Home Sellers should absolutely expect these 5 services

Top 5 Things to Demand from your Real Estate Agent

Home Sellers, who wisely decided to hire a real estate professional to help sell their house orcondo, will have a wide variety of real estate agents to choose from. They are NOT all the same,and definitely do NOT all offer the same levels of service. So here are 5 things that home sellersshould be on the lookout for, in fact, should DEMAND from their agent:

1. Place Quality Photos on the MLS

Home buyers start their search on the internet. Whether the MLS® or other sites, home buyersare looking for pictures. Poor pictures will turn them off, and they may never come to see yourhome. How bad can the pictures be? Just google "Bad Pictures on the MLS" and see for yourself.You'll find stuff like this;

2. Nice Description of the Property

Ask yourself, which of these descriptions would entice you to come see the home?

Fantastic location for this bungalow. Featuring 1449SF 3+1BR, 2 bath, family room withfire place, C/air, C/vac. Original owner home. Treed 80x137 lot.

or

Charleswood bungalow with wow-factor. Complete main-floor renovation includes newcherry kitchen with granite, all new S/S appliances, new flooring thru-out, 2 completelyrenovated bathrooms incl. granite, all new lights and paint. The kitchen is unreal: TONSof counter and cupboard space. Spacious master bedroom has a 2-pc ensuite. The fullyfinished basement includes a 3 pc bath, fireplace, bar area and also has a stove and fridgefor possible in-law suite? This home has c/air and includes all appliances. Located on a153ft deep lot at 6412 Roblin Bv. Double detached garage, 22x24, nice large back yard.Close to shopping, bus and golf. Ready for immediate possession. Whatever you do, don'tmiss it!

Both properties are of similar value, but which agent put more effort into the promotion?

3. The Agent should BE THERE for you

You've interviewed a couple of agents, and selected one. The home is listed and the first OpenHouse is planned. The agent arrives and...... it's someone other than the person you hired. He/Sheis the 'Licensed Assistant' or partner-agent. Whatever the label, it's NOT the person you hired. Or,you call for advice, feedback, information, and speak with the secretary. Happens all the time. SoBEFORE you hire your Listing Agent, ask him/her: "With WHOM will I be dealing"?

4. Advertise BEYOND the M.L.S.®

Yes, buyers DO favour the MLS®, but it's NOT the ONLY place they go to find homes. Makesure your chosen agent advertises your home on more places than just the MLS®. Although theodds are that the MLS® will do the job, don't miss out on the potential buyer who is shopping onother sites, private sales sites, etc etc. Make sure your agent advertises the home in newspapers,online and video.

Ask the agent as to how many listings they currently have. 3, 8 or 75? Decide which is best for you. Being a special client, one of only a few, or belonging to a stable of listings, many of which might be in direct competition with your home?

Real estate is a very competitive marketplace. Demand more! Don't settle for less!
