Application for Landmark Designation 5335 East 36th Avenue
Landmark Designation Criteria
Statement of Significance
Category 1 History
Criteria a Have direct association with the historical development of the city state or nation
The property is potentially significant under History for its association with the development of the city as the area evolved from a farming community to a residential suburb Research shows that the residence at 5335 East 36 th
Ave and the surrounding block were owned by the Quinn family Brothers Patrick and William as well as their families ran a small dairy farm This farmhouse illustrates the early development of the farming and agricultural communities that were established outside of Denvers urban core It is indicative of the small dairies that were once prevalent in northeastern Denver which provided milk cheeseand other dairy products to Denvers residents As Denvers population grew these small farms were swallowed up for residential purposes The residence at 5335 East 36 th Ave and the surrounding land were operated by the Quinn family until the late 1920s The property was eventually parceled off and sold in the 1930s and 1940s for housing The house at 5335 East 36 th is potentially the last surviving dairy farmhouse of that style in North East Park Hill
Application for Landmark Designation 5335 East 36th Avenue
Category 2 Architecture Criteria a Embody distinguishing characteristics of an architectural style or type
The property at 5335 East 36th Ave is potentially architecturally significant as an example of a foursquare type residence With a ca 1905 date of construction the house fits within the development pattern of four squaresor Denver Squares which were typically constructed in Denver from 1894 through the 1920s The property displays the four square architectural characteristics in the symmetrical square form low-pitched hipped roofcentral dormer brick construction wide double-hung windows with stone lintels and simple hipped porch Although a small one-car garage has been added the house retains its form the symmetric pattern of the windows and doors and simplified ornamentation The house built as a four square style house and it looks presently in its current state like a would have when built
Category 3 Geography Criteria b Promote understanding and appreciation of the urban environment by means of distinctive physical characteristics or rarity
The house is also a rare property in Denver and is potentially significant under Geography as a rare remaining farmhouse The property was a small family owned and operated local dairy from the late 1890s to roughly 1927 As the farmhouse has become an uncommon resource within City and County of Denver this property promotes an understanding of and a direct connection with the early agricultural history and resources of Denver as it remained in the exact same location unmoved since its construction The surrounding buildings of the block were primarily constructed after 1940
and this building distinctively stands out as one of the few buildings in the area constructed in the early-twentieth century The Quinn Farmhouse is only one of two historic farmhouse residences left in North East Park Hill It is the only Denver Square Farmhouse of these two remaining examples

History of the Structure and its Associations
Describe the history of the structure and its associations with important individuals groups events or historical trends
The Quinn Farmhouse and the larger Quinn family dairy farm represented a trend of dairies being created in the area that would become North Park Hill The Colorado prairie grassland was in an ideal location for entrepreneurssuch as immigrants to feed livestock that could both be used as meat to feed the growing city and to feed dairystock to make butter milk and cheese Patrick and William Quinn represented both in being immigrants that invested in this farm as a means to improve their lives The closeness of this dairy community to the urban center helped to feed the cities needs
Application for Landmark Designation 5335 East 36th Avenue
The Quinn Farmhouse is of and architectural type known as a four square or the Denver Square While the form was plain it represented something of miniaturization of larger mansions of the upper class The ownership of a four square conveyed a feeling of greater status on lower middle class and middle class residents The Quinns being immigrants from Ireland built the four Square at 5335 36th not only as a residence but as a class statement of being other than common This same message of class movement would repeat itself over and over in North East Park Hill one in its transition from farming to suburb Two in its integration from an all white enclave to one predominantly African- American The Quinn Farmhouse represents this class movement through each of those stages
Owner Consent to Designation This application was prepared out of urgent necessity as the Quinn Farmhouse could be destroyed without further review by the Landmark Preservation office if it does not receive landmark designation As stated in the Certificate of Non-Historic Status application itself The Certificate of Non-Historic Status provides certainty in a demolition process That is the certainty this application is intended to prevent This recommendation for landmark designation is submitted in response to the present owners Demolition Application and our recommendation reflects the serious neighborhood concerns about the fate of this important historic landmark in North East Park Hill The owner has already shown a disinterest in the preservation of neighborhood history with their demolition of the only other residence left of the Quinn Brothers farm Destruction of this last vestige of the farm would virtually shut the door on any living history of Park Hills Dairy farming past
Although there have been discussions with Historic Denver no agreement to protect the property has been reached Topics discussed alternate uses of the property and funding sources that could be used to help improve it The applicants requesting this landmark designation intend to continue to pursue solutions within the framework of the protection afforded by formal landmark designation in hopes that a mutually satisfactory resolution can be found
