Period Outbuildings

Springhouse: The primary spring on the property has been ever-flowing since this stone Spring House with cedar shake roof was built to provide water and cold storage for the early residents almost 200 years ago. Today, it continues to provide a sustainable, limestone-filtered water source, upgraded to modern standards with UV filtering. The many secondary springs on the farm provide an aesthetic enhanced with mint and watercress. Two deep-water wells with in-ground vaults are used for landscape irrigation, barns, and livestock. The spring and well water systems are interconnected for backup capabilities.

This early stone Servants Cabin is adjacent to the main residence. Modernized with a sensitivity toward retaining its historic and rustic charm, its stone fireplaces, wood floors, harled stone interior walls, and wooden beams all speak to the history of a time past. The Cabin has a small kitchen with granite counter top, electric appliances, and a full bath with Kohler fixtures. Adaptable for use as a guest cottage, for staff, or as an office.

Root Cellar: Stepping down the stone steps is like stepping back in time. Adjacent to the residence, the Root Cellar is an in-ground stone structure that was used by early residents for storing fruits, vegetables and canned food for winter storage. Because the structure is primarily underground and below the freeze line, it has found a modern use as the termination point for the farms main water system. In addition to housing the pressure tank and UV Filtration System for the farms 5,000 gallon spring water holding tanks, it is the junction and cut-off point for each of the main lines in the farms water system. The loft section of the Cellar is accessible for storage.

Dog Kennel: This historic Smoke House was used by early residents to smoke and preserve meat. Today it has been restored and converted for use as Kennels. Insulated and heated with concrete floors, each of the three chain link runs have individual magnetic passage doors. The Kennels open into a 3-acre dog run. There is a floor drainage system in both the inside and outside runs with a separate septic system for easy maintenance.

McCracken Pike, Woodford County, Kentucky

According to Woodford Historical Society and the Woodford County Courthouse records, the property that encompasses most of the present day farm was settled by Samuel and Mahala Pepper who were natives of Woodford County and descendants of Virginia ancestry. The Peppers built the Federal Period brick home on or around 1827, along with the brick Smoke House, stone Servants Quarters, Carriage Barn, stone Spring House and stone Root Cellar. Records show that Robert P. Pepper who later became Colonel Robert P. Pepper was born on the family farm in Woodford County in 1833. He was educated at a private school in Versailles. In 1862 Robert Pepper moved to Frankfort, Kentucky and engaged in the distillery business. He was married in 1865. The farm was sold by the Peppers to Thomas S. and Susan Edwards during the Civil War. It was again sold in 1874 to Thomas E and Sarah Henton. Records show that Mr. Henton died around 1893 and his widow, Sarah Henton and her two children, Mary and Nellie Henton, sold the property to Mr. and Mrs. William McBrayer Moore in 1910. The Moores did extensive renovations to the house during their few years of ownership of the property. Electricity rendered the open-fire, free standing kitchen obsolete and a dining room was added that connected the main house to the newly remodeled kitchen. The Moores extended the foyer and gave the home a grand feel upon entering the front door. According to a 1913 article in the Woodford Sun, the main residence was described as: “a lovely old Colonial place with handsome improvements by Mr. and Mrs. Moore". It also stated that the new owner, Elizabeth P. Pepper, "purchased the home and acreage as her summer home where she would welcome all of her Woodford friends" Frankfort resident, Elizabeth P. Pepper repurchased the birthplace and childhood home of her father, Colonel Robert P. Pepper, which had been built almost a hundred years earlier by her grandparents, Samuel and Mahala Pepper. About that same time, The Kentucky Highlands Railroad Company laid rail for transporting bourbon from Frankfort to Millville. Kentucky Highlands added an extension into Versailles and as stated in an announcement in a March, 1910 issue of the Woodford Sun, “the Versailles extension from The Glens Creek Church near Taylor's Distillery to Versailles was completed and placed in operation on May 1, 1911”. The route was short lived and was abandoned a few years later. The railroad easement was subsequently deeded to Miss Pepper and she had the tracks, ties and rails removed from the property. The old railroad bridge crossing the Adena Spring Run still stands on the farm as testament to its railroad history. Elizabeth P. Pepper died in the early 1940's and the property came into the hands of her co- executors and heirs, John Crutcher and Robert Smith. William H Graddy II and Louise Garrett Grady purchased the farm around 1960 for their recently widowed daughter, Catherine Graddy Prewitt and her four young children. Catherine Graddy Prewitt later married Woodford resident, William Fishback and they resided in the main residence until, at the age of 65, Catherine died from complications of a riding accident in 1990. The property remained in Catherine Graddy Prewitt’s estate until it was purchased in 2008 by Ardmore Farm LLC. In 2008, the partners at Ardmore Farm LLC began a total renovation and of the period farm structures and Federal Period brick home along with the construction of additional commercial horse barns, roadway system, bridges, fencing, landscaping and installation of modern utilities. In addition to it being home to a Thoroughbred breeding operation, this Historic property has become a premiere Bluegrass agri-tourism destination with luxury overnight guest accommodations with both private and corporate event facilities. The property was purchased by current owner Black Rock Farm in 2011. Black Rock has enjoyed the property immensely and have raised several Graded Stake winning thoroughbreds on the property, in a very short time, History has proved this property to be highly productive for both horses and agriculture.
