    Mobilize your green team

Why a green team is your most powerful tactic Dont underestimate the power of commercial tenants and residents when it comes to implementing energy-efficiency projects in your building. Get them involved right away theyll help you champion the initiative and generate buy-in. Plus, the more engaged they are, the more motivated theyll be to adopt energy-saving habits in their own offices or suites.

    The tools of engagement

    6 steps to success

SET GOALSThis could involve setting a targeted date and amount to reduce energy use or define a list of initiatives.

CREATE YOUR TEAMSelect a champion to lead and recruit condo board members, commercial tenants, a property manager or maintenance staff.

CELEBRATE PROGRESSGenerate excitement by updating people on how much has been saved. Host an event to celebrate achievements.

TRACK, MONITOR & MEASURECompare your energy consumption (kWh) before, during and after your program to track its effectiveness.

CONTACT OUR ENERGY EXPERTSTheyll work with you to identify and plan projects and apply for funding. They can also host info-sessions.

KEEP PEOPLE INFORMEDPrepare an information package, send emails or host an info-session so that everyone knows exactly what is being planned.

    5

How to get stakeholders on board

Its a lot of money up front.

Energy efficiency isnt a priority right now.

    Its too disruptive.

Our systems and equipment dont need replacing.

Incentives pay for up to 50%, which helps to offset the capital cost. Youll also save right away on energy, so youll recover your investment sooner.

A hefty portion of your operating budget goes to utilities. As electricity rates rise, energy efficiency will help control these costs for years to come.

Most upgrades can be completed quickly with minimal disruption to residents or employees. Some can even be scheduled during less busy times, when people are away.

Although equipment may be working now, youll avoid breakdowns and big repair costs down the road. Energy-efficient equipment is also more reliable, which means less maintenance and a much longer lifespan.

WHAT THEY MIGHT SAY WHAT YOULL SAY

Although many energy-efficiency projects can be completed quickly, some are more intensive and may require dipping into reserve or capital funds. Our energy experts can help you build your business case by showing examples of successful projects, calculating payback and securing incentives.

Looking for ways to save but not sure where to begin?

A Project Consultant offers a fresh perspective if you arent sure where to start. We take on the leg work, so you can focus on your own work.DILESH THURAI PROJECT CONSULTANT

    Lessons from a Project Consultant

Think of a Project Consultant as your personalized guide. Theyll work with you to identify, evaluate and prioritize conservation measures from start to finish. We asked Project Consultant Dilesh Thurai about why its a sound investment.

    Where are your savings hiding?

    7

Who can benefit from working with a Project Consultant? Every facility can benefit, from schools and hospitals to industrial plants and multi-residential buildings. Customers that havent given much thought to energy consumption are often a gold mine of savings opportunities.

Why should businesses work with a Project Consultant?Electricity is not a fixed cost of doing business it can and should be managed. Working with a Project Consultant is almost always beneficial we offer an unbiased, second set of eyes. Its also an ongoing relationship, not just a one-time walkthrough. Clients can expect long-term commitment and support.

Can you take us through the process? We first take a detailed walkthrough of your site, looking at energy-intensive equipment. We then develop a list of conservation measures with simple payback estimates. Once the customer selects what theyd like to move forward with, we prepare the incentive applications and refine business case numbers for capital approval.

What upgrades usually come first?I start with lighting because its a fairly simple upgrade and rarely affects production schedules. Then I consider compressed air systems theyre among the largest energy consumers.

Do you tailor projects to each facility?Absolutely, we always prioritize projects based on need. For example, it doesnt make sense to start with a lighting upgrade if a compressed air system has been unreliable and caused production downtimes.

Where are customers most surprised to find savings? Many customers are astonished at how much energy is wasted when machines are idling and also by how much they can save with little to no investment.

What do you find most rewarding? Its great to see customers grow to appreciate the value of investing in energy efficiency. And its always nice to see a measure you identified go through to project completion.

TOP 5 PLACES YOU SHOULD BE LOOKING

    COUNT ON CONTROLS

Automatically shut down idling equipment during breaks or shift changeovers.

    UNDERSTAND YOUR BILL

Understanding how electricity is billed is the first step to managing costs.

    AIR LEAKS? MONEY WASTED

s Woodbine wins by reining in overhead costs

    2 TORONTOHYDRO.COM/BUSINESS

Woodbine Entertainment Group is the largest horse racing operation in Canada, offering racing, gaming and entertainment. The organizations strategic plan is firmly rooted in sustainability, with conservation initiatives spanning everything from water and energy to waste reduction and recycling. Even the actual racetrack has been upgraded with an innovative, sustainable, recycled material.

For John Marhong, Director, Infrastructure and Woodbine Facility, the initiatives have been

incredibly worthwhile particularly around electricity costs. After seeing both the energy and maintenance costs drop from a lighting upgrade in an outdoor parking lot, one project led to another. Three years ago, we upgraded about 1,000 marquee lights in our front entrance, says Marhong, laughing, Guess how many weve changed since then? Zero! Not one. Its really amazing.

Woodbines cost-cutting measures have even earned Toronto Hydros Energy Conservation Leadership Award for Business. With several energy-efficiency projects out of the gate and even more in the works, the organization will continue to be a front-runner.

    Just go for it:

We asked Energy Expert, Jennifer Grado, why it pays to work with her team.

    Insights from an Energy Expert

    Q

What are the main advantages of working with an Energy Expert? Energy efficiency is a language that may require interpretation and guidance at first. An Energy Expert is the conduit to a more in-depth understanding. Our team can help identify projects with quick payback, and, more importantly, help to develop a corporate culture of conservation. Our customers appreciate that they have access to technical support and incentives that make projects viable.

Can you take us through the process? We guide customers through utility data, benchmarking, and project prioritization and planning. We also identify projects with deeper savings such as operational (no-cost) opportunities, and asset management.

How do you help customers build their business case?We know that financials play a major role, but they dont tell the full story. Customers across all sectors are inheriting or developing targets, being asked to do more with less, and making sustainability part of their core offering. Our team can help with both financials and the soft selling of business cases.

What other tools/support do you provide? Our team offers training sessions on a full spectrum of energy management topics, from working with building data to creating internal Green Teams.

Why should businesses care about saving energy? The benefits of conservation are often attributed solely to reducing costs but energy efficiency can have significant impacts on asset management by choosing technologies that require less maintenance and have extended lifecycles. Energy efficiency not only contributes to improved operating and capital budgets, but speaks to responsible facility management and marketplace positioning.

Whats most rewarding about your role? Ive had the opportunity to educate customers who didnt know where to start on their buildings while highlighting available incentives and their potential to reduce utility costs.

Keep air fl owing and costs down

Many buildings have rooms or spaces that are unoccupied at certain times of the day. Yet the fans are running constantly to ventilate these empty rooms. Thats money wasted. With Demand Control Ventilation (DCV), CO2 sensors control the outside air dampers to bring in fresh air only when its needed. This keeps occupants comfortable and energy costs down.

LUIS VIVES DIRECTOR OF CONTINUOUS IMPROVEMENT,VITAFOAM

For Luis Vives, Director of Continuous Improvement, creating a better work environment is essential to staying competitive. Were always looking to make things better, says Vives. When my people are happy, my customers are happy.

Poorly lit workspaces, lights in constant need of replacement and expensive maintenance costs drove the company to investigate a major lighting upgrade. Our main worry was that the place was dark, he says.

New lighting creates a more welcoming workplace

And, we were shocked to see how much we were spending. Now its better lighting, its more efficient and were saving money every day.

It was also extremely important that there was no disruption to production during the upgrade. We didnt feel the impact because it was so well planned, says Vives. Our employees were aware that it was for their benefit and everyone contributed.

Support from Toronto Hydro was critical to the success of this project.

Vitafoam worked with Energy Expert, Mike Runighan, to develop a schedule, apply for incentives and even uncover additional areas where the facility was wasting energy.

Vitafoam is now looking to tackle even more upgrades everything from air compressors to chillers and rooftop units. In the end, we want to keep jobs here, says Vives.

Vitafoam is a leading foam manufacturer, with products ranging from medical to bedding and automotive applications.

This program helps manufacturers like us stay competitive.

Time to generate bigger savings? Look to a Combined Heat and Power (CHP) system

    VFDS

Bigger motors mean bigger savingsIndustrial motors are one of the largest energy consumers in a manufacturing facility. Adding variable frequency drives (VFD) can really pay off by delivering energy savings of 10 to 40%.

Consider VFDs wherever youre controlling a variable torque load, a constant torque load or constant horsepower. Evaluate your fans, pumps, blowers, compressors and machinery for savings potential. In addition to reduced energy use, less wear and tear also means lower maintenance costs. Upgrade incentives pay up to 50% of costs to speed up paybacks.

    1 2 3COMPRESSORS

Optimize compressed air to save 20 to 50%For many manufacturers, compressed air accounts for ve to 20% of their total electricity bill. Often, major performance improvements can be achieved through better maintenance, such as repairing air leaks.

A compressed air system audit can highlight the true costs of compressed air and identify simple opportunities to improve ef ciency and productivity. We can help with funding up to 50% of the cost of an audit.

If its time to upgrade to a new compressor, speed up your payback with rebates that pay up to 50% of project costs based on energy savings.

You have a signi cant hot water (or steam) heating and electrical load

Your boiler is due for replacement soon

Your industrial process requires year-round hot water (or steam)

    REFRIGERATION

Cut your bill down to sizeIn industrial applications, refrigeration can account for a sizable portion of your total electricity bill. The good news is that many low-cost improvements can reduce those costs by up to 30%. Start with a system audit to uncover savings potential. We pay up to 50% of audit costs.

When evaluating older systems, consider whether to make improvements to your existing units or upgrade to high-ef ciency models. If its time to replace, we can help you apply for rebates of up to 50% of project costs.
