JUST A LITTLE DIFFERENT

357A Karori Road

Set on three split levels this 1970s house offer so much – all day sun, interesting and generous living spaces, large open plan living and dining, three double bedrooms plus another large bedroom that could easily be a home office or rumpus room, one and half bathrooms, separate laundry, conservatory, central location, parking for several cars and a single garage.

This well presented house has a surprise in every corner – whether it is an unexpected outdoor area or curved ceiling or two way staircase – this house is both funky and interesting.

Rustic colours, spacious areas, metallic surfaces, interesting curved lines make this house a vibrant and interesting space to enjoy at any time of the day and in any season. Add to this outdoor areas – paved, grass or pebble - and the house opens out to a series of outdoor living spaces that enjoy privacy and all day sun.

357A is well presented both inside and out; neat section, recently painted, quality window dressings

and good quality neutral carpet throughout. There is also good opportunity to add your own flavour to this home!

This is a great home to run a home business from, bring up a family or for a couple looking for a low maintenance property.

Enjoy being so close to all amenities - schools, Karori Mall, Karori library, medical facilities and Karori Park - and on the main bus route into the city.

Living/dining room

The generous open plan living space offers ample room for seating and a table and chairs. Large windows offer views of the greenness outside - and double doors open to a small conservatory – the perfect spot to sit and enjoy a glass of wine in the last of the day’s sun.

Cosy and welcoming this area is a delightful space to entertain friends - or enjoy a quiet night at home with the family.

Bedrooms

The top level offers three double bedrooms which all enjoy fantastic sun and views out to the hills or over the lush greenness of outside. Well positioned away from the noise of the living room - these rooms are cozy and inviting. A well presented bathroom offers a full size bath with shower over it and vanity with storage. Metallic surfaces on the wall behind the bath and floor gives the room a fashionable and fresh look.

Main bedroom

The main bedroom is located on the second half floor – and is particularly large. Curved corrugated iron ceiling, tons of natural light, a separate entrance and interesting lines make this a fabulous space. This could be the perfect space for a home business - or maybe large rumpus room for the children - or teenage hangout. A large walk in wardrobe also offers another space for storage or work area.

Bathrooms

There are two bathrooms to choose from - the second family bathroom has a shower over the bath - combined with a separate toilet

Downstairs is a guest toilet as well as a second large shower. Strategically placed to offer guests easy access as well as being half a dozen steps from the main bedroom the facilities double up at night as an ensuite bathroom. Toilet and shower are in separate rooms and if you have ever imagined a shower room then this is it!

Located at the rear of the house the kitchen is generous and pleasant. With good space for storage and attractive dark grey bench and flooring there is also room for a table and chairs - for casual dining or that early morning coffee in the sun. A Westinghouse dishwasher and Fisher and Paykel oven complete the package.

Laundry

Well positioned just next to the back door and by the kitchen is the large laundry with tub and room for a washing machine and dryer. Just out from the back door is the fold down washing line.

Outdoors

A short bitumen drive leads to the single garage and from that a short paved path to the house.

An attractive porch provides protection for the entrance area as well as a delightful place to sit and enjoy an afternoon coffee or wine. A small lawn area leads to the left around the front of the house, past the conservatory and to a paved outdoor area – the prefect protected spot for a barbeque.

To the right of the front door is a low maintenance, pebbled area which provides a private entrance to the main bedroom/office.

The house offers a series of double doors providing indoor/outdoor flow from the house to the various outdoor spaces and small decks.

The suburb of Karori

Karori is the largest suburb in Wellington. It is situated in the hills west of and behind the city’s centre, just an easy 10 minute drive from central Wellington. Karori is surrounded by hills with many houses built on these hills. Several embassies are based in Karori.

People love living in Karori - it has a very strong sense of community. Karori offers an extensive range of community organisations as well as a new library, children’s parks and playgrounds, new swimming pool complex, several schools, childcare facilities, sports venues, golf course, religious institutions, cafes and restaurants as well as two shopping centres. It is well serviced by the dental and medical profession. There is an excellent public transport system with buses running regularly to and from the city.

The actual name Karori is derived from the Maori “Karore” meaning snare ropes and the area was well known to the Maori as a bird trapping area.

Karori is home to a number of attractions:

Wright’s HIll is at the top of one of the Karori hills and is lovely to visit on a clear day with its view across Karori and all the way out to the Wellington Harbour. You can also view where the large guns were installed in 1944 to protect the approx 6,500 people that then inhabited Karori. These guns were big enough to attack any war-ships approaching Wellington. The guns were not fired until trial shots in 1946, and were never fired again. They were sold to Japan in 1960.

Towards the end of Karori is Makara, which is basically farmland and a pebbled seashore - which is almost always deserted. Also located here is the Makara Peak Mountain bike Park, which started construction in 1998 and now has over 20kms of graded tracks.

At the entrance to Karori is the Karori Wildlife Sanctuary which was opened in 2000 and provides a pest free habitat for New Zealand’s wildlife. It offers some lovely picnic spots and walking tracks and the opportunity to get close to nature and discover some rare species of birds that are native to New Zealand.

Karori Village also boasts the wonderful Karori Centre with its new and modern two storey library and community centre including the Arobake cafe which is a popular place for locals to meet.

The major facilities offered are:

Shopping CentreKarori Shopping Mall Includes a Woolworths and New World supermarket plus a number of other shops and Pharmacy.

Marsden Village (city end) Includes a number service and fashion shops.

Steve Fejos

Born in Wellington and educated at St Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within 18 months Steve took the office into

the top 10 in the Challenge Realty Group. Steve went on

to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of 12 to a team

of 68 sales people with 4,000 house sales worth over

1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over 300

sales people, in Queensland alone, had left Ray White to

join RE/MAX. In the next few years Steve played a huge

part in turning around the fortunes of Ray White and

increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than 400 flights during his 3 years in his

corporate career Steve decided to resign and return

to what he loves doing most - selling real estate in

Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and unique

marketing techniques is Setting a New BENCHMARQUE

in Wellington Real Estate.

Awards received

Under the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission. 1999:

8th place, 2000: 5th place, 2001: 8th place, 2002: 7th

place, 2003: 10th place.

Testimonial

Gary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been

very successful in sales in the mid 1990’s Steve really

made his mark on real estate by establishing a very

credible and strong company under the L.J.Hooker

brand. The standards he set are still the standards some

offices are striving to attain to. However it is Steve’s

ability to relate to all people in the community which is

his outstanding strength.”
