PRICESThe average price of a home sold in 94086 increased 11% to a record high of $1,802,076. Since the recession, and the most recent low in 2010 when the average price was $684,879, the average price is up by 163%. The median price (half of all homes sold above and below this price) also set a new record at $1,800,000, 11% higher than in 2017. While a record was not reached last year for an individual sale, there were still 4 homes that sold for more than $2.4 million. 72% of all homes sold for more than list price.

PRICES BY SCHOOL DISTRICTThe average price in 94086 in the Sunnyvale School District was $1,736,214, up 9% from 2017. Homes in the Santa Clara Unified School District sold for an average of $1,884,887, an increase of 13%.

NUMBER OF SALESThere were 167 sales of single-family homes reported through the Multiple Listing Service in 94086, far more than the 128 sales in 2017. This was due to the significant increase in the number of new listings, at 208, compared to just 143 the year before (which was also the lowest on record).

LENGTH OF TIME TO SELLThe median days on market increased slightly, from 8 days to 10 days, and was the highest since 2013. Despite the increase, only 54 of the 167 sales were on the market more than 2 weeks.

PRICESDramatic new highs were reached with both the average and median price exceeding $2 million for the first time. The average increased 11% since 2017 to $2,188,761. The median price (half of all homes sold above and below this price) also set a new record at $2,199,000, 15% higher than in 2017. The highest priced sale was $3,150,000 (listed at $2,499,000). The vast majority of homes, 72%, sold for more than list price in 94087.

PRICES BY SCHOOL DISTRICTThe average price in 94087 in the Santa Clara Unified School District was $1,922,893, up 7% from 2017. Homes in the Sunnyvale School District sold for an average of $2,230,710, an increase of 14%. And, in the sought-after Cupertino School District, the average price was a significant $2,244,444, an increase of 9%.

NUMBER OF SALESThere were 294 sales of single-family homes reported through the Multiple Listing Service in 94087, down just slightly from the 304 sales in 2017. Overall, there has been a steady decline in new listings since the recession, but in the past 5 years it has held fairly constant at about 330 new listings (compared to 500 to 600 a year about 13 years ago).

LENGTH OF TIME TO SELLMore than half of all sales were in 10 days or less, about the same number of days on market we have seen in the past 6 years, as demand remains incredibly high. Only 72 of the 294 sales were on the market for 3 weeks or more.
