According to a story in The Red & Black Thursday, four men — said to be Georgia football players by the victim — were accused of simple battery and terroristic threats in an incident in a taxi cab March 29.

Head coach Mark Richt was asked to comment Thursday but didn’t know much about the situation, saying that he had “not really had a chance to talk to anyone about it.”

“That’s the whole thing, right now it’s speculation. We don’t know anything for sure, but I’m aware of the report,” Richt said, referring to the Athens-Clarke County Police report. “And I’m just wait-ing to see what is going to happen from here really. I don’t want to over- or underreact at this point.”

Richt did not know whether he would try to get to the bottom of it internally or wait to see what the police investiga-tion yields.

“I will be honest with you, I had it stuck in front of my face real quick right as I’m walking on the field. I really wasn’t aware of it,” Richt said. “So I don’t even know enough about it at this minute to even answer that question well.”

Directional kickoffs to be scrapped under Belin

The groans were fre-quent and often from fans over Georgia’s strategy of directional kickoffs during former special teams coach Jon Fabris’ tenure leading Georgia’s kickoff coverage team.

Message boards lit up with fans voicing their dis-gust as Georgia was torched by another big

kickoff return — Trindon Holliday’s return in the loss to LSU comes to mind — after Blair Walsh was employed to kick the ball high and toward the side-lines.

That strategy did not allow him to use the full extent of his leg, but was supposed to allow more time — and less space to cover — for Georgia’s cov-erage team to corral the ball carrier.

But with one of the best kickers in the country in Blair Walsh, fans exclaimed to let the sophomore use that leg. Walsh wanted to be able to kick it deep, too.

It appears fans — and Walsh — will get their wish as directional kicking appears to be a thing of the past under new line-backers coach Warren Belin, who is leading the kickoff coverage team this season.

“It’s not like it was here the past two years, direc-tional-wise. It’s a lot more use of my talent. I was fine doing what they wanted me to do; I’m a team play-er, I can go along with it,” Walsh said. “But it’s a lot more use of the talent and I’m happy about it.

“I don’t feel like there’s a restraint on me anymore, but — without giving too much away still — it’s dif-ferent, I’ll put it that way.”

Walsh, one of three finalists for the Lou Groza Award last season, forced 17 touchbacks last season but is hoping for about 25 under Belin’s new kickoff coverage scheme.

“I know from what little I know about football, I know we’re going down there and trying to bust helmets up. We’re literally just trying to beat the guy

in front of us, and go get the guy,” Walsh said. “It’s not a lot of schemes, not a lot of this.

“It’s a lot of old-school football involved in our kickoff coverage. I know [Belin] doesn’t like for me to talk too much about what we’re doing exactly, but as much as I can tell you that’s about as good a hint as you’re going to get. You’re going to see a lot of guys hustling, a lot of fast, fast stuff.”

Bulldogs tough out the ‘hottest’ practice of spring so far

Richt and his team weathered the mid-80s temperatures in the Bull-dogs’ 10th practice of the spring Thursday.

But Richt cut practice short so his players will have fresh legs and be well-rested for Georgia’s second scrimmage of the spring, scheduled for Saturday in Sanford Stadium.

“Today was the hottest day by far,” Richt in a press conference Thursday. “We shortened the practice

by about 20 minutes for a few reasons. One was the weather. The other was that I wanted to make sure we had a high tempo prac-tice and that we are fresh for our next scrimmage. Saturday will really be the last scrimmage where we can do all the things we want to do schematically before presenting them to the public.”

According to a story in The Red & Black Thursday, four men — said to be Georgia football players by the victim — were accused of simple battery and terroristic threats in an incident in a taxi cab March 29.

Head coach Mark Richt was asked to comment Thursday but didn’t know much about the situation, saying that he had “not really had a chance to talk to anyone about it.”

“That’s the whole thing, right now it’s speculation. We don’t know anything for sure, but I’m aware of the report,” Richt said, referring to the Athens-Clarke County Police report. “And I’m just wait-ing to see what is going to happen from here really. I don’t want to over- or underreact at this point.”

Richt did not know whether he would try to get to the bottom of it internally or wait to see what the police investiga-tion yields.

“I will be honest with you, I had it stuck in front of my face real quick right as I’m walking on the field. I really wasn’t aware of it,” Richt said. “So I don’t even know enough about it at this minute to even answer that question well.”

Directional kickoffs to be scrapped under Belin

The groans were fre-quent and often from fans over Georgia’s strategy of directional kickoffs during former special teams coach Jon Fabris’ tenure leading Georgia’s kickoff coverage team.

Message boards lit up with fans voicing their dis-gust as Georgia was torched by another big

kickoff return — Trindon Holliday’s return in the loss to LSU comes to mind — after Blair Walsh was employed to kick the ball high and toward the side-lines.

That strategy did not allow him to use the full extent of his leg, but was supposed to allow more time — and less space to cover — for Georgia’s cov-erage team to corral the ball carrier.

But with one of the best kickers in the country in Blair Walsh, fans exclaimed to let the sophomore use that leg. Walsh wanted to be able to kick it deep, too.

It appears fans — and Walsh — will get their wish as directional kicking appears to be a thing of the past under new line-backers coach Warren Belin, who is leading the kickoff coverage team this season.

“It’s not like it was here the past two years, direc-tional-wise. It’s a lot more use of my talent. I was fine doing what they wanted me to do; I’m a team play-er, I can go along with it,” Walsh said. “But it’s a lot more use of the talent and I’m happy about it.

“I don’t feel like there’s a restraint on me anymore, but — without giving too much away still — it’s dif-ferent, I’ll put it that way.”

Walsh, one of three finalists for the Lou Groza Award last season, forced 17 touchbacks last season but is hoping for about 25 under Belin’s new kickoff coverage scheme.

“I know from what little I know about football, I know we’re going down there and trying to bust helmets up. We’re literally just trying to beat the guy

in front of us, and go get the guy,” Walsh said. “It’s not a lot of schemes, not a lot of this.

“It’s a lot of old-school football involved in our kickoff coverage. I know [Belin] doesn’t like for me to talk too much about what we’re doing exactly, but as much as I can tell you that’s about as good a hint as you’re going to get. You’re going to see a lot of guys hustling, a lot of fast, fast stuff.”

Bulldogs tough out the ‘hottest’ practice of spring so far

Richt and his team weathered the mid-80s temperatures in the Bull-dogs’ 10th practice of the spring Thursday.

But Richt cut practice short so his players will have fresh legs and be well-rested for Georgia’s second scrimmage of the spring, scheduled for Saturday in Sanford Stadium.

“Today was the hottest day by far,” Richt in a press conference Thursday. “We shortened the practice

by about 20 minutes for a few reasons. One was the weather. The other was that I wanted to make sure we had a high tempo prac-tice and that we are fresh for our next scrimmage. Saturday will really be the last scrimmage where we can do all the things we want to do schematically before presenting them to the public.”

When signing a lease, these precautions will leave you better off.For many University stu-

dents, getting a first apart-ment or house is an impor-tant step toward adulthood. But signing a lease can be intimidating, and there are many things students should know before they sign.

Here are some steps to take:

Visit the apartment or house. Do not take someone else’s word that it is amaz-ing. This may seem obvious, but some people have been misled by well-intentioned friends.

When choosing the loca-tion of your new residence, make sure you consider transportation. An apart-ment may seem great, but if there are no buses and it’s out of walking distance, driving every day can get expensive.

There are different kinds of leases, which have differ-ent implications for the rent-er. A month-to-month lease is not as permanent and allows more flexibility. One drawback to a month-to-month lease is that it may allow the landlord to change the rent cost at random.

A tenant lease is for a longer time period, and rent is a set amount. If the renter moves out before the lease is up, the landlord can charge the renter the total rent for the remaining months of the lease.

It is important to know the landlord’s eviction policy before signing the lease.

Be sure to know on what grounds you can be evicted

and how much warning the landlord has to give before you must vacate the apart-ment or house.

Almost all landlords will require a security deposit – money that the landlord will hold until your lease is up – before you sign the lease. If there is no damage beyond normal wear and tear to the residence, you will get the deposit back.

You may be charged for damages such as holes in the walls or broken blinds and windows. Before you sign the lease, look around the house or apartment for any existing damage. Take pictures of the damage to make sure you won’t be charged at the end of your lease for scratches or dents you didn’t cause.

Before you sign the lease, the landlord should walk through the apartment or house with you and do a checklist of all damages. Make sure you keep this checklist along with the pic-tures.

Be clear with your land-lord about the circumstances under which they can enter your residence. Signing a lease that allows unrestrict-ed entry to your apartment may permit violations to your privacy.

If you are able, have a lawyer look over the lease before you sign it. Moving out of the dorms or your parent’s house is exciting, and taking these precautions before signing a lease will make sure that the process goes smoothly.

Students wishing to leave campus housing after their first year at the University and find a residence off cam-pus should remember that with this newfound freedom are new responsibilities.

One of these responsibilities includes becoming familiar with Athens-Clarke County living ordinances.

“The front yard parking ordinance is an ordinance that is somewhat unique to this community,” said John Spagna, division administrator for the Community Protection Division for Athens-Clarke County. “If you live in a rental house or apartment where there is a front yard, we do not allow people to park on the grass – you must park in your driveway or use street parking.”

Spagna said code officers often patrol for violations. He said the first time a code officer comes across a resident who has violated an ordinance, the resident will receive a notice. The second time, the resident is cited and will have to appear in court.

“They would have to explain to the judge why they couldn’t follow a rule as simple as, say, not parking on the grass,” Spagna said.

Though living ordinances may seem unnecessary to some students, Spagna said they are not only there to ensure the safety of the community but to uphold the rights of the renter.

“As a renter you have rights,” he said. “The right to a working sink, a working faucet, etcetera.”

He said it is the job of the Community Protection Division to make sure that these rights are upheld.

“If you don’t feel like the property owners are going to come out and fix it in a day or two, put it in writing,” Spagna said.

With the request in writing, renters may then contact the Community Protection Division and they will ensure the property owners comply with the requests.

“Were going to tell the property owner you need to fix it,” he said. “We will give them 30 days to fix it.”

Know Athens-Clarke County ordinancesWhat to do to avoid a messy situation later

What to inspectWhen moving into a new place, you should know the property and inspect it inside and out for potential problems. Here are some helpful tips:

• Take your manager or landlord with you because they’ll know what to look for.

• By law, an inspection must be completed by management before resi-dents move in.

• When moving into a house with four or more people, make sure the neighborhood isn’t a resi-dential zone, where no more than three unrelated people can live together.

• Check for wear and tear and behind appliances for holes, mold, or other issues.

• Make sure all applianc-es are there and function-ing correctly.

• Leave water running for a few minutes in sinks, bathtubs and showers to check for leaks. Check ceiling for water damage.

• Check air conditioning and heat vents. Duct work defects can cause circula-tion problems.

• How accommodating is management when prob-lems arise? There will always be issues, make sure they fix what they promise to in a timely fashion. If you feel uncomfortable, it’s proba-bly best to move some-place else.

The average cost for renters insurance ranges from $110 to $150 per year for about $15,000 to $20,000 in property cover-age and around $300,000 in liability.

With a policy such as this, tornado, fire and theft losses are covered, but earthquake or flood dam-age are not. Students who own high-value property can add more coverage for certain items, such as jew-elry or furniture.

“I wish more people would get it,” said George Bond, principal agent for Nationwide Insurance in Athens. The insurance is “inexpensive for the cover-age you get,” which includes everything belong-ing to the renter plus liabil-ity, Bond said.

Any items stolen from a tenant’s vehicle brought out

from his or her home are covered as well. Liability covers damage to people injured on a tenant’s prop-erty or surrounding areas — if a tenant is found responsible for starting a fire that spread to other liv-ing quarters, for example.

Typical renters coverage lasts a year. The type of building a tenant lives in determines the amount of risk and cost of the insur-ance. Because more tenants live in apartment buildings than duplexes, apartment-living risks are increased, Bond said.

Some students do not have the option of whether or not to purchase renters insurance because certain landlords require them to in the lease, said Cheryl Coleman, customer service representative of Chasteen Insurance Agency.

Security deposits are a necessary expense of living in most off-campus locales, but there are ways for students to get the cash back into their wallets at the end of their leas-es.

“The security deposit is money put down by the [ten-ants] to ensure that if there are any dam-ages when they leave, they’re held accountable,” said Allison Barron, a senior from Alpharetta.

Barron lived in three different apart-ment and housing complexes during her time at the University. She said two places charged her a full month’s rent — $325 and $375 a person, respectively — and her house in Deer Park, one of Hancock Properties’ neighborhoods, cost around $112 per person.

“In reality, in order to get the deposit back, the house must look the same as when they moved in,” said Scott Hancock.

Hancock, who is part owner of Hancock Properties, said his company charges ten-ants half a month’s rent for their security deposit. Though he said he could not speak on behalf of all Athens landlords, Hancock said security deposits pay for carpet and floor cleaning and re-painting the walls.

“We don’t try to make money off the security deposits,” he said. However, he said only 5 percent of his tenants actually received their deposits back when their leases terminated.

Hancock said students should contact their landlords before vacating their houses and figure out what combination and color of paints they need to use to repaint and touch-up walls. He also suggested students

hiring their own professional cleaners to steam clean carpets and mop floors, instead of renting an inexpensive cleaner and students doing the work themselves.

A lot of times, Hancock said, tenants don’t actually damage the homes, but every wall scratch, carpet stain and bit of food left in the refrigerator adds up, and the security deposit gets to bear the cost.

Barron said she and her roommates are gearing up to leave their house in mint condition so they get their money back.

“Right now, we’ve got a gaping hole in our ceiling,” she said. “We’re going to get that fixed.”

Barron said students should be aware of any money automatically taken out to cover some costs, such as non-refundable pet deposits, and money some complexes use to pay for carpet cleaning no matter if the students clean it themselves.

“I think the big thing is cleaning up when they leave,” she said. “At the beginning of the year you go through an apartment check. Go through that when you leave and make sure everything is exactly the same.”
