Welcome to the first edition of WINNING DESIGN, a national magazine showcasing the design talents of Building Designers Australia members.

Within these pages we celebrate the winners and projects from member Chapters across Australia entered into the 2012 BDA Design Excellence Awards. We also celebrate the commitment each of our Members has made to improve the built environment. Whether you are looking at building a new home, office, renovation or just thinking about it, within these pages you are certain to find some inspirational ideas to help turn those thoughts and ideas into reality.

The winners can certainly walk proud as they demonstrate their talents in both design and the ‘buildability’ of their projects. All too often we see wonderful designs that really are a bit impractical and can cost the earth to build. The highlighted projects clearly demonstrate that a good design can be both beautiful to look at as well as being practical.

Our Members are always ready to assist you in the pursuit of your dreams and are proficient in energy efficient design and many specialise in sustainable development.

BDA Members undergo continuous professional development and work closely with State and Federal Governments at all levels to assist with policy formation and regulatory reviews. In addition they also regularly liaise, and have close ties, with other relevant organisations such as the Housing Industry Association (HIA) and the Master Builders Association (MBA).

Today’s catchphrase is ‘going green’ or ‘ecologically sustainable’. The winning designs displayed in these pages have all undergone scrutiny in both these areas and surpass the legislative requirements needed in current planning policies. BDA Members can use their individual creative design solutions to satisfy your requirements, as well as ensuring that your project meets the highest standards of ecological and sustainable tenets.

As we move toward a more environmentally sustainable lifestyle, it is important that we also retain the ‘Australian way of life’, that is, a relaxed and casual lifestyle that has as its base building designs that reflect the casual outdoor ethic that is uniquely Australian. We need to customise our homes to reflect our individuality, as well as creating spaces that fit this lifestyle, and our Members use their individual creative design solutions to satisfy your requirements.

Members of the BDA design hundreds of millions of dollars worth of projects in Australia every year including new dwellings, alterations and additions, townhouses, multi-storey apartments and all types of commercial and industrial buildings.

These pages showcase some of that individual flair for innovative, but practical, design solutions that our building designers are able to create to reflect the clients brief and budget. They showcase the imaginative use of materials, both new and traditional, proper considerations for aspect and orientation and practical use of the topography presented to them. The results can be stunning as stand alone statements or ones that blend in with the existing streetscape, and all are winners in their client’s eyes.

Are your showers ticking time bombs?

Most contractors are at a complete loss as to why, but detailed testing has shown how, by the action of expansion and contraction, water is “pumped” along glue cavities to escape the shower enclosure, no matter how well it is water-proofed.

The best way to prevent the problem is to seal the screen directly to the membrane, and NOT to the tiles.

With the client’s budget permitting only single storey construction, and a site of only 200sqm this home design focused on maximising the restricted site and creating a spacious and modern home for the client. This was achieved by the use of high ceilings, full-height glazing and a strong link between the interior and exterior. The open plan area was designed to open out onto an alfresco area with concealed door sills to create a seamless flow between indoor and outdoor. Thoughtfulness to basic energy efficiency principles ensured the design complied with the 6 star energy requirements. Careful material and colour selections ensure a cohesive look throughout to make the home flow as one large space. Constructed from precast concrete panels, the construction time was cut down dramatically, with walls and roof going up within three days. A striking elevation from the street creates wow-factor and certainly puts this unique home in a league of its own.

Introducing steel cladding and cement sheeting into the overall design of this house was an effective way of keeping costs down, as well as maintaining the overall feel of a traditionally built beach house. The house has been designed loosely around three pavilion style sections, one is the living and guest bedroom/study, the middle encompasses the remaining bedrooms and the final is wet areas with vehicle garaging to the rear. The front “pavilion” is box shaped using Lysaght Colorbond Spandek as vertical cladding with a flat roof. Situated on the last parcel of subdivisional land on the northern end of South Arm peninsula at Opossum Bay, the block captures views across the Derwent River as far south as Bruny Island and to the north as far as the Tasman Bridge with Mt. Wellington in the background. The view from the main bedroom and living area has views towards the mountain as well as panoramic view over the Derwent River. This also is the northerly aspect and the home captures all the benefits that this orientation presents. The interior is user friendly, with extensive floor tiling and vinyl to walls and floors in the wet areas for the easy lifestyle required for a permanent retirement residence.

Nestled adjacent to the Tarlo National Park in New South Wales, on a rural property of 2000 acres ‘Moon Dance’ is a new rural cottage designed by Simon Croker in direct response to the surrounding natural environment. The use of solar technologies has enabled the rural cottage to be completely self-sufficient. Materials represent synergy with the natural environment with stone sourced from the property and spotted gum timber internal linings, characteristic with the surrounding bushland. The cottage of 180sqm was designed so rooms had a feeling of space and serenity without a large footprint. High raked ceilings of natural timbers and glass encapsulating views assist with this result. Panoramic views across the national park are revealed from all living spaces of the rural retreat. The property is located in climate zone 7 so the design addresses significant climate extremes (including snow). Bushfire protection was a consideration given the rural bushland setting. Low embodied energy materials were incorporated. Stone was extracted from the property whilst digging the waste management facility. Sourced recycled ironbark used for exterior cladding complements the natural bush stone. The cottage allows for complete relaxation and reflection for its occupants.

A sleek kitchen is the core of this home and excellent functionality allows for entertaining and the adjacent computer nook is designed so it can be left open or partitioned for privacy. The lower level of the home provided seclusion for guests by zoning the self-contained living quarters and rumpus on this level. Complementary rusted wall panels and high performance double glazed units are embedded in between the steel framing providing magnificent valley views and optimising winter solar access and heat retention. Abundant light and space are also evidenced through the design strategies. The floating stairwell connecting the two levels provides an exciting journey to upper level where you are greeted with a luminous light filled lobby which is the direct result of the split roof form allowing abundant light to fill the circulation space and penetrate deep into the adjacent rear southern bedrooms. From the lobby, the circulation space leads to the family living, dining, entertaining and sleeping areas, of which have been cleverly zoned to include private spaces. This design offers perfect functionality as the open plan layout, amalgamated with expansive internal butt glazing and retractable glass sliding doors, accentuate the transparency and visual connection between inside and out.

An idyllic lush setting with water views inspired this Northern Beaches family to yearn for a unique, dream home. Their brief to was to create a Balinese beach house that maximised on the northern sun and Pittwater views. The owners wanted to use recycled timber to give their house that ‘antique look’. The home features old grey or red iron wood telegraph poles as exposed roof trusses and verandah posts to create a cosy, romantic ambience. An old-world buffet revamped as a bathroom vanity compliments the overall warmth of this beautiful home. Strategically placed windows and glass doors provide a combination of distant and intimate views. Conventional rooflines combined with a very unconventional floor plan produced the look the clients were after, while maximizing the good characteristics of the site, and minimising the bad. The west facing balcony and living areas obviously take advantage of the Pittwater views, while the north facing balcony provides protected outdoor space on hot summer afternoons, and cold winter days. The site also features a private bushy backyard, so the main living areas and the main bedroom are both connected to it. The main bedroom also faces Pittwater.

To maximise the full potential of the site outdoor living areas were located to the front of this home, utilising the setback area and taking full advantage of the solar orientation of the site. The kitchen and main living areas are located centrally to maximise the park views and solar orientation of the site. A generous size alfresco area is located adjacent to the dining area, with glazed stacking doors allowing the area to be opened up for entertaining. A cleverly concealed study nook is positioned behind the kitchen, with full height glazing providing an outlook to a landscaped courtyard area and allowing cross ventilation of the home. The multi-purpose room is located adjacent to the kitchen to provide a buffer for the minor bedrooms. The multi-purpose room and minor bedrooms are accessed via a glazed passage, providing views out to the park through the alfresco. By incorporating 3.80m high ceilings, a highlight window provides northern light to the passageway. The master bedroom is located to the opposite side of the home. A mixed palette of natural materials including timber and limestone are used internally to add warmth, complimenting the exterior of the home.

This home is contemporary showpiece that fits seamlessly within the natural landscape to epitomise energy efficient design without compromising style. Located in the heart of the Yarra Valley the secluded 3.2 acre property boasts spectacular views and is surrounded by an abundance of native vegetation. Sloping from west to east the challenge was to maximise the eastern views and still obtain maximum northerly exposure. Bright, light filled spaces were required to encapsulate the mountainous views whilst providing a comfortable, energy efficient home year round. The colours and materials selected were to compliment the surrounding area creating a harmonious unobtrusive design. The result is a home that exemplifies energy efficient design with an emphasis on reflecting and respecting the natural surrounds and site conditions. Following the natural contours of the land reduced the impact on the site whilst maximum northern exposure was achieved through articulation. This articulation not only enhanced all facades but also created the required bright light-filled internal spaces, resulting in a comfortable home year round with minimal heating or cooling. The careful selection of materials and colours unifies the home internally and externally making it at one with the landscape.

Being close to the beach but not in a ‘beachy’ location, Andreas Heidbrink from Heidbrink Design responded to a low scale bush streetscape with natural materials and a colour palette that blends with the surrounding angophora trees and will evolve over time to merge with the natural bushland setting. External board and batten cladding from radial cut silver ash was stained black as gums after a fire. This was offset by natural rich warm finished timber in the supporting structure, handmade black bricks and a glass and rusty metal finished entry. The beautiful selection of materials nestles the house into the sloping block. An enticing glimpse through the front of the house and out to spectacular sea views at the rear of the property is created, while maintaining privacy. The client wanted a sustainable design that used readily available materials and equipment and could be completed within a reasonable budget. Easy access was important, as was water storage and a variety of usable and relaxed spaces for working, sleeping, entertaining, reading and cooking. This was achieved by offsetting two pavilions down the hill and linking them via a central light filled staircase.

This home has been carefully designed to create a contemporary, minimalist and low-maintenance home that incorporates passive solar design principles throughout. The result is a design that invites the northern light into the front of the house and as many rooms as possible and provides scenic parkland views to the south. The planning of this home has also been carefully conceived to maximise the amenity of both the owners and the neighbours by concealing the view of the side neighbouring properties from almost every room. As an environmentally efficient and low maintenance material, concrete features extensively throughout this home. The deliberately restrained colour palette used throughout enhances the warmth and texture of the timber and stone used in the homes’ meticulously detailed interior. The outdoor area has a built-in barbeque and is surrounded by low maintenance gardens. The contemporary form includes two bedrooms, an office or third bedroom, large laundry, music or games room, a retreat, a two-car garage with storeroom and a swimming pool. A very modest budget for the design brief with the requested level of finish proved a challenge, and the implementation of cost effective design and structural detailing was essential in achieving the required result.

Lan Yue Ge is contemporary home which sits gently in its environment and takes full advantage of spectacular central coast ocean views over Lion Island to Pittwater. Lan Yue Ge means ‘Waterfront home that sees moonlight first,’ and Chinese philosophy and soft elegant lines and have influenced the design of this home. The use of double glazed fixed timber windows with small awning windows above give protection from the gusty southerly winds and driving rain, while reducing heat loss and framing the view. Highlight low E timber awning windows to the high northern walls invite the winter sun into the southernmost rooms and create cross ventilation. Two sets of bi-fold doors lead from the open plan lounge through to the southern tiled patio. The open pergola has LED downlights recessed into recycled hardwood beams creating a stunning evening ambiance. On the northern side of the open plan kitchen is a hardwood timber deck covered by a ‘vergola’ with a bulkhead surround housing LED down lights. An Asian influence is evident throughout the ultra modern home and courtyard where the architecture, plants, stone and water create an ambience of peace and warmth.

An incredible location was the inspiration for this waterside home in Bicton providing the sights and sounds of the Swan River. The designers wanted to bottle this experience for their clients, an ex-pat couple returning to Perth after five years of living in Hong Kong. Amongst mature frangipanis, a bubbling pond and white oversized pergola, the courtyard on the mid level is the entrance to the home. Inside, the kitchen and dining room wing with its timber cabinetry and striking 7.5m stainless steel bench are revealed. These rooms enjoy views of lap pool, as well as through and around the courtyard and glassy pavilion that holds the living room and study. This space was designed to truly experience the outdoors, with stacker doors opening to the courtyard and along the river side of the room. An extensive use of louvers, as well as external blinds, allows the breezes and sounds into the room but protects the indoors from the afternoon sun. A central staircase between the two wings links all three levels, with the upper level containing the master bedroom suite. A palate of natural stone, timber, white plaster and grey polished dado render compliments the oversized bronze aluminium battens of the internal and external screens.

This modest three bedroom, two-storey family home has clean and simple elevations and its mix of external materials and finishes complement the streetscape. The triple garage is separated from the house to expose the whole rear side of the home to the northern sun and create an internal, low maintenance courtyard with synthetic lawn for the family to play and a lap pool that is visible from the kitchen living and outdoor dining areas. The master bedroom is placed downstairs with ensuite and walk in robe, away from the children’s bedrooms upstairs, along with a communal study space with access to a balcony, which maximises the view of the church steeple. A space next to the main living areas is designed for the family to grow into. This space is a versatile area that is capable of being monitored while the family is still young. The kitchen has direct access to the outdoor dining area and plenty of storage. A fish tank and fireplace area partially separates the living and dining rooms, providing an intimate atmosphere living room whilst still having an open plan layout. This area has a full view of the rear courtyard and maximum exposure to northern sun.

Somerton Park is beachfront suburb with many well-established residences built in the early 1900s up to the 1960s. The main requirement for the owners of this home was to have a new entertaining area, which could be opened up for larger parties. The kitchen needed to be upgraded to flow into the new room, an external deck was also required and an existing tree was to be preserved. The reasonably sized home is on a large block of land but a large entertaining room tacked onto the rear would have disturbed the balance a house and made the existing rooms look small. The solution was to break the large room into two with bulkheads – one at each end - and incorporate a raked ceiling. Mechanically operable Velux skylights break up the raked areas. The shape of the skylights matches the long narrow bi-fold doors and let in the winter northern sun. The bi-fold doors open out onto a 9900 by 4500 wide timber deck. There is no roof over this space because a beautiful tree offers wonderful shade to the deck and protects the sunroom from the early morning eastern summer sunshine.

The owners wanted to remodel their existing dark, two bedroom, one bathroom holiday cottage, into a bright and light, permanent home with four bedrooms and two bathrooms. The clients’ brief for the project was to keep the existing cottage while increasing the internal spaces and creating improved access to the outdoors while introducing natural light. The home had to remain habitable during the build and, where possible, recycled material was to be used. The site is a northeast facing, sloping and heavily timbered block with filtered water views. The new design provided a two-pavilion concept with easy outdoor access and design elements such as a kitchen with a glass roof and a louver wall to the north to capture natural light and the winter sun. The main deck became an integrated part of the living areas, which increases living space without compromising the existing cottage, which meant that the footings etc. of the existing house did not have to be changed. The new second pavilion has a distinctly style but is still sympathetic with the existing cottage. The use of straight lines, large glass doors, natural cork flooring and an antique iron bathtub give it a modern but down-to-earth character.

This property of approximately five acres is just east of McLaren Flat, and five kilometres from McLaren Vale. The rear of the property faces north with views over a valley and the soft foothills to the north-east. The property and owners’ brief dictated the design completely. The living room, dining area, kitchen and terrace all face north, overlooking the central swimming pool. The master bedroom and en-suite also opens onto this lovely soft view. All other bedrooms face south to the front garden. This will be much softer when the landscaping establishes and will offer more sound attenuation, however the home is set well back from the main road. The separate entertaining area has been created to overlook the northerly views and the swimming pool with its own terraces. This allows summer parties to carry on into the early hours without disturbing guests or family who would like to retire. The swimming pool is positioned centrally to all views and connects all entertaining areas visually as well as physically. Terraces and verandas are continuous across the northern face to protect the home from summer sun but allow winter sun to penetrate.

A relatively open brief for remodelling this original house allowed Gerard Smith Design (formally Mojo Design) to conceive a design that defies traditional country style and unfolds from the landscape as a monument to contemporary architecture. A modest budget required maximum use of the existing structure and careful design and structural detailing. The existing house became a new bedroom wing integrated with the new structure that floats gently across the land, making an impressive statement while remaining respectful of the natural surrounds. Redefining an uninterrupted link to the outdoors and incorporating passive solar design principals throughout the building has filled the new interior spaces with light and air. The living areas project outwards on both sides to embrace the stunning landscape. To one side is a grand alfresco area with a built-in kitchenette/BBQ and fireplace, the perfect place to relax and take in the tranquil surrounds. To the other side lies a swimming pool with inviting blue water. Expanses of glazing have been used to capture panoramic views and open the connection to the beautiful environment. The peaceful, contemplative atmosphere of the home has inspired the owners to name it ‘Satori’ in reference to the Zen Buddhist term of individual enlightenment.

The clients required a budget makeover for their substantial but dated home situated in an iconic location overlooking the beautiful bay of Esperance and the Esperance Port Authority. Creative thinking and local knowledge has successfully revitalised the house making it more suitable for contemporary life and at the same time maximising its wonderful outlook. Fortunately, the orientation of the original architect-designed residence was ahead of its time with main living areas positioned with north-facing aspects, already promoting views, light and sustainability so major structural re-alignment was not required. As the home was to be re-roofed, this became the primary renovation springboard. Flared eaves and gable overhangs were lined with feature timbers that provide stylish weather protection and a pitched section was replaced with a strategically positioned skillion alternative to enhance clerestory views and allow abundant northern winter light infusion. Stylishly upgraded living areas were created by knocking out the original kitchen walls and raising the entry floor level to lift the lower level dining area to the kitchen level, “decentralising” the kitchen in the process and providing an immediate enlarged internal perspective. Outside extensive timber decking provides a level area for entertaining on the hillside and an additional balcony off the lower level.

A subtle but contemporary renovation of a modest three room cabin into a generously spaced home with open planning living areas, and extensive deck with views across Tamar River. The design brief was largely based on functional requirements for the clients who were already local to the area when they bought this original cabin with the view to transform it with a number of modifications and additions. A new master bedroom with ensuite and walk in robe was incorporated in the renovations along with a further extra bedroom/study. A new main bathroom and new kitchen were included and the existing living areas were extended. The original small deck was extended to increase the outdoor living space for enjoying the beautiful setting. The deck steps in sections to allow for direct access from the master bedroom as well as the living areas. Some sections are deliberately designed without a balustrade to avoid breaking up the view. Works included a single garage with internal access into the house. The design takes advantage of the picturesque views and good solar orientation to deliver a building that provides comfortable modern living with a strong connection to the surrounding environment and a heightened sense of place.

The alterations and extensions to the Secheron residence have resulted in a building that has been given a new lease of life. The existing residence is located in Historic Battery Point and is subject to Heritage Tasmania’s protocol on new development in the area. To achieve greater area in the residence the lower level was extended out to the Secheron Road boundary with a parapet wall along the street. The provision of bi-fold doors from the kitchen to a sheltered courtyard extended the living area to the outside taking advantage of a very sunny area. Taking advantage of the views over the River Derwent is a private external deck area. The interior design maintained the original art deco style in the kitchens and bathrooms with high gloss black and white being the dominant theme. The extensions reflect the art deco style and the layout provides an easy arrangement for modern living. The light and airiness of the existing residence has been enhanced with the reflective nature of the new courtyard which is painted white. The mass installation of insulation to all the walls, floors – both ground and first, the use of high density foam cladding and the use of other energy saving devices has created a warm building to live in.

This extension has completely transformed the original home to allow natural light to penetrate the entry and new living areas. This makes for more natural living and happier occupants. The old dark entrance of this home was opened up with glass doors and sidelights. Meeting with council heritage department proved positive and the builder has matched brickwork perfectly. The northern light now projects into the entry and provides views to a lovely private front garden. The existing powder room was realigned to provide a more direct connection to the family living area. The cramped existing walkway has been transformed to a large storage area. Because the rear of the home faces south, natural light is reduced, so a courtyard was created adjacent to the kitchen to allow light to penetrate the space and reduce the need for unnatural light. The garage was almost rebuilt and given a new pitched roof, which matches the existing roofline of the home. A main formal entry adjacent to the garage maintains the overall formal nature of the home from here one entrance leads to the family area and kitchen, and the other to the laundry/butler’s pantry providing easy access for storing groceries.

For this project a 50 year old, architect designed cottage was opened into a modern, larger family dwelling that invites the surrounding bush environment of Sydney’s north indoors and revives the initial intent of the building. The clients were sympathetic to the site’s environment and history stating that, “We want the original architect to walk in the door and feel he has arrived home. Before we were born he had ‘planted the seed on this site’ and maximised the home’s bush location. We wanted to respect that.” The original floor plan was essentially unchanged on the ground floor. The north and south brickwork was retained, while brickwork of the original fireplace was replicated. Using glass to join the original house to the original garage created a large light-filled 6x10m ‘open’ room. Elsewhere, windows have been pushed out from the original envelope. Sliding doors also permit ‘opening up’. A second storey was added to provide bedrooms and a bath with spectacular bush views. Critical attention was paid to airflow throughout the home. The original roof pitch was retained, as were the wide eves. The site dictated all choices including the bush textures, colours, and shapes and the house sits comfortably in its environment.

The form of this structure is a direct response to the site’s location and unique shape. Sandwiched between older, less interesting housing, and fronting a moderate volume roadway with little in the way of views, the building has its own character that offers seclusion and an alternative approach to land-use and siting. The beautiful contemporary home has a carefully designed open plan that still afford privacy and features high raked ceilings and bold statements. The block is a compact 538m2 with an unusual shape and a very narrow frontage, and the home’s design needed to allow for a future pool. The clients are busy business people with a young family – and they needed a retreat where they could relax after a busy day, entertain friends and a place where the teenagers also had their own space. Therefore zoning was extremely important as well as privacy from the road and a low maintenance yard. The result has made the most of the rare vacant a block that enables the family to remain close in proximity to the town centre, their business, schools, shopping, restaurants and the harbour, which is all very convenient for their lifestyle.

The clients have their own building company and wanted to create two contemporary inner city townhouses that would also serve to demonstrate a high quality of design and finish to their prospective clients. The brief required the homes to have three large bedrooms, plus a home office and to incorporate a maximum use of natural light, large alfresco areas, easy care gardens in a lock up and leave style. A side-by-side development, with both homes having a street frontage, provided the best option. The site being only 9.16m wide presented challenges to ensure sufficient natural light was able to penetrate the homes. To achieve this, large light courts were incorporated, one behind the entry and the other between the office and dining to the side of the kitchen, which floods these areas with north light. Large glazed areas flow through the kitchen, dining and family areas and out through bi-fold doors to the large alfresco areas, which are fully fitted out with an outdoor kitchen, complete with a pizza oven. Upstairs there are three large bedrooms with the master suite at the front with a large balcony overlooking the extensive parklands opposite.

The client’s brief for this 10 year old home was to revamp the courtyard to allow the family to utilise it in the next phase of their lives. With a 10m wide block and only a 1.5m wide access way up one side of the house, the movement of materials was a consideration in the design of the new build. Inspired by the square block detail mounding under the eaves of the existing house, the new layout consists of three overlapping blocks that incorporate the kitchen, dining and sitting spaces. The location along one side of the block allows the winter sun to penetrate for year round use. Using floor tiles that perfectly match the existing tiles has created an aesthetic link between the old and new parts of the home. Decorative detailing in the ceiling with a feature pendant over the dining table, an external fireplace, wall mounted television and a water feature have transformed the ambience to create an intimate external space. The area’s palette of strong bold colours and materials including Bluestone pavers, timber decking, exposed timber battens is further enhanced by the surrounding green foliage of the landscaping.

This project comprises alterations and additions to an existing multi residential unit block. The brief was to utilise the existing structure and maximise on the building’s generous city views. The main design focus was to transform the Art Deco style of the existing apartments to a modern-day “Manhattan Style.” The design approach to the renovation and restoration of the existing building was to integrate open plan living with private external areas to all four units. The result increases living areas and additional bedrooms to each unit to create a contemporary up-market standard of living. The property strata scheme was amended to suit the new design, and ground floor units achieved additional bedrooms on the ground floor and rear yards, which was previously common property. Loft additions to the upper floor units were orientated to run east west (the opposite direction to the existing building) and were crucial in facilitating the additional master bedrooms and capitalise on spectacular views that extend from North Sydney across to the Harbour Bridge and CBD through to the Anzac bridge and inner western suburbs. An existing rear yard has been utilised for valuable off street parking that offers the complete package for a high standard of living.

This project in Broome is a unique concept of double story holiday units sharing a communal entertaining and pool area for five different families to enjoy. High construction quality, well-appointed and decorated interiors and energy efficient design have created luxurious homes that reflect the relaxed outdoor Broome lifestyle, the owner’s specific requirements and modern lightweight building methods. Many energy efficient features were included in the designs such as low-e glass, good breeze paths, louvre windows, high insulation values and wide eaves for effective shading. Units 1 to 4 have achieved a very high star rating of 7 stars with Unit 5 achieving 6.5 stars. These are very high ratings for the Broome climate and far in excess of the BCA minimum 5 star rating that applied at the time of design. The construction method of lightweight steel framing (cyclonic rated) with light weight cladding is the northwest ‘style’ but selection of cladding’s and the use of skillion roofs and feature angled blade walls really make these homes stand out in their suburb. All of the private decked alfresco areas of each unit are adjoining and overlooking the communal area with glass balustrades maintaining the visual interaction.

Absolutte is a development site located on a hillside between two road frontages, with a stunning view of Granite Island, the causeway, Victor Harbor and The Bluff. The brief required seven two-storey semi-detached dwellings built in two stages. This first stage comprises of four two-storey dwellings fronting Hayward Court with uninterrupted views of the ocean. The building footprint comprises of two structures, each with two, two-storey semidetached dwellings. A common walkway separates the two structures, with access from the beach to Stage 2 of the development. Each dwelling has a double garage and ground floor living room that opens to central court, bedrooms and wet areas. The upper floor space accommodates the living, dining, kitchen, balcony, master bedroom and wet areas. The upper living spaces open to an expansive sea view. Materials used are predominately rendered walls, with a sandstone veneer party wall, and Hardies Scyon `Matrix’ cladding painted with an accent colour to articulate the wall geometry. The use of acrylic clad aluminium garage doors with balcony overhangs, frameless glass balustrades, commercial grade aluminium external doors and windows, stone clad party walls and strong geometric lines, provides a strong architectural landscape to a predominate beach landscape.

The developers from Yaran Property Group and building designers, Mikasa Designs, have teamed up to assist in a solution to provide affordable homes - and this multi residential development at Merriwa is an example. Challenges that were faced with this brief set out by the Department of Housing was to design homes that spatially meet the needs of its broad range of clientele whilst still providing an affordable, energy efficient design that contains all the amenities expected of a modern home. To be able to meet these needs a low maintenance, energy efficient, innovative design was in the forefront of its design philosophy. Each dwelling is purposely designed to be a single bedroom dwelling. This enabled 30% more dwellings to be accommodated on the site, reducing the cost of each. Moving away from the conventional double brick construction methods to a fully timber framed approach, reduced construction time and increased internal floor space. The skillion rooves take advantage of the vertical space and raked ceilings in the living/meals/kitchen and the multipurpose room, enhance the dynamics of the space and create an open feeling in the interior.

The client brief was to design three sets of townhouses on an undeveloped piece of land in the old part of Riverside. The client wanted to take advantage of the views with each building to have maximum view and solar gain. The site having an 11m fall made it a difficult task for vehicles entering and exiting the site and ensuring privacy to each dwelling. Each townhouse was to incorporate an open plan living which opens onto deck with a BBQ area. The townhouses include two bedrooms, with master bedroom having ensuite, while the lower floor has an open entry and garage with workshop space. The desired aesthetic incorporates a relatively flat roof design so the town houses have unrestricted views. This contemporary roofline was used with a combination of skillion and parapets. The development proved to be successful from a number of aspects. The construction was done with relevant ease considering the site conditions. Rock was easily overcome due to the design, with the space well used and solar heat gain successful with both morning and mid-day sun. The townhouses have set a new standard in the older part of Riverside with the use of lightweight wall panels and texture coated wall panels.

The client brief was to design three sets of townhouses on an undeveloped piece of land in the old part of Riverside. Due to the steep nature of the site with an 11m fall, and the bushland behind, drainage was considered to ensure the over land flow was diverted away from the buildings. Safe access in and out of the site, and turning on site, were governing factors of this development. The sloping site not only made it a difficult task for the build but also for the design that would ensure privacy to each dwelling. The result has set a new standard in area with the use of lightweight wall panels and texture coated wall panels. Each townhouse incorporates an open plan living area, which opens onto a deck with a BBQ area. On each townhouse lower floor is an open entry and garage with workshop space, and include two bedrooms, with a master bedroom and ensuite take advantage of the views. Each building has maximum view and solar gain. The desired aesthetic incorporated a relatively flat roof design with a combination of skillion and parapets to maintain unrestricted views and yet allow privacy for each dwelling with no over shadowing of the living areas.

This ultra-modern signature building for the metallurgical and mineral testing company, ALS Ammtec, looks futuristic with its black glass prism form. The forward tilting nature of the glass curtain walls creates extra internal bench space at windowsill level to each floor extending outwardly every 1200mm in vertical height. The full wall glazing makes the area very functional and allows a lot natural light over the laboratory bench spaces. The “black glass wing” has windows mostly facing south and east with the smallest portion of windows facing west. The large northern mineral warehouse concrete walls largely shadow the west side. This keeps the unwanted western sun off this face for most of the afternoon. The building is striking in appearance with its seamless black glass walls leaning out beyond the foundation line. The black glass walls are surrounding a two-storey laboratory. It has no visible solid walls or columns and therefore has the appearance of a glass prism. The rear building is constructed of large tilt panels with a “drive through” access way. The building is functional as a laboratory and industrial holding area achieving the “flagship building” criteria for the company brief.

This building was originally a purpose-built structure for car repair/panel beating business.This large facility, under the original owners, was capable of housing helicopters and aviation components and so it lent scope for it’s new repurposed internal refurbishment without the inhibitions of columns or other internal support mechanisms. Forward thinking by the original owner saw two large rainwater tanks installed at the rear, and these tanks remain an integral part of the new Australian Hotel and Brewery. Bricks were chosen to provide the rustic decor that appears to have been a part of the building fabric from year one, and the result exudes a natural and timeless appeal. Soaring brick pillars and walls provide aesthetic variation and separate the original open floor plan into more intimate areas soften generated noise levels. The original open internal layout maximised space and has allowed an open plan alfresco dining area, smaller private spaces for the brew room, a snooker area and a mezzanine floor to house a bar and dance area. The internal spaces of this refurbishment boast very creative finishes that utilise the industrial aesthetics of recycled or salvaged materials.

The key requirement of the design brief for this facility was to develop a modern and functional headquarters for JH Wilberforce that integrated the corporate identity of the company throughout the building. The client required an expansive multi-functional space that provided distinct and functional spaces to cater for all facets of JH Wilberforce. Additionally it was important that the design demonstrated the company corporate environmental policy for encouraging sustainability. The intention of the new headquarters was to provide a welcoming environment for customers and an improved workspace for staff. The completed JH Wilberforce building comprises a generous 5000 square meter warehouse, an extensive 900 square meter showroom, offices and meetings rooms. The ground floor comprises a full height warehouse at the rear, a reception and showroom, a staff alfresco area, and back of house offices and amenities. The first floor includes offices, amenities and a large mezzanine level that allows access to and views over the entire warehouse. The functional layout is reflected in the features of the building. A four-tonne crane in the warehouse facilitates seamless storage and distribution of materials, and a flammable liquid storage area has two hour fire rated pre-cast walls.

The original library building was built in 1990 and consisted of the main library building, an amenities block and staff work block. The building was enclosed on three sides by existing buildings, and on the fourth side by the staff carpark. With a budget of $500,000 the original project brief involved the extension of the existing library to create a senior study to cater for the increase in the number of students at the school. This original brief expanded with the acquisition of more funding to include seminar rooms, office and workrooms and a tiered lecture theatre for 120 students. The client desired a building that would blend in with the surrounding buildings, but at the same time be an aesthetic blueprint in which they could base future renovations upon. The design called for the partial demolition of the work block and placement of a new extension at a 90 degree angle to the existing, and squeezed within the existing school buildings and staff carpark. The unique form of the building evolved through the shape of the site, the addition of the lecture theatre and seminar room and a need to flood the senior study area with natural light.

The key requirements for the design brief was to produce an iconic building to represent the past, present and future of MITA in Western Australia, as well as provide a comprehensive automotive training facility and headquarters for the organisation. The development provides a training facility and administration headquarters for MITA, and can cater for 190 students daily. The campus includes a central administration and training building, and nine workshops. The entrance is a unique space, where cars can be displayed in a museum setting, exhibiting past and present developments and innovations of the industry. Additionally, the cafeteria and museum areas can open up to become a suitable space for informal functions. Encircling the core training and administration building are nine workshops. The long-term plan is to dedicate each workshop to a specific vehicle manufacturer, which will benefit MITA with access to the latest automotive technology. Designed to create a campus environment, open spaces, smaller private spaces, and internal green areas are defined and connected with a map of internal corridors and external pathways. The challenge was to design a fully functional training facility, alongside a modern headquarters that could represent MITA in the 21st century.

The client’s brief for this project was to develop a new showroom and storage warehouse for an already well-established hardware supply company. The existing business operated in a small, limited access location, one of which the practice had out-grown long ago. The main areas of expansion were to add to the number of workstations, increase the showroom and warehouse space, create an effective street presence, and develop parking and delivery access. The durability of finishes and ease of repair were also important to the development. The finished building faces north-east, with the long boundary set on the street side. This orientation catches the morning and midday sunlight and shields from the intense afternoon heat of the west in summer. Frosted glass sliding doors allow flexibility with control of sunlight and heat. Durable polished flooring creates an industrial feel and carpet tiles are used to soften the more frequented areas. The exterior finishes are a selection of light colours and exposed aggregates. A bold red entry awning creates an impact and reinforces the Hebel product branding. The exterior colours, interesting angles and materials are brought inside to unify the building and offset the square and lineal nature of the large interior.

The building is surrounded by early 1990’s brick veneer buildings, and by utilising the same materials with modern embellishments; the building compliments the local environment, while creating its own unique identity. The enclosed study area is flooded with natural light with features that include detailed timberwork of the columns, expansive ceiling and criss-crossed timber beams. The colours of the glazed offices, add a playful touch to the room without overpowering the space, and the modern library counter ties the new extension into the existing library building, providing a sharp and crisp architectural form that is continued throughout the new study area, offices and tiered lecture theatre. Utilising materials in common with the existing school, the aesthetic of the building successfully harmonises with the location in a contemporary way that also gives the library its own unique identity.

On the ground floor of the A-grade Dynons Plaza building, the Clients’ primary focus for the Dynons Plaza Project was to create a facility that housed a 76 seat theatrette and an informative breakout space/function area which would be fit for staff use as well as visiting dignitaries. The second part of the brief was to accommodate multi-functional meeting rooms.The breakout space/function area outside of the Theatrette doubles as a casual space where staff and guests could mingle and also showcases information about the company, its projects and environmental philosophies for educational purposes. A multi-use area, the space needed to be quite open to accommodate larger groups and be visually exciting to complement the interactive displays. As the breakout area wall graphics were outsourced, a shell was designed for the space to complement the proposed current informational use and any future uses for the space. Inside the Theatrette, the use of Echolinear wall paneling not only treats inherent acoustic concerns, but also accentuates the organic, undulating shape of the leather clad entry points, by juxtaposing the soft lines with structure and repetitive patterning. Lastly, the versatile operable wall divided meeting room wing allows for a variety of room size arrangements for maximum functionality.

This school gymnasium has set a standard for future developments. The building highlights advancements in technology and design in a way that challenges conventional designs where the emphasis is predominately on meeting size/volume requirements. The building is simple and low maintenance and exceeds expectations in functionality, and thermal performance. The building’s performance has been achieved by a combination of insulated composite wall and roof panels complemented by twin wall polycarbonate system positioned at a high level. Heat is controlled by an automated louver system that provides natural ventilation. Another benefit of the polycarbonate translucent wall sections is that they almost entirely eliminate the need for artificial lighting during the day helping to significantly reduce on-going running costs. Positioning and scale help this building deliver a strong presence within the school’s built environment complemented by a modern material palette and a splash of vibrant colour. The gym has truly become the heart of the school’s daily mechanics through the activities that it supports and encourages, the students and teachers it brings together and it represents another milestone in the evolution of the school’s history. This design and build is one of the few gym projects to be delivered under budget under the BERS initiative.

Best Residential Interior

The northern rear face of this property dictated that the living room, dining area, kitchen and terrace all needed to face this way, overlooking the central swimming pool. The master bedroom and en-suite also open onto this lovely soft view. The attractive walls of the symmetrical courtyards across the rear of the home create shadows and add interest to the building. All other bedrooms face south to the front garden and the home is set well back from the main road. The separate entertaining area has been created to overlook the northerly views and the swimming pool with its own terraces. This allows summer parties to carry on into the early hours without disturbing the house guests who would like to retire. The swimming pool is positioned centrally to all views and connects all entertaining areas visually as well as physically. Terraces and verandas are continuous across the northern face to protect the home from summer sun but allow winter sun to penetrate. A limestone block is incorporated externally along with a dark colorbond roof, which gives the home a classic appearance, but by opening the north facing rear with glass and bi-fold doors it allows the outside in.

The interior of this urban home has three distinct living areas, including a self-contained apartment, which makes it a very suitable home for a family with varied interests. The busy business owners and their teenage children required a retreat built on their vacant block where they could relax after a busy day, entertain friends and enjoy their own space. Zoning was extremely important as well as privacy from the road and a low maintenance garden. The block is a compact 538m2 with an unusual shape and a very narrow frontage. The form of the structure is a direct response to the site’s shape and location and takes full advantage of its northern aspect. Sandwiched between older housing and fronting a moderate volume roadway with little in the way of views, the building has developed its own inner personality and a welcome sense of the seclusion. Light floods through expansive openings, which unify the open-plan living areas with the beautiful private garden oasis. A collection of individual tastes and well-zoned shared spaces creates a sophisticated urban and casual beach ambiance that provides a glimpse into the future of inner city suburban living.

The design of this home has completely transformed the original dark country house into an expansive, light filled, residence that celebrates its magnificent rural setting. The new contemporary design includes soaring ceilings, generously sized rooms and a meticulously finished interior that incorporates a variety of natural materials juxtaposed with ultra-modern finishes. Sleek surfaces including floors and benchtops contribute to the soft lustre of the interior spaces. Solar passive design was a priority for this rural property’s new wing extension that included living spaces, bedroom, indoor feature pool and outdoor entertaining areas. The clients wanted to achieve a zero energy power bills or better with a solar grid connection. With a northern orientation as well as northern vistas, a large glazed curtain wall creates a glass facade along the east west axis. This axis became a spine of a concrete thermal mass wall internally and has the additional purpose of linking the existing and new buildings. Protection from moderate and high prevailing winds was achieved with tapered courtyard walls that provide a comfortable outdoor environment throughout the year. The roof of the indoor pool area is curved north-south to deflect prevailing winds over a sheltered internal northern courtyard. The use of insulated precast concrete walls provides additional insulation and industrial aesthetics. Hydronic solar in-slab heating supplements midwinter comfort. A 5kw adaptable to 10kw solar grid connection system has reduced energy usage costs to zero. Cross flow ventilation was important and was designed for 80% of rooms with two sided ventilation openings. A large fixed louvre system is designed to eliminate all summer solar gain stored along the spine wall.

Living areas and viewing corridors in this home are positioned on the first floor to capture views of the ocean over the roof line so the adjoining neighbours, while children’s bedrooms and informal sitting areas as well as outdoor living spaces were included on the ground floor to protect them from the strong south westerly winds which are traditionally associated with living on the coast. The link between the internal and external living areas has been emphasised with the use of water as a pool located to the front of the property as well as an inviting water channel running up to the entry door and its associated garden has allowed for this to happen. The introduction of an intermediate pond located centrally within the block has allowed for it to be viewed from all corners of the house, thus opening the house up and allowing for visual relief within the confines of the mass building of the surrounding dwellings. With the use of natural materials, including Lebanese Sandstone, granite cladding, rust timber and stainless steel, a linkage was created between all levels to form a harmonious flow throughout the home, as well as the internal and external connection.



A spectacular 3.8 hectare, steep ex-quarry site with a northerly aspect at the foothills of Mt Wellington was the siting for this new home. Fundamental to the client’s brief was that the interior design was contemporary with abundant light filled spaces. Additionally, the clients’ priorities included maximisation of easterly valley views, provision for five bedrooms with family and entertaining areas adjacent to the kitchen as well as separate adult living, master bedroom and guests’ private areas. Importantly, a centralised computer nook and rumpus with kitchenette and entertaining decks were also priorities as well as the integration of sustainability concepts. A predominate interior feature is the unique form of inclined triangular bright green walls that abutting the all-white ceilings. The play of light and shade creates intriguing points of interest as the recycled silver/blue glass specks in the “licorice” polished aggregate floors glisten from the deflections of the varying sun angles throughout the day. The distinctive internal form is solely attributable to the inclined exposed structural steel skeleton that supports the mid floor and multiple decks primarily reducing the necessity for traditional vertical support walls. This design offers perfect functionality as the open plan layout, amalgamated with frameless glass partitions, allows the family to remain visually connected.

Sustainable design principles were rigorously applied to optimise the thermal performance and reduce the energy and water consumption in this home. These include high performance double glazing, large eave overhangs, insulated thickened polished concrete slab and internal concrete block walls, ceiling fans, 40 tube solar hot water system, twin rainwater tanks, slow combustion wood heater, with fuel supplied from the treed property, and large netted vegetable gardens. The material palette comprises segmented earth textured retaining walls, both externally and internally with complementary slatted timber screens and decking that blends seamlessly with the site. Internally, the limited and contrasting palette of colours complements the thickened concrete polished floor. The design choices and material composition give the impression that the home could actually be situated in the middle of a eucalypt forest, whereas it is just minutes from the CBD. Sustainability concepts and strategies have formed a significant aspect of the decision making process with client comfort and health, water conservation, energy consumption and material selection being the key areas of focus. The minimal operational costs, thermal performance and greater self-sufficient living for the family evidence excellent sustainability performance.

The new JH Wilberforce headquarters at Malaga is a building that clearly communicates the JH Wilberforce brand, while also promoting sustainability considerations. It was important that the design demonstrated the JH Wilberforce corporate environmental policy for encouraging sustainability. The building is five star energy rated and economical design and energy efficiency was considered throughout the design. The leaf design of JH Wilberforce corporate logo that reflects the company’s policy for sustainability is featured throughout the glass partitions to the offices. An attention to detail and conscious material selections encouraged an economical outcome, while supporting the integrity of the design concept. The JH Wilberforce corporate colours are used throughout the building and are a feature of the exterior facades. Precisely placed red paint and cladding frame the building and draw the eye central to the large logo, and below, the long awning that draws the view of the users inside. The high quality finishes of the exterior ensure the JH Wilberforce building stands out in its setting, with Alucobond cladding in a bold red to match the corporate colour, Colorbond cladding to awnings, clear and seraphic glazing, and white walls as the base canvas for the facades.

CADDS Architectural & CADDS Energy designed the first 10 Star Home in Western Australia to create a sustainable living environment. The vision of the design brief was to provide leadership in best practice planning, design and construction in new buildings to make them socially, environmentally and economically sustainable. The design of this home incorporates Timik’s specialist construction methods and minimised the design’s complexity to reduce the typically high Karratha costs. A further challenge in the design development was to meet Landcorp’s design guidelines, recommendations and mandatory criteria. These included stringent principles created specifically for the subdivision to promote a high standard of sustainable housing and outstanding aesthetics in keeping with the surroundings. Karratha’s unique, and often harsh, environmental conditions influenced the design to best respond to seasonal variations in solar movements, temperatures and rainfall patterns. The building form is narrow (one room depth) to create the flow of cross ventilation. A 2.3kw solar panel system was installed on the northern side of the roof. Tall and narrow shaded alfresco areas situated next to living areas effectively cool incoming breezes. L shaped/wing walls help to create positive and negative pressure zones to draw fresh air through the building and provide adequate cross ventilation.

Project: Proposed Backpackers CaféDesigner: Paul Harty Architectural DesignsPhone: 0417 936 152

The brief was for a modern, budget accommodation for backpackers and travellers for up to 50 guests with a separate area set aside for a café. The resolution for the design was to use materials readily available and easy to construct. The main accommodation was placed to the western end of the site to give it maximum exposure to the summer sea breezes. The “ski slope” shaped roof is curved with its low end facing south to capture the cool sea breeze and filter out hot air within the roof space. With this natural convection effect, the roof’s sizeable catchment area will easily collect rainwater. The natural insulation qualities of reverse brick veneer is utilised for the external cladding. The accommodation building is positioned away from the front building and the road to minimise noise transfer to within the sleeping areas. The café was brought forward on the site to give it maximum street visibility. A stylish street sign promotes the café and the accommodation to traffic passing by.

Project: Recreational FacilityDesigner: Leigh Down

Adelaide’s parklands were originally conceived as a place for leisure and sporting activities for the city’s residents and this proposed design intends to encourage the use of the south parklands by providing amenities for those indoor exercise facilities. The addition of a café and alfresco dining areas contribute to the creation of a vibrant social atmosphere by providing a meeting place specific to the area that will further encourage the use of these uniquely South Australian settings throughout the year. The glass foyer of the proposed building projects out, creating a visible landmark that draws the attention of passing pedestrians towards the public spaces of the facility. The space planning of the building has been designed to facilitate the natural flow between interrelated tasks as well as maximising views of the picturesque Adelaide parklands from the spaces where they can appreciated the most. Whilst the overall layout of the building has been orientated in order to take full advantage of passive heating and cooling.

Student Design

The rear extension of this inner city turn of the century terrace was reconfigured to provide a growing family with more space, light and indoor-outdoor flow. The alterations included a new kitchen, bathroom, WC and laundry. The existing mezzanine storage area was designed to be more discreet and accessible. The addition of stacking doors opened the dining area onto an internal courtyard. Ceiling heights were increased in the bathroom and toilet and exhaust fans and opening windows were installed to improve ventilation. The laundry was relocated to a new kitchen and housed in a cupboard. The new kitchen was redesigned to improve storage and use. Large double glazed stacking doors in the dining area connect it to the internal courtyard, improving access to natural light and providing a sense of openness. Tones were muted with a bold statement made by the red splashbacks and matching pendant light in the kitchen. Sustainable features include gas instantaneous hot water, reuse of existing materials where possible, LED lighting and double-glazing.

Two building were designed for this site to meet the changing needs of a growing family. Each building connects to good external areas to minimise the internal size requirements and maximise outdoor living opportunities. This was achieved by keeping the southern wall of the unit solid without openings, and opening up the eastern end to the views and to provide good solar access to the north. The design allows the granny flat to be utilised by family members as a self-contained unit or a home office, or rented out to tenants, without compromising the seclusion of either house. Bedrooms in the main house are zoned with the staircase and cavity sliding doors that provide good spatial, acoustic and thermal separation. The diverse aesthetic requirements of the owners were accommodated with a simplicity that incorporates natural materials with modern rendered materials and results in a clean and elegant design.

Traditional masonry construction has stood the test of time and supported by dedicated trades continues to be valued in the building industry. Increasingly however, the need for Flexibility of Design and Energy Efficiency push designers and builders to seek faster more efficient systems particularly in residential construction.

External Insulating and Finishing Systems (EIFS), long established in Europe and America are now being recognised in Australia for their benefits, however their ultimate success relies heavily on a clear understanding of the dynamics of the substrate (ie the Expanded Polystyrene Foam “EPS”), its requirements for coating to ensure long term durability and the Integrated nature of design and installation responsibilities.

What experience tells us: 1. Expanded Polystyrene (EPS requires specialist “Base Coats”)2. To provide long term adhesion and durability. Beware of

suppliers/installers using Cement Renders or even their labelled “Acrylic Renders”. Expanded foam requires a high polymer base coat for adhesion - much higher than most “Acrylic Renders”

3. Cavity Drainage is critical in ensuring stability of the facade. This is Best Practice Design for traditional construction and is equally applicable in any Lightweight Cladding System.

4. Integration of design, components and installation is required to ensure “as built” meets design specification and Lightweight Cladding Systems are able to be installed by a broader installer base (vs traditional masonry). In the BCA their use is classified as an Alternate Solution requiring validation. CodeMark Certification is an acceptable approach and it covers the full aspects of relevant BCA requirements and that Installation is controlled to ensure full compliance.

5. Rigid, cement based renders & paint systems are unsuitable to maintain a weatherproofing envelope. Lightweight Cladding maintain a weatherproofing envelope. Lightweight Cladding Systems (EIFS or FC) require Flexible Acrylic Texture & ElastomericTopcoats to accommodate normal expansion and contraction.

Solar-powered architectural eskies – Australia’s “Passivhaus” dwellings

While the Australian market has started to recognise the value-add of “greener” commercial buildings, the costs of residential dwellings remains largely disconnected from sustainability measures. This is at a time when central Europe rolls out solar powered low-E buildings as a matter of stand-ard and at no extra costs.

A simple, all-electric “solar-powered architectural esky” appears to be Australia’s very own version of the European “Passivhaus” standard, delivering endless comfort with virtually no heating or cooling, negligible energy costs and high re-sale value.

Basic “Passivhaus” toolboxSomewhat conveniently, the German word “Passivhaus” translates perfectly into English as “passive house”; used and meant here in the context of the building’s reaction to the weather. “Passivhaus” is not to be mistaken for the better known building design term “passive solar house,” which relies heavily on the benefit of winter-sun exposure and lots of thermal mass for warmth. “Passivhaus” buildings in contrast work with any architecture. They can be lightweight, any shape or size, and even without solar exposure.

The “Passivhaus” toolbox for architects, for both residential as well as com-mercial dwellings, contains four key elements.

“Passivhaus” buildings behave just like eskies. They are perfectly insulated as well as air-tight (sealed) all around the building envelope – floors, walls, win-dows, doors and roofs/ceilings. Unless windows or doors are opened, nei-ther cold, heat, rain, wind or noise are felt inside. The building therefore needs effectively no heating or cooling; all year round, almost irrespective of climate zone.

However, as “Passivhaus” buildings barely loose heat, solar heat gain control of windows in summer is paramount. To keep the unwanted sun out, this calls

either for passive shading as part of the building design and/or orientation such as eaves, or else for active external shading devices such as blinds, screens or shutters. External solar control devices are typically automated, with manual override functions. Solar-control glazing (“tinted glazing”) is omitted with “Passivhaus” as invariable, too costly and superfluous.

Furthermore, as the entire building envelope is truly air-tight, 100% fresh air is being supplied by a comfort ventilation system. This system typically oper-ates only during weather periods when windows and doors are better not opened for thermal or humidity reasons or in commercial buildings with fixed glazing. Comparable with a ducted-air system, the comfort ventilation package includes a high-efficiency energy recovery ventilation unit and an integrated miniaturised reverse-cycle air-conditioner/heat-pump system.

Placed in a central location such as in a cupboard in the laundry, under the house, in the office or in the server room, filtered fresh air is supplied to every room or office area from where it percolates through the building to one or more central air extraction area(s) such as the bathrooms or the kitchen. The fresh air supply is thermally pre-conditioned by the exhaust air with a very high recovery efficiency of up to 94%, hence negating the need for supplementary heating or cooling for most of the year.

High “Passivhaus” performanceGiven the application of a comfort ventilation package with “Passivhaus” dwellings, conventional air-conditioning and space-heating systems are no longer needed. The specific heating and cooling design loads of “Passivhaus” dwellings are both limited to, and easily achieve, 10 W/m2. This design value applies to residential as well as commercial dwellings.

Such a thermal building performance for example means that a 250m2 five-bedroom family home runs on a single 2.5-kW reverse-cycle air-condi-tioner/heat-pump unit, preferably embedded in the central comfort venti-lation package. This low heating and cooling capacity is equivalent to the smallest split-system reverse-cycle air-conditioner unit on the Australian

market, typically used for individual rooms only.

Translated to Canberra as a case sample, the real per-formance of a “Passivhaus” is close to a 10 star NatHERS residential or a 7 star NABERS commercial building. The energy consumption of such base buildings is around four times lower compared to current good-practice 6-star NatHERS or 5 star NABERS designs.

The annual electricity demand for ventilation, heating and cooling of the above mentioned exemplary 250m2 five-bed-room “Passivhaus” in Canberra is around 800-1000 kWh, or $200-250 per year when assuming the current “green” power tariff of around 0.25 cents per kWh. “Passivhaus” dwellings do not have expensive utility bills - ever.

Australia’s own, simple “Passivhaus”Given Australia’s comparably benign climate zones and aiming to achieve the “Passivhaus” performance as cost-effectively as possible, residential and commer-cial dwellings in Australia can be designed somewhat simpler and cheaper than in Northern Europe, North America or Japan.

When implemented in association with an air-tight building envelope, there is for instance no need to employ 30-40cm thick wall and roof insulation to drastically limit heat transmission losses to heat transfer values (u-values) of 0.1 W/m2/K or less (equivalent to R10). Similarly, using triple-glazed windows with u-values of below 0.8 W/m2/K (R1.25) might only be justified in Australia’s colder climate zones such as 7 and 8 and in conjunction with economised wall, roof and slab insulation.

The air-tight building envelope is most critical in both colder as well as humid Australian climates. In combination with the comprehensive elimi-nation of thermal bridges, this omits dew-point-shifting into the wall and ceiling constructions where hidden moisture-related damage occurs over time. Comfort ventilation in “Passivhaus” dwellings eliminates moisture and mould problems – forever.

Unique to “Passivhaus” dwellings is their very slow thermal response to extreme outdoor climate conditions and/or diurnal fluctuations. Built like eskies, these buildings remain astonishingly stable in temperature. They are therefore patient enough to rely on solar electricity only for all heating, cooling and hot water needs, all of which can comfortably be generated or provided during daytime only.

“Passivhaus” dwellings in Australia are no longer using conventional, flat-plate solar hot water technology. They have been superseded by solar-electric high-efficiency heat-pump systems for energy, cost and greenhouse gas emission reasons. Most notable are the innovative high-pressure heat-pump units that use CO2 (carbon dioxide) as environmentally super-friendly refrigerant instead of conventional refrigerants.

Finally, Australia’s comparably ample amount of sunshine leads to local “Passivhaus” dwellings featuring rather small solar photovoltaic (PV) sys-tems for power supply. A 1.5-kWp PV system is typically more than sufficient to generate the total annual power consumption for ventilation, heating, cooling and hot water of a 250m2 five-bedroom residential “Passivhaus” dwelling in Canberra. Such a 1.5-kWp PV system costs less than $5,000, without government subsidies.

ConclusionsAdopting the basic “Passivhaus” toolbox allows architects to be free of design constraints while achieving extraordinary building performance. Thanks to moderate climatic but sun-drenched conditions, Australia’s very own “Passivhaus” path leads to the implementation of simple and cost-effective all-electric solar-powered dwellings, both residential as well as commercial. As the building envelope defines its thermal performance, “Passivhaus” dwellings are comfortable and cheap to run, hence will main-tain a high resale value.

This is particularly true when it comes to improving energy effi ciency, cost-effectiveness and the long-term performance of the building. Factors including rising energy prices, concerns over environmental impacts and occupant health and comfort are driving the industry’s focus on the build-ing envelope. So what is the building envelope and how can you get the most out of it?As the interface between the interior and exterior environments, the build-ing envelope incorporates the foundations, roof, walls, doors and windows of a building. It serves as the outer shell to protect the indoor environment and facilitate climate control. Put simply, it shields occupants from weather and climate by controlling rain, air, heat and vapour. One of the best ways to control these factors is with a combination of insulation and air sealing – that is, ensuring that any openings such as windows, doors or power points are completely sealed so that air leakage is reduced.

Modern exterior insulated panel systems such as MasterWall offer an effec-tive solution to achieve superior weather/air tightness for walls, fl oors and ceilings. But the real benefi t lies in the dollars! Expect to save as much as 30-40 percent in energy costs related to heating and cooling.

not all panels are created equalMasterWall was the fi rst external insulated panel system in Australia to be accredited by the Building Commission. More recently, MasterWall and MasterWall K-Series received the prestigious CodeMark certifi cation. Both building systems has have been specifi cally developed to meet Australian conditions and are based on proven technology.

There are some panels on the market that fail to meet these requirements and are consequently liable to develop moisture-related problems. This can reduce the effect of insulation batts in wall cavities by more than 60 percent and compromise the integrity of the render system, to the point where cracks appear and spoil the aesthetics of a building. Using an accred-ited system such as MasterWall overcomes these issues.

the building envelope starts at the design stageTo maximise the effi ciency of the building envelope and achieve correct detailing, it’s best to consider the use of insulated panels at the design stage. This will ensure the integrity of the seal between different building elements is preserved and will avoid moisture ingress that can dramatically reduce the effectiveness of insulation, and can have a serious damaging infl uence on the structure.

Air leakage in our buildings is a very important issue that is currently not being addressed. It accounts for up to 25% of the building’s energy effi-ciency performance. It’s just as important as insulation in ceilings, walls and floors, as well as good site positioning and protection of windows.

In North America and Europe the ‘Pressure Testing’ of all new buildings is often mandatory, as this test provides proof of how leaky a building is. This will indicate if the various sealing techniques have been effective and that the building meets the required regulated, low leakage rate.

CSR has completed CSR House, a building research facility to help meet the demand for future residential buildings to be built more effi-ciently, and with higher levels of energy efficiency and comfort.

Built to an 8 star energy efficient rating, the CSR House is a tangible demonstration of how CSR products and systems can be used to pro-vide high levels of cost-effective energy efficiency in home designs.

The range of PGH bricks and pavers incorporated in the project pro-vide both functional and aesthetic qualities. An insulated double brick cavity wall on the western facade achieves a total system R-value of above 6 in summer and winter (CSR Thermal Performance Certificate, May 2012). Brick veneer walls (with wall wrap, insulation and plaster-board) in other areas of the building provide thermal and acoustic insulation as well as aesthetic appeal and minimal maintenance.

Adding a combination of PGH metallic, glazed and sandstock bricks has provided the home with great colours and textures, while providing low maintenance and upkeep.”

Innovation continues throughout the CSR House and on the exterior with CSR’s latest innovative product, the Monier SolarTile.

The Monier SolarTile is significantly different to conventional ‘bolt on’ photovoltaic panels with its integrated design. Developed specifically to integrate seamlessly with the Monier range of flat profiled concrete tiles, the Monier SolarTile is a truly innovative product that delivers a ‘green energy solution’ with a superior design and aesthetic appeal.

“The CSR House is a showcase for innovation in building, materials and ideas with sustainability in mind. We installed a 1.5 kW Monier SolarTile system, integrating seamlessly with the Monier Horizon con-crete tiles and it looks fantastic,” Mr Benton said.

“Colours are an important part to the overall aesthetic of a home and for CSR House, Pewter bricks from the PGH Alchemy range were chosen for their contemporary, bold, metallic colour that visually anchors the exterior of the building. To create a contrast, the Northbridge Roman Splits were used on the front garage as a neutral textured element.”

“The Wasabi bricks from the PGH Vibrant collection were used as a striking feature in the alfresco area and the bright, bold lime colour was repeated as an accent throughout the house on soft furnishings and as a kitchen splashback. To ensure a flow of colour throughout the project, the entry was painted in a colour matching the Wasabi bricks.”

“With the use of the Monier SolarTile, which integrates beautifully with the Monier Horizon Barramundi roof tiles, the system is barely noticed on the roofline, adding to its aesthetic appeal,” Ms Page said.
