Conference Topics
Valuation of Low End Residential Properties
The purpose of this workshop is to provide assistance in the valuation of low-end and diffi cult residential prop-
erties that often create valuation issues. It is not unusual that these types of properties when sold have a sales
ratio considerably higher than 1.00 and a very regressive PRD (Price-Related Diff erential). Discussion and data
will center on lower valued residential properties and income and value associated with rental properties. The
workshop will conclude with defi nitions and value issues on manufactured homes, modular homes and odd and
unusual homes.
Valuation of Manufactured Home Parks
This one-day workshop is designed to provide historical and current data to assist in the evaluation of Manufac-
tured Homes. Topics for this session include history, trends, how to distinguish between manufactured homes,
modular homes, panelized homes and pre-cut or kit homes, fi nancing and Internet sources for research and in-
formation. All three approaches to value will be discussed and examples given. Considerable time will be spent
on developing replacement cost new from the marketplace, comparing to cost manuals and calculating indexes.
Depreciation and gross rent multipliers will be extracted from actual market data. Actual sales will be used to
compare to cost manual value estimates and the workshop will conclude with two sections on questions and
answers from assessors/appraisers and potential owners of manufactured homes.
CMA credit and CMA advanced credit: 15 hours (7.5 hours for each forum). Continuing education for Maine real estate appraisers: 16 hours (8 hours for each forum)

The topic for this fi reside chat will be Revaluations Under Review. Ken Rogers and Rob Tozier from KRT
Appraisal will lead the discussion on revaluations, sharing their experiences and explaining what makes a suc-
cessful revaluation, including the impact of social media and the diff erent types of projects municipalities may
choose. This meeting will be interactive and informal, so if you have an educational or entertaining experience,
or if you have questions, feel free to speak up.
Everyone - members, non-members, and Jordan Hotel staff alike - are welcome to join this meeting. CMA

Rick’s experience started in 1981 as an elected assessor in Missouri
and an appointed appraiser in Kansas. As a senior IAAO instructor,
Rick now teaches and develops courses and workshops on appraisal,
public relations/customer service and management. Through his in-
struction, experience and formal education (B.S. in Accounting), he
has assisted numerous individuals and jurisdictions with how to de-
velop and improve staff , establish offi ce procedures, and related is-
sues on modeling and market valuations.
Rick holds the CAE (Certifi ed Assessment Evaluator) designation
from the International Association of Assessing Offi cers (IAAO) and
has been the recipient of several IAAO awards:
