West Adams, just south of Downtown Los Angeles, is bordered by Jefferson Park to the east, Baldwin Hills to the south, Mid City to the north and Culver City to the west.

The neighborhood, part of the West Adams Terrace Historic District, offers easy access to the Santa Monica (10) Freeway and is one mile from the La Cienega/Jefferson Metro stop.

Long known for its historic architecture, West Adams and neighboring Jefferson Park are among the oldest neighborhoods in Los Angeles. The home of Hattie McDaniel, the first African-American to win an Oscar, still stands in West Adams, a symbol of the victory to end racially restrictive

real estate covenants in the neighborhood. R&B legend Ray Charles operated his business headquarters there. (The intersection of Washington Boulevard and Westmoreland Boulevard bears his name.)

The lifting of the restrictive covenants brought wealthy and working class blacks to the neighborhood, and African Americans still comprise nearly 40 percent of West Adams’ residents.

Today, West Adams is a community in transition as a more diversified population discovers the stock of craftsmen homes and the area’s location, close to freeways and mass transit.

According to Internet real estate service Redfin, average home prices are up over 40 percent versus last year. Many homes get

multiple offers and sell for an average of 2 percent above listing price.

The renaissance of the area has not been lost on developers. Carmel Partners, the Northern California company developing the 8th and Grand complex in downtown Los Angeles, is developing a mixed-use project, Cumulus, to include 1,200 residential units and 100,000 square feet of retail along with a 30-story tower on an 11-acre site.

CIM Group won approval for a six-story project that will include 60 live/work units, a rooftop restaurant and a subterranean parking garage.

And another developer, reported to be CIM, is

seeking approvals for a hotel on Adams Boulevard.

Just a few miles east, the University of Southern California has completed a $700 million redevelopment, the largest in the university’s history, that combines housing for 2,500 students with ground-floor retail businesses and restaurants open to the public. USC Village, as it is named, includes a Target, Trader Joe’s and an Amazon pick up center along with numerous restaurants.

The development underway and proposed is already altering the profile of this small community. LA Weekly just called West Adams,

“L.A.’s New Gallery Row,” for the many art galleries that are springing up. And famed San Francisco chef Daniel Patterson (Coi), along with Chef Keith Corbin, a Watts native, have just opened Alta Adams, a healthful soul

food restaurant, in the neighborhood.

Residents have long talked about the sense of community they feel in West Adams, a spirit fostered by the West Adams Heritage Association (WAHA) and often nurtured at the local library which has served as a meeting hall. That sense of community continues to exist, but it too is changing as the demographics of the neighborhood shift.

A case in point is the Delicious Pizza Block Party. Several years ago, Mike Ross, co-founder of the well-known hip-hop label Delicious Vinyl, opened Delicious Pizza in West Adams, and the restaurant has hosted an annual event with performances by hip-hop artist installations, food and children’s events.

There is a farmer’s market every Sunday, an annual jazz and music festival and living history tours sponsored by WAHA.

At long last, San Francisco-based developer Carmel Partners has offered up renderings for Cumulus, the mixed-use complex that is now rising next to the Expo Line’s La Cienega/Jefferson Station.Located on an 11-acre site that once housed a radio broadcast facility, the project consists of a seven-story podium-type building and a 30-story tower that will feature a combined 1,210 apartments and 100,000 square feet of retail space.The 320-foot-tall high-rise, designed by Chicago-based Solomon Cordwell Buenz, will contain 300 dwelling units atop a parking podium and residential amenities.The larger podium-type building, which is being designed by Los Angeles-based TCA Architects, will feature 910 apartments in addition to outdoor common areas and ground-floor shops and restaurants.Both buildings will wrap around a one-acre publicly-accessible green space, which is being designed by landscape architecture firm Studio MLA.A project website describes the apartments as featuring high-ceilings, in-unit washer-dryer sets, and high-quality finishes. Planned amenities include 24-hour concierge service, co-working space, 100,000 square feet of landscaped courtyards, fitness centers, and rooftop observation decks.

International Coffee & Tea, which does business as The Coffee Bean & Tea Leaf, is planning to move out of the Wilshire Courtyard campus on the Miracle Mile and into a new corporate headquarters to be built on the 6000 block of West Jefferson Boulevard in the Baldwin Hills/Crenshaw neighborhood.

The proposed project would be located on a 3.7-acre site and would consist of two buildings totaling nearly 219,000 square feet of space, according to documents filed with the City of Los Angeles.

The building fronting Jefferson Boulevard would be three stories tall, containing 54,000 square feet of space to be used for roasting coffee, nearly 51,000 square feet of warehouse space and 2,200 of retail and restaurant space. The second building would be six stories in height with more than 90,000 square feet of office space. There also would be 828 surface and subterranean parking spaces.

Architecture firm Jack Hollander & Associates of Beverly Hills is designing the project, which is near the Los Angeles County Metropolitan Transportation Authority Expo Line’s La Cienega/Jefferson station.

Coffee Bean purchased the land for the project last year.
