounted sensors.Controllers designed to allow tenants to provide wall mounted sensors with ± 2 oC adjustable set points to each active chilled beam zone.
