* The lease is conditionally guaranteed by Dr. Michael Brown. The guarantee is only triggered in the event the corporate entity fails to meet certain financial criteria as outlined in the lease and lease guaranty.

TENANT OVERVIEW:

The Brown Hand Center is made up of hand and microvascular surgeons specializing in treating bone, joint, soft tissue

diffi culties involving the shoulder, arm, wrist and hand – including Carpal Tunnel Syndrome (“CTS”). Dr. Michael Brown,

founder (retired) of Brown Hand Centers, has received international acclaim for his patented Brown Procedure Endoscopic

Carpal Tunnel treatment, developed almost twenty years ago, which revolutionized the treatment of carpal tunnel syndrome,

out-patient procedure requires no stitches. Dr. Brown is Chairman and CEO of Surgeons Management, Incorporated (SMI) the

Lessee and affi liated parent company of Brown Hand Center. His wife, Rachel, is Vice President of Public Relations for SMI. Dr.

and Mrs. Brown employ hundreds through their companies that promote the concept of delivering the very highest of health

care with kindness and courtesy, helping many thousands of patients annually.

All in one place. Brown Hand Center is everything surgeons and their patients want in a surgical facility. Patients get reassurance,

to end. Surgeons get an effi cient day, supported every step of the way by experienced

room is complete, equipped with advanced systems and multiple sets to reduce

turnover time. There are no delays between cases. Teamwork, safety and experience

are The Brown Hand Center’s special features. Their Board Certifi ed anesthesiologists,

operating room nurses, scrub technicians and post-operation care nurses are the

very best, carefully chosen for their backgrounds and capabilities – and prepared for

every emergency. The Brown Hand Center takes care of appointment scheduling, needs for special equipment, implants and

monitoring equipment, experienced RNs and helpful attitudes.

Ambulatory Surgery Center. Rather than going to a hospital emergency room, possibly waiting for hours, and being treated by

an on-call physician who may or may not have specialized training in hand surgery and microvascular surgery, patients benefi t

from involving Brown Hand Center in their care right away. The Brown Hand Center is a full-service facility with onsite state-of-

the-art operating rooms – not an “in offi ce” surgery room but a fully credentialed, qualifi ed ambulatory surgery center. Patients

are given absolute priority treatment. One of their hand surgeons will see them within minutes, not hours. If the injury requires

immediate surgery, they will treat it at once, right in their facility. There are no regulations that require hospital emergency

rooms to provide an injured person with a fully trained hand surgeon. Although orthopedic, general and plastic surgeons have

had some training in hand surgery (and are often the ones called to the emergency room), they do not have the extensive

training of a fully qualifi ed hand or microvascular surgeon, which includes full hand fellowship and micro-surgical training.

The Brown Hand Center treats everyone, from children to seniors. They treat broken bones, soft tissue injuries and amputations

– any injury, in fact, to the hand or upper extremity is the specialty of hand surgery.

general surgery and further obtained the Certifi cate of Added Qualifi cations in Hand Surgery. Dr. Brown was part of the second group of surgeons ever to sit for the examination in the newly formed Hand Surgery certifi cation process. Dr. Brown has trained thousands of other surgeons from across the U.S. and from foreign countries who seek out his skills particularly in the endoscopic carpal tunnel procedure. His patients number in the tens of thousands. He co-directed the Pan-American Hand and Foot Project in Honduras which won him accolades from President George Bush. He has published hiswork in surgical

journals and the textbook of Endoscopic Plastic Surgery. He has been the guest speaker on numerous television and radio programs. The Brown Hand Center currently has locations in Bedford (Dallas-Ft. Worth), Houston, Phoenix and Las Vegas; they

are currently undergoing a nationwide expansion program.

Dr. Michael Brown founded The Hand Center in Houston, Texas in 1988. He was Board Certifi ed by the American Board of

Carpel Tunnel Syndrom

the general population and 5% of the working population who must undergo repetitive use of their hands and wrists in daily

living. Surgical treatment for carpal tunnel syndrome is the most frequent surgery of the hand and wrist, with 463,637 carpal

tunnel releases annually in the United States, accounting for $1 billion in direct costs. (Source - Plastic and Reconstructive

Surgery) According to the U.S. Department of Labor, Occupational Safety and Health Administration (OSHA), repetitive strain

workers, and costing more than $20 billion a year in workers compensation. Sadly, carpel tunnel is big business. Countless

millions of dollars have been wasted on gimmicks and gadgets trying to prevent carpel tunnel syndrom, and avoid surgery.

TENANT OVERVIEW (continued): www.brownhandcenter.com

The Brown Procedure is widely considered to be the fi rst major breakthrough in 50 years

and will perhaps be the standard by which all all other treatments are measured in years

to come. The Brown Procedure is the Brown Hand Center’s treatment of choice, safely

and easily performed on an outpatient basis. A small 9mm incision is made very near

the wrist and a tiny 4mm incision is made in the palm. The instrumentation is inserted,

isolating the transverse carpal ligament from the contents of the carpal tunnel. The

ligament is then divided with endoscopic visualization as the surgeon watches the video

monitor and the surgeon’s assistant holds the patient’s hand hyperextended and moves

the endoscope. A long-acting anesthetic is placed in the tiny incisions. This typically eliminates post-operative discomfort,

numbing the hand for 4-48 hours after which time pain medication is rarely needed. The wounds are closed with Steri-Strip

adhesive skin closures, not stitches. During the next seven days, the patient is able to use the hand. After seven days, the

dressing and Steri-Strip closures are removed and patient may use his or her hand without restriction. After almost 20 years

main thoroughfare to the airport in the early years of its hsitory).

from the subject ptoperty is the 3rd busiest airport in the world, the largest airport in Texas, 2nd largest in the

US and 3rd largest in the world. Dallas-Fort Worth has one of the highest concentrations of Fortune 500 companies

in the US. This is due to a combination of its central time zone, fair weather, educated

work force, relatively low cost of living and doing business, and absence of state

income tax. As a result, the area generates nearly one-third of the state’s GDP, and

has a lower unemployment rate than the United States at large. The transportation
