Fan Pier Overview Fan Pier is a 3 Million square foot mixed-use development on the South Boston Waterfront. The 21 acre site, when fully developed, will comprise nine buildings including residences, offices, lab/research, and lifestyle retail as well as major public and civic/cultural amenities.

Public Green OPEN - A Major portion of the 2 acre Public Green was opened in January 2008 and gets constant year-round use with passive and active uses including the Extreme Racing Series, Red Bull Cliff Diving, family day events, etc.
Public Spaces OPEN - Completed in January 2008 Sidewalks and streets constructed with the first building include Fan Pier Boulevard, Marina Park Drive, and Bond Drive.
Harborwalk OPEN a 400 portion of the Harborwalk was constructed in front of the new Public Green connecting the Harbor, ICA, ONE Marina Park Drive and Northern Ave.
Marina OPEN Constructed a 400 Publicly Accessible Wave Attenuator on Boston Harbor as well as 600of the West Dock, a taxi landing dock, several finger piers, med-moorings and moorings in the Marina which currently houses approximately 50 boats of varying types and sizes annually.
50 Northern Avenue OPEN Lab/Research Building for Vertex Pharmaceuticals completed in January 2014 - 490,201 FAR SF. Approximately 50/50 lab/office. 22,000 SF of Retail including Bright Horizons, Starbucks, Committee 50 Restaurant, Leader Bank, and BGood.
11 Fan Pier Boulevard OPEN Headquarters Lab/Research Building for Vertex Pharmaceuticals completed in January 2014 434,917 FAR SF. Approximately 50/50 lab/office. 17,500 SF of Retail/Cultural including Boston Family Boat Builders (Cultural), Babbo Restaurant, and Bees Knees.
Public Spaces OPEN Completed in January 2014 Sidewalks and streets surrounding both Vertex buildings including Extension of Fan Pier Boulevard, Bond Drive and Liberty Drive.
Fan Pier Water Transportation Dock OPEN - New water transportation dock completed in January 2014 as part of the Public Amenities for Fan Pier. This new dock is home to the Fan Pier Cultural Connector which provides water transportation to the ICA, Childrens Museum, and Aquarium. It will also be part of the East Boston to South Boston ferry connection, as well as other transient public vessels.
22 Liberty Drive Under Construction 228,431 FAR SF - 108 Unit Residential Building. Approved by BCDC/BRA in May 2013, building will be open in November 2015. 11,500 SF of Retail will consist of restaurant and retail tenants. Includes completion of the sidewalks and street for the last block of Fan Pier Boulevard which terminates at Fan Pier Park.
Fan Pier Park Under Construction Major waterfront park with new Tidal Pool, Fire Feature, Landscape Terraces, Harborwalk expansion, Childrens Play Area, etc. will be open in November 2015.
100 Northern Avenue Under Construction 504,950 FAR SF Office Building new home for Goodwin Procter. 16,000 SF of Retail will consist of restaurants and retail tenants. Building will open in April 2016.
Parcel D Overview
Parcel D, 50 Liberty Drive, is a proposed residential condominium building designed within previous development approvals, including PDA zoning limits, the BRA approved massing envelope, master plan design guidelines, and in accordance with Chapter 91 requirements.
The proposed project consists of approximately 252,000 SF above grade building area, including 80% public accommodation areas at the ground floor and with 3 levels of below grade parking containing approximately 225 spaces. Building uses include approximately 15,000sf of retail at the ground floor, including 5,000 SF of Cultural space on the first floor and 8,166 on the second floor to be shared by the Aquarium, the Childrens Museum and the Harbor Island Alliance. The balance of the second floor will include residential amenities, additional retail and a possible expansion of the Cultural space. Residential condominiums are located on floors 3 thru 14 and a mechanical penthouse occurs at the top of the building. The proposed building height of 195 at the top of the Penthouse complies with all permit requirements.
A one story street wall base expression, containing retail storefronts, signage canopies and entries is proposed at all four street faces. A two story cut out is proposed for the buildings residential entry and vehicular drop off at the corner of Fan Pier Boulevard and Liberty Drive. An L shaped tower element above the base and up to a height of approximately 175-0 expresses the condominium unit organization. The tower massing will be scaled by variations in the condominium unit mix, with unit layouts grouped on levels 3 thru 9, 10 thru12, and with penthouse units at levels 13 and 14. The tower massing will be organized in an L configuration allowing light and views predominantly North to the harbor and with city, airport and island views beyond. The tower will be clad in unitized curtain wall, with clear vision glass and inset stone panels, and spandrel glass panels. The volume of the tower is articulated by facets and angular shifts in the building envelope that will express interior unit layouts and reflect light in a subtly shifting manner. The visual richness and variety of the massing will be further accented by groupings of cantilevered balconies organized around the building geometry.
Public Spaces to be constructed with the building include new sidewalks and streets at Waterside Avenue, Marina Park Drive and Liberty Drive, as well as sidewalk improvements on Fan Pier Boulevard. In addition, it will include the completion of Fan Pier Park as well as a Public Pavilion housing a caf, showers and restrooms.
Projected start of construction is early August 2015.
