ARC Presentation Donovan Buss

• Construction Submittal Procedures• As the Wynstone Covenants state, plans must be submitted for ARC approval for

construction of any house, building, fence, wall or other structure, as well as for landscaping.

• The ARC will meet on the 2nd Monday of each month. Two copies of the plans to be considered must be submitted to the ARC by the 1st Monday of the month. The ARC will keep one set of plans, and will return the other set of plans to you with their approval.

• Construction Documents • Materials• Contractors• Entire Site Plan (Including Elevations, Drainage, Etc…)

• We have a new Architectural Review Committee in place, and some new procedures which should make it easier to submit your plans for approval. Our committee has been considering new age building materials.

2014 Board Meeting Activity

• Front Gate cameras – replaced damaged camera system• Vandalism – has decreased

• Installed cameras at CRWS building• Park Shelter Lights replaced

• Set aside cash in CD’s for future infrastructure repairs based on CEC report• Security National Bank

• Future Fire Department Building and Storage Discussion• Design Plan and Budget for Front Gate renovation

• Will include new light fixtures with this plan• Signs:

• Replaced damaged signs and began replacing Stop sign poles• Pet waste signs installed near Nature Preserve• Plan to install Stop signs at cul-de-sacs

• Empty lot clean-up focus

• Tornado damage clean-up completed and tree pile burned

2014 Board Meeting Activity continued

• Infrastructure:• Clay around ponds completed• Tree removal around lake - project started by residents

• Various road repairs completed

• Discussion regarding Brookside Common area improvements

• Fountain and aerator repairs

• Covenant and Community issues:• Aggressive dog complaints• Snow removal guidelines• In home business activity

• Community Management (Claussens)• Three year agreements for: Management and Development Maintenance • Work performed outside of Standard Agreements is provided at a negotiated

below market labor rate, with all materials provided at cost. • All projects are subjected to bidding process at the discretion of the Wynstone

• Board is recommending utilizing one Trash Service Provider for the entire community

• Advantages• Competitive Reduced Pricing• One Trash Day for Entire Community• Less Wear and Tear on the Roads

• OC Sanitation• Currently has 80% of the homes in Wynstone• Weekly Trash Pickup on Monday’s with recycling also on Monday every other

week• Route completed by noon• Load Master Trucks – best in industry – weight balanced for less road damage• 3-year agreement• Monthly rate of $13.75 includes the recycling (optional 2nd container add’l

$2/month)• 25 cent per month increase in years 2 and 3
