Here are some tips to avoid conveyancing delays:

1. If you are in the process of buying then make sure that you contact a Bank or Building Society to arrange your mortgage offer. Many buyers make the mistake of thinking that this is something that your conveyancing solicitor does. This is not the case. It is up to you to track your mortgage offer with your lender so be pro-active in chasing your mortgage paperwork and make sure that you promptly sign it and get it back to them.

2. As a buyer you should also be in touch with your lender about the valuation of the property you are buying and exactly when it’s going to happen. Without a valuation you won ’ t get a mortgage offer so you need to make sure you know when this is happening so that you can promptly follow up your mortgage application. You can also organise a more detailed survey independently.

3. If you ’ re selling a property then it makes sense to engage a conveyancing solicitor as quickly as possible. Don ’ t wait until you ’ve found a new property to buy; this will simply delay things. The sooner you engage their services the sooner you can get some of the necessary paperwork dealt with such as planning permissions, building regulations, guarantees etc. It is items like these that usually hold up property sales when the seller can ’ t find them. Give yourself enough time to locate all the necessary documents and iron out any problems before the sale goes through.

4. If there are problems that are worrying you about the sale then raise them with your solicitor. Your solicitor will be able to advise you and hopefully put your mind at rest and prevent delays.

5. Last but certainly not least; be sure that you definitely want to buy the property. Visit it at different times of the day and make sure that you’ve done your own research about the local area to ensure it ’s a place where you want to live. Lots of sales fall down at the last moment because of a change of heart so this is best avoided by all concerned.

Communication is key to a successful transaction. Regular communication with your conveyancing solicitor, estate agent and mortgage lender will keep the process on track and the quicker you can engage their services, the better.
