You’ve made the decision to fi nally remodel the out-dated kitchen and living room of your home. But if you live in a house built before 1978, a new federal law regulating the removal of lead paint will affect your home remodeling project.

In 1978, the use of lead paint was offi cially banned from residential construction. Before that, however, lead paint was used in more than 38 million homes, ac-cording to the U.S. Environmental Protection Agency (EPA).

Today, contractors hired to do renovation, repair and painting projects that will involve at least 6 square feet of lead-based paint in homes built before 1978 must be EPA Lead-Safe certifi ed and must follow specifi c work practices to prevent lead contamination.

Of course, 6 square feet is smaller than the average window – which means that pretty much every remod-eling job will have to comply with this new require-ment.

■ The Dangers of Lead PaintFor young children, lead poisoning can cause learn-ing disabilities, hearing loss and behavior problems. In adults, lead poisoning can lead to hypertension and

high blood pressure. Pregnant women run the risk of passing the poison on to their unborn child.

It is important that you fi nd a remodeler who is trained in lead-safe work practices rather than try to do the work yourself. Not only that, but it’s the law: Contrac-tors working in pre-1978 homes must be lead-paint certifi ed and must follow these lead-safe practices whether or not there are children in the home – unless the home owner can certify that the house is lead-paint free.

■ What are Lead-Safe Work Practices? EPA has a free brochure on its website www.lead-freekids.org called “Renovate Right” that provides guidance to home owners and contractors about remodeling safely to minimize lead dust exposure. EPA Lead-Safe Certifi ed Renovators have been equipped to use lead test kits, educate consumers about the dangers of lead, and use prescribed lead-safe work practices. Your certifi ed contractor should also give you this bro-chure to familiarize you with specifi c work practices, including these procedures:

1. Containing the work area so that dust and debris do not escape. Warning signs will be posted to keep visitors away from the area and heavy-duty plastic and

tape are used to seal off doors and heating and cooling system vents and to cover the fl oors and any furniture that cannot be moved.

2. Minimizing dust. There is no way to eliminate it, but some paint removal methods create less dust than others. For example, using water to mist areas before sanding or scraping and prying and pulling apart components can reduce dust. It’s also prohibited to use open fl ame burning or torching; sanding, grinding, planing, needle gunning, or blasting with power tools and equipment not equipped with a shroud and high effi ciency particulate air (HEPA) fi lter vacuum attach-ment; or using a heat gun at temperatures greater than 1100°F.

3. Cleaning up thoroughly. When all the work is done, and before taking down any plastic that isolates the work area from the rest of the home, the area will be cleaned with a HEPA vacuum to remove dust and debris on all surfaces, followed by wet mopping with plenty of water.

What’s Hot and What’s NotMid-Minnesota Builders Association

Are you planning to move to a new home in the next few years? Thinking about reno-vating your current home so it’s more appealing to potential buyers when you do decide to move on? Or maybe you just want to change your space to follow the latest trends?

Whatever your plans for your existing or future home, research from the National Association of Home Builders and Better Homes and Gardens magazine shows what features and fl oor plans will be popular over the next few years.

According to an NAHB survey of home builders on their expectations for homes in 2015, smaller homes with lower prices and more green features will be the predominant force in the marketplace.

As the average size of new single-family homes continues to decline to 2,377 square feet from a peak of 2,521 in 2007, fl oor plans are focusing on frequently-used rooms. More than half of the builders surveyed said the size of the family room will increase, while the formal living room, entry foyer and dining room are expected to decrease or disappear.

Other features that builders predict are highly likely to be included in the average new home of 2015 include a walk-in closet in the master bedroom; a laundry room; ceil-ing fans; a master bedroom on the fi rst fl oor in homes with two stories; and a two-car garage.

Nearly 70 percent of the respondents said that homes will be greener, and about one-third expect them to have more features related to technology.

The most common green features in 2015’s new homes will be low-E windows; engi-neered wood beams, joists or trusses; water-effi cient features such as dual-fl ush toilets or low-fl ow faucets; and an Energy Star rating for the whole house.

The families who will be looking to move into new or renovated homes have high ex-pectations for their new space as well.

A December 2010 survey of Better Homes and Garden readers who consider them-selves prospective home buyers or who are planning a major improvement to their home indicated that home buyers don’t want any “wasted space” in their next home and they are seeking signifi cant value for the money they spend.

Eighty-nine percent of consumers want high-effi ciency heating and cooling in their next home, 85 percent want high-effi ciency appliances, and 78 percent want upgraded features and fi xtures such as granite countertops, wood fl ooring, faucets and lighting fi xtures.

Effi cient use of space also ranks highly in consumers’ desires. The top-ranked living spaces include a separate laundry room; additional storage space; walk-in closets or built-ins; a home offi ce space, workspace or family computing center; and everyday eat-ing space in or close to the kitchen.
