Phase I Environmental Site Assessments (ESA)

Phase I ESAs are an integral part of the due diligence and decision-making process for lending andproperty purchase decisions. A Phase I ESA includes a site visit and a historical and regulatory reviewthat is designed to identify environmental issues such as current and historic environmental conditions that may affect property values, pose a financial liability to the purchaser or lender, or affect the ability of a borrower to repay a loan obligation. Clients may also obtain a Phase I ESA in order to satisfy requirements of the "innocent landowner defense" or other available defenses to environmental liability under CERCLA.

AEI’s Phase I Environmental Site Assessment (ESA) meets the most current ASTM Standard for Phase I ESAs,and involves the following activities: • Site inspection • Adjacent/ surrounding property reconnaissance • A review of historical documentation (i.e. fire insurance maps, city directories and aerial photographs) • A review of hazardous material and petroleum product storage, spill and disposal records • Local, regional and state agency file review • Interviews with the property owner, tenants and property managers • Preparation of a report documenting the findings, conclusions and recommendations • Asbestos, lead, radon and mold evaluation (on request)

Phase II Subsurface Investigation

When environmental due diligence goes beyond the scope of a Phase IEnvironmental Site Assessment, a Phase II Subsurface Investigation can be necessaryto further evaluate the potential of contamination on your property. AEI providesPhase II Subsurface Investigations for clients nationwide. AEI’s professional geologists andengineers design customized scopes of work addressing specific property challenges.

AEI’s Phase II Investigations may include: • Soil and groundwater sampling and laboratory analysis for potentially harmful chemicals • Sediment and surface water sampling and analysis • Soil vapor and indoor air sampling and laboratory analysis • Groundwater flow modeling and laboratory analysis • Drilling and sampling temporary bore holes • Installation and sampling monitoring wells • Geophysical surveys • Indoor-air vapor intrusion assessment • Vapor encroachment assessment • Contaminant source differentiation

Once the field investigation has been completed, a state-certified laboratory will conduct the sample analysis.AEI will then prepare a report signed by a state-designated professional geologist or engineer that details the analytical laboratory data and field investigation conclusions along with any recommendations.

Environmental Transaction Screen (ETS)

AEI provides Environmental Transaction Screens (ETS) as an alternative approach to a Phase I Environmental Site Assessment. The ETS consists of a limited scope of work and is designed to assess the environmental condition of commercial real estate. An ETS is recommended for low risk property types or properties with extensive historical information available. The report issued will document potential environmental conditions on the property or on the adjacent properties.

Records Search with Risk Assessment (RSRA)

Records Search and Risk Assessment is a limited environmental due diligencetool intended to inexpensively evaluate the likelihood of contamination on thesubject property and its adjacent properties. A RSRA is typically used for SBA financing. The assessment concludes whether the subject property is either “high risk”, "moderate risk" or “low risk” for contamination. If the property is not determined “low risk”, an additionalenvironmental investigation may be required.

The RSRA assessment involves: • Database search of federal, state and local regulatory agencies • Limited historical record review of the subject property and adjacent sites • Desktop review of the above information by an Environmental Professional

This report meets the RSRA scope of the Small Business Administration (SBA).

Agency Environmental Reports

AEI is experienced in providing assessments that meet agency requirements, such as US Housing & UrbanDevelopment (HUD), Fannie Mae, Freddie Mac, and the US Small Business Administration. AEI demonstrates a proven track record of providing reports that meet the approval of these agencies, allowing transactions to smoothly proceed through the agency’s review process.

AEI assists both public and private clients in understanding and developing compliance management planning to meet environmental regulations. National Environmental Policy Act (NEPA)

AEI performs FCC-NEPA Compliance consulting including natural/biological, and cultural resource studies in support of the wireless industry for both new towers (FCC Form 620) and collocations (FCC Form 621).

Stormwater Compliance

AEI reviews Notice of Intent (NOI) and Stormwater Pollution Prevention Plans(SWPPPs) and performs limited stormwater compliance inspection of properties. AEI contacts the oversight agencies to verify compliance with requirements and identifyany potential costly liabilities or outstanding violations.

AEI also provides estimated costs for implementation and ongoing maintenance/inspection requirements,as well as costs to stabilize the property, to comply with stormwater regulations.

Consulting Reviews

When a client requires an expert evaluation of findings done by another environmental firm or to identify whether the report was completed in accordance with regulatory standards, AEI conducts a consulting or “peer” review. Property Condition Assessments

The purpose of a Property Condition Assessment is to observe and report on the physical condition of the subject property and to provide professional recommendations regarding future issues including financial risk or liability to the client.

Major structural, electrical, plumbing and HVAC components of each structure, as well as site improvements, are carefully examined for condition, status of completion, general code conformance, life cycle costs, sufficiency for their intended use, and extent of defects and depreciation. AEI’s Building Sciences team interviews site personnel, performs document reviews and conducts walk-through surveys noting the physical condition of the building systems and components.

Systems surveyed will include the following: • Site and Grounds - pavement, curbs, loading docks, walks, landscaping, irrigation, site drainage, exterior lighting, walls, fencing/railings, signage and exterior amenities.

• Structural Systems - Foundations and structural framing of walls, columns, intermediate floors and roofs.

• Building Envelope - Roofing systems, exterior finishes, stairs and steps, exterior doors and windows. • Interior Building components - Interior finishes of common areas and tenant areas. Condition of soft goods will not be assessed.

• Mechanical Systems - Property-owned electrical, heating ventilation/ air conditioning, plumbing and conveyance systems.

• Safety and Code Compliance - Life safety, fire suppression systems, and general visual review of property compliance to the Americans with Disabilities Act (ADA). AEI services include contacting the local building, zoning, and fire department / authorities to identify any currently outstanding building or fire code violations at the subject property.

Upon completion of the physical assessment of the property, AEI will provide a Property Condition Report(PCR) outlining the systems and components along with any deferred maintenance or deficiencies observed.Based on industry standard, AEI then formulates a list of immediate repairs and costs that will be incurred. Immediate repairs can be defined as significant building code violations, fire code violations, safety concerns and deterioration to the building caused by deferred maintenance. In addition to the assessment, AEI develops aModified Capital Reserves Schedule that approximates repairs and replacement costs most likely to occur over the evaluation period. This schedule allows the client to plan for large expenditures in advance of their replacement.

AEI’s PCA reports comply with industry standards based on ASTM E-2018-08 requirements along with Freddie Mac, Fannie Mae or HUD guidelines. Customized scopes are also available.

Seismic Risk Analysis

AEI provides a seismic risk analysis in a Seismic Loss (SL) report in accordance with ASTM Standards E2026-07 and E2557-07. The SL report summarizes the risk of structural failure due to the vibratory motion from the maximum probable earthquake event that has a 10-percent chance of exceedance in a 50-year exposure period, or a 475-year return period.

AEI utilizes the Scenario Expected Loss Design Basis Earthquake (SELDBE) as the seismic loss damage ratio (commonly referred to as Probable Maximum Loss - PML). (SELDBE) is defined by ASTM E 2026-07 as the expected (mean) earthquake loss to a building resulting from a specified seismic induced ground motion (peak ground acceleration). The specified peak ground acceleration is based on the probabilistic seismic hazard analyses program FRISKSP-3.01b and the USGS database.The ASTM recently released guidance, ASTM 2557-07, indicating the use of the (SELDBE) estimate for CMBS transactions.

AEI can also provide the Scenario Upper Loss (SUL), which represents the scenario loss that has a 10% probability of exceedance due to the specified ground motion of the scenario considered. Both methods take into account various factors including construction type, site condition, soil type and location of the building to known faults. The specific methodologies are governed by the lender, but all include the following:

• Cursory review of available geologic and soils reports and drawings.

• Site visit and general assessment of the property, building(s), related facilities and general site characteristics.

• Preliminary assessment of earthquake ground shaking, liquefaction and fault surface rupture potential based on historical regional hazard data.

• Preparation of a report including a list of general seismic deficiencies and preliminary estimate of facility earth quake damage loss based on empirical loss estimation methodologies.

The United States is divided into seismic zones depending on hazard risk. Properties in seismically active areas have a higher risk of suffering significant damage in the event of a major earthquake. Knowing the seismic risk of your property is important to avoid future expenditures.

Physical Needs Assessment (PNA)

The Physical Needs Assessment (PNA) is designed to address all existing conditions,outstanding maintenance issues and to identify any building code violations. PNA reports can be modified according to a client’s particular inquiry. Upon completionof the physical assessment of the property, AEI’s professional staff will provide the clientany recommendations to correct any conditions that may affect the health or safety ofcurrent or future residents. AEI will then formulate and present our recommendations with abudget to enhance the physical and aesthetic condition of the property to maximize its positionin the market place. The PNA can be an essential tool in determining the subject site value andapproximate cost in possible repairs and/or investment in the property.

AEI’s PNA report provides our clients with an assessment of the subject property’s overall condition.

The report discusses the following components of each site:

• Site and Grounds - pavement, curbs, loading docks, walks, landscaping, irrigation, site drainage, exterior lighting, walls, fencing/railings, signage and exterior amenities.

• Structural Systems - Foundations and structural framing of walls, columns, intermediate floors and roofs.

In addition to a written report discussing the physical assessment of the property, AEI provides immediate/short term cost tables outlining the costs associated with correcting the deficiencies that require immediate attention, mainly code, life safety or ADA deficiencies. AEI also formulates and presents a second set of cost tables which outline the recommendations and costs associated with ongoing maintenance and upkeep over the evaluation (loan) period.

Green Building Assessments

Green building assessments help clients estimate the costs and benefits ofsustainable investments and determine where to focus these costs in providingthe greatest “green” impact.

Building Energy Performance Assessments (BEPA)

Based on an increased awareness about energy efficiency and “green” buildings, ASTM International developed the Standard Practice for Building Energy Performance Assessment (BEPA) for a Building Involved in a Real Estate Transaction (ASTM E2797).

The goal of the BEPA process is to document historical energy performance, identify the range of building energy use and costs (upper and lower limit scenarios), and provide a pro forma energy use and pro forma energy cost for the building.

A BEPA Study has five components:

• Site Visit - To observe the building during the walk-through and document the building characteristics (property type, building age, last major renovation, number of floors, square footage, occupancy, heating system, air conditioning system, energy sources etc.), conduct interviews and collect records not previously provided. • Interviews - With the present owner, operator, and/or key site manager at the building; • Records collection - Collect and compile the records necessary (energy consumption, energy costs, weather data, hours of operation, occupancy rates etc. over the previous three years, with a minimum of one year, or back to the last major building renovation if completed less than three years ago); • Records review and analysis - Review and analysis of records collected; • Report - Report on the findings related to building energy use and energy cost.

A BEPA as described in this practice is appropriate for properties where utility/energy costs are centralized and paid by the property owner, manager, or operator and may include, but are not limited to, office, retail, hotel/lodging, warehouse, and industrial properties.

Information collected is standardized in performance metrics kBTU/SF and normalized as appropriate for occupancy, degree days, and other variables. A BEPA can be further expanded utilizing the Energy Star program to allow for benchmarking of the building. Green Property Condition Assessments

AEI’s team of experienced professionals enables clients to achieve their energy efficiency goals by offering energy performance assessments and energy saving recommendations. Awareness of energy waste will help customers improve the energy performance of their facilities, leading to improvements to the company’s bottom line and ultimately saving significant amounts of energy. These services are provided independently or as a supplemental service to a Property Condition Assessment.

Geotechnical Investigation and Soil Studies

Geotechnical engineering is the branch of civil engineering concerned with the behavior of earth materials. Site investigations are needed to gain an understanding of the area in or on which the engineering will take place and in assessing risks posed by site conditions. Geotechnical investigations include a site examination of soil, rock and seismic faults in the area of interest to determine how they will impact proposed construction.

American Land Title Association (ALTA)

The American Land Title Association (ALTA) is a national trade association whose active members engage in the title industry and businesses relating to real estate, sales, construction and finance. ALTA and the American Congress on Surveying and Mapping (ACSM) have jointly developed a general set of land surveying standards. The ALTA standards are a nationwide uniform set of standards and the survey often includes determining property lines, location of improvements, identifying all easements, utilities and other conditions affecting the property. An ATLA survey is commonly prepared for commercial properties to determine elements to the property that insure the title to the land determining the ownership of the building that commercial development may require. The survey is specifically designed to satisfy the needs of lenders, corporations and title companies when dealing with valuable commercial properties.

Preconstruction Document and Cost Reviews

For construction loans, AEI performs an independent review of construction documents (Architectural, Structural, Landscape, Mechanical, Electrical and Plumbing drawings and related specifications). The purpose of the review is to ascertain if the documents provide sufficient information for a contractor to prepare a thorough and accurate bid, and for construction to proceed with a minimum of cost-adding change orders resulting from missing information. As part of the process, AEI also compares the proposed cost schedule provided by the contractor/developer to costs that are derived from our own calculations to determine if the proposed construction cost is higher, lower, or on target with the our cost projections. Project costs are reviewed to determine the adequacy of the projected budget. In addition, AEI reviews the projected construction schedule provided by the contractor to see if it is realistic or aggressive and if there could be events such as routine inclement weather or possible labor actions that might affect the projected schedule.

Construction Monitoring

Once the loan is closed and construction has commenced, AEI will review monthly contractor draw requests and walk the property to confirm that the work for which the contractor is requesting funds has been completed. The draw request may include funds for both work actually in place and for stored materials, whether on site or in a remote location, for which bills of lading and insurance certificates are required. While the site visit is neither a safety nor code-compliance inspection, if any questionable methods or materials are observed, they will be reported for further inspection. Any deviations from the project drawings are also noted and reported. AEI also reviews all change orders to verify the validity of the charges.

Construction monitoring is designed to compare the progress of construction work with the project schedule and is conducted through periodic visits to the construction site. More intensive monitoring may occur based on a client’s specific request. The final phase of construction monitoring involves AEI providing the client with a report that includes findings and certification of any costs or project milestones.

Site Investigation includescomprehensive examinations, appropriate design and plan installations and feasibilitystudies to determine the contamination severity and mitigation methods on contaminatedsites. AEI’s dedicated engineers develop effective solutions in order to successfully completedthousands of site investigation and remediation projects on schedule.

Our experienced project managers and professional geologists, engineers, and scientists identifycost-effective solutions and develop long-term relationships with our clients to understand theirbudgetary needs. AEI offers up-to-date knowledge of federal, state and local regulations throughoutthe United States. Quality control is strictly enforced. Phase II Subsurface Investigations

A Phase II subsurface investigation would generally be recommended if historical documents or a siteinspection suggests that soil or groundwater contamination might exist at the subject property following a Phase IEnvironmental Site Assessment (ESA).

The purpose of the Phase II Subsurface Investigation is to determine if contamination exist. Investigationsdetermine the impact of the contamination on the soil and/or groundwater conditions beneath a property.Potentially contaminated sites that are recommended for Phase II subsurface investigations commonly involve:

• Dry cleaning operations

• Printing facilities

• Manufacturing facilities

• Gas stations

• Underground storage tanks (USTs)

• Leaking tanks

• Hazardous materials surrounding the subject property

All of AEI’s Phase II Subsurface Investigations are performed by experienced Professional Geologists who establish the scope of work, determine the location of each sample and interpret sample results. All samples are analyzed by certified laboratories under the guidelines established by the American Society of Testing and Materials (ASTM).

Once the laboratory results have been acquired, a report is prepared which includes the subject property map, analytical laboratory sample results, and conclusions and recommendations for additional work, if required.

Soil, Soil-Vapor, Indoor Air and GroundwaterInvestigations

Soil, Groundwater and Soil-Vapor Investigations are performed to evaluate theextent of identified contamination to soil and/or groundwater beneath a propertyhave been impacted. Site specific data is integral in evaluating the need for mitigation,human and environmental risks and obtaining regulatory closure.

Extensive soil and water sampling and laboratory analyses may be necessary to determine theextent of the contamination and to appropriately characterize the subsurface geology,hydrogeology and distribution of multi-phase pollutants. In many cases installation of monitoringwells are needed for long term groundwater monitoring. AEI’s comprehensive testing andevaluation procedure gives our clients the necessary information to make thoughtful, prudent businessdecisions regarding site cleanup.

Vapor Intrusion Studies

Vapor intrusion and vapor encroachment is encountered primarily at sites contaminated with volatile organic chemicals such as petroleum from leaking underground storage tanks or pipelines and chlorinated solvents from dry-cleaning facilities. Vapor Intrusion studies may involve sampling indoor and ambient air, soil gases, and groundwater. State and federal environmental initiatives have recently addressed vapor intrusion issues and will have significant impacts on future real estate transactions. AEI’s experienced project managers have completed hundreds of vapor intrusion investigation studies at commercial and industrial properties.

Monitoring Well Installation, Gauging and Sampling

AEI performs groundwater quality investigations which involve installing groundwater monitoring wells in order to assess geologic conditions, groundwater flow, pollution fate and transport dynamics. AEI properly designsmonitoring programs.

Risk Assessments

Risk assessments are a means of quantifying risks to human health and the environment. It is often used to develope site-specific clean up standards, thus allowing some contaminants to be left in place. Some of the factors that influence the outcome include: nature of property use (commercial or residential); contaminants of concern; depth to groundwater; and the proximity to sensitive receptors such as schools, water supply wells, and other water bodies. AEI utilizes the most current industry approach to conduct risk assessments to provide accurate interpretations of risk at a specific site.

Remedial Investigations and Feasibility Studies

Remedial Investigations and Feasibility Studies (RI/FS) both follow the preliminary site investigation and are conducted concurrently. The primary purpose of an RI is to determine the nature and the extent of the contamination and to establish whether it poses public health and environmental threats. The primary purpose of the FS is to assess the cost of the necessary treatment and to evaluate cost-effective alternative actions of remediation for the contaminants of concern. Corrective Action and Remediation Plans Design of a Corrective Action or Remedial Action Plan (RAP) for a site, incorporates all assessment data and prior experience in remedial investigations and feasibility tests. The RAP contains risk based cleanup levels negotiated with the regulator, and contains all of the information necessary to construct and operate the remediation system. The RAP also provides detailed procedures for monitoring the progress of cleanup and criteria for recommending closure. Upon approval of the RAP, the system is installed and operated until cleanup levels are met, or it can be demonstrated that the point of diminishing returns is reached. AEI is very cognizant of the need to maximize the value of client dollars spent on remediation. AEI’s track record includes numerous release sites that have gained case closure through the implementation of cost-effective remediation methods.

Groundwater Monitoring and Treatment Typically required in the case of open release sites, AEI assists our clients with assessing the extent of groundwater contamination. Through the installation and sampling of a network of monitoring wells, the lateral and vertical extent of groundwater contamination and the rate at which the contamination is migrating toward sensitive receptors such as surface water bodies and water supply wells is evaluated. Site and Facility Closures AEI assists clients with achieving site closure or no further action (NFA) status withopen release sites through monitoring, remediation, and regulatory reporting activities.AEI also assists clients with facility closure of industrial sites in the event that hazardousmaterials must be removed and facility equipment decommissioned. Proper closure is criticalfor lenders and property owners in connection with potential liabilities associated with formertenant operations.

Redevelopment/ Brownfield Properties that become abandoned or underused due to suspected contamination are commonlyreferred to as “brownfields”. AEI Consultants assists clients identify and evaluate potential risksassociated with asbestos, lead, mold and radon.

Asbestos and Lead Surveys AEI's qualified staff inspects and identifies suspect asbestos containing materials (ACMs)and characterizes sites for natural geologic deposits are known as "Naturally OccurringAsbestos" (NOA). Although the scope of an ACM or NOA survey may vary based on its purpose,they typically involve a visual inspection, sampling, analysis and a summary report, all conductedby trained and licensed inspectors. Depending on the client's specific needs, AEI can provideservices from limited sampling for minor renovation projects to comprehensive surveys fordemolition and major renovation projects, as well as dust mitigation plans during constructionprojects involving NOA.

Facilities Surveys AEI provides a wide range of asbestos consulting and inspection services to public and private sector clients.AEI provides experienced registered EPA Accredited Asbestos-trained professionals on staff, experienced inproviding clients with cost-effective solutions to asbestos concerns. AEI helps property owners meet legalrequirements while reducing their liability exposure.

Operations and Maintenance Plans Survey results are used to develop Operations and Maintenance (O&M) plans to assist property owners in managing asbestos-containing materials and/or lead paint that will remain in the subject building. Since total removal is not always desirable, feasible or affordable, O&M Plans allow for the safe and effective management of ACMs/LBPs.

Asbestos Removal Project Design AEI provides in-house resources to develop detailed specifications for projects involving the removal of any or all ACMs. This includes project management, preparation of bid specifications and assistance in qualifying and selectingabatement contractors.

Air Monitoring/Clearance & Project Oversight AEI provides air monitoring and project oversight to ensure that bid specifications are followed, safe work practices are utilized and air fiber levels are maintained below regulatory levels or project specific levels.

Naturally Occurring Asbestos (NOA) Asbestos-containing dust can be generated when asbestos-containing rocks are crushed or broken through natural weathering processes or through activities such as construction, grading, quarrying or surface mining. This dust may pose serious health risks to people who inhale this material. There are important differences between ACMs and NOA. Primarily, the California Air Resources Board set a limit of 0.25% asbestos versus >1% asbestos for ACMs. Heightened data documentation is necessary in order to ensure correct characterization of regulated NOA. Most analytical laboratories are used to identify high grade mined asbestos, not NOA. AEI has technical staff experienced in every analytical aspect of asbestos including the ability to determine whether the NOA characterization fits with the EPA’s definition of regulated asbestos.

Lead Surveys AEI's certified staff members are always up-to-date on the ever-changing leadregulations (including EPA’s Repair, Renovations, & Painting Rule) and how theseregulations can potentially affect our clients.

Lead-Based Paint Hazards AEI's certified and licensed staff can perform comprehensive lead based paint Inspections andRisk Assessments following HUD guidelines. AEI's staff members are experienced with X-RayFluorescence (XRF) sampling technology, as well as standard paint chip sampling and wipe sampling.

Lead in Drinking Water AEI performs surveys to identify potential lead contaminant sources in water supplies for commercial andresidential buildings. AEI assists in finding affordable and effective methods to reduce lead concentrationsin drinking water to acceptable levels.

Lead Operations & Management Plans Once the LBP hazard is quantified, AEI has the ability to aid owners and operators in developing cost-effectiveways of managing the risks associated with LBP. AEI can create O&M plans to assist facility managers with a varietyof interim controls to manage lead-based paint.

Lead-Based Paint Abatement Monitoring In cases where the removal of LBP is necessary, AEI provides project management, bid specifications, construction inspections, waste manifest review and a project closure report following abatement. The EPA Repair, Renovations & Painting Rule now specifies that only contractors who are Lead-Safe Certified can perform renovations for projects involving the removal of more than 6 square feet of lead based paint in buildings constructed before 1978. AEI assists our clients during LBP removal projects to ensure that no lead hazards are present following abatement activities.

Mold and Moisture Intrusion Surveys AEI’s staff conduct exposure assessments for airborne or surface mold and can identify suspect microorganisms and fungal spores. AEI can also determine structural deficiencies that may allow for moisture intrusion potentially leading to mold growth.

No current standards for acceptable levels or tolerable quantities of bioaerosols (i.e., fungal spores and hyphal fragments) are given by the Center for Disease Control (CDC), the Environmental Protection Agency (EPA), theAmerican Conference of Governmental Industrial Hygienists (ACGIH) or Occupational Safety and HealthAdministration (OSHA). However, in a report assessing the effect of molds on indoor air quality, the California Research Bureau concluded that, “all molds under proper conditions and concentrations are capable of adversely affecting human health. Therefore, it is clear that reduction and prevention of mold exposure is needed to decrease the risk of damage to human health.” The repair of water intrusion and the immediate remediation of visible growth are both critical to avoiding future health problems.

Inspection and Remediation Protocols AEI employs only trained and experienced personnel to deal with any fungalproblem. AEI is currently up-to-date with the ever-changing guidelines concerningmold inspection and remediation. Currently all of AEI’s mold investigations follow theASTM E 2418-06 guidelines for assessing readily observable mold, as well as determiningconditions and physical deficiencies conducive to mold. All recommendations derived fromour inspections are in accordance with accepted guidelines determined by the EPA as well asthe American Conference of Industrial Hygienists (ACGIH).

Moisture Management Plans (MMPs) AEI can provide client-specific management plans that describe routines to manage moisture andprevent mold growth. These MMPs will also outline the steps to be taken if moisture and mold growthare discovered, specify who is responsible for remediation actions and provides adequate documentationto record all plan activity.

AEI has successfully completed hundreds of mold surveys, remediation protocols and MMPs for a wide array ofproperty management groups, real estate agencies and local government agencies.

Radon Assessments Radon is a colorless and odorless radioactive gas that can be found in commercial buildings and homes across the United States. Nearly one out of every 15 homes in the US is estimated to have an elevated radon level (4 pCi/L or more). It originates from the natural breakdown of uranium in soil, rock, and water and infiltrates the air. According to the United States Environmental Protection Agency, radon is the second most frequent cause of lung cancer.

In June 2003, the EPA revised its risk estimates for radon exposure in homes. EPA concluded that the effects of radon and cigarette smoking are synergistic, thus radon offers a higher risk of harmful effects than for non- smokers. EPA’s revised estimates are based on the National Academy of Sciences 1998 BEIR VI (Biological Effects of Ionizing Radiation) Report which concluded that radon is the second leading cause of lung cancer after smoking.

AEI’s trained staff can conduct radon surveys according to the EPA radon-testing protocol, utilizing short-term “charcoal liquid scintillation” testing kits. We then issue letter reports explaining the testing findings. AEI provides radon testing and consulting services to public and private clients. Our trained professionals provide cost-effective solutions to radon concerns. AEI assists property owners and lenders to identify and reduce the environmental hazards associated with radon and if applicable, assists in finding licensed radon mitigation contractors as well as conduct follow-up testing.

Indoor Air Quality (IAQ) Investigations Indoor Air Quality (IAQ) investigations provide evaluations of air quality in public and commercial buildings. Indoor air quality is defined by the representation of concentrations of pollutants and thermal conditions that may negatively affect the health, comfort and performance of the subject building’s occupants.

Industrial Hygiene Services

AEI's qualified staff inspects facilities to determine if IAQ parameter deficiencies are affecting the comfort and performance of the building’s occupants. The scope of an IAQ survey typically involves a visual inspection, occupant interviews and sampling of the subject building’s temperature, humidity, carbon dioxide, carbon monoxide and volatile organic compounds. AEI will also conduct an analysis of samples for mold, asbestos and lead and will provide a detailed report of our findings. Depending on the client's specific needs, AEI can provide services from limited complaint areas to comprehensive building IAQ surveys for sick building syndrome or building related illnesses.

AEI’s parameter standards are taken from guidelines established by the EPA, the Occupational Safety and Health Administration (OSHA) and, when applicable, the American Conference of Governmental Industrial Hygienists (ACGIH) and the American Society of Heating, Refrigeration and Air Conditioning Engineers (ASHRAE). AEI’s Demolition services are for Small Commercial, Residential Properties andConcrete Removal. We will arrange for the separation of material to ensure the mostcost-effective method of disposal, salvage, or recycling used. We are also prepared torestore the site to the extent desired by the customer.

Contaminated Soil Disposal and Recycling

AEI will provide alternatives the most cost effective and environmentally sustainable solutionfor the removal and disposal of hazardous materials or contaminated soil. Our experienced staff willperform analytical sampling and testing on contaminated soils in order to determine the mostappropriate treatment method for contaminated soil. AEI will provide options to the client for the transport of the soil for disposal.

Onsite Waste Cleanup and Facility Closures

In facilities where waste has accumulated over time, property owners must remove the hazardous materialsor ensure they will not pose a threat to human health or the environment. AEI is experienced in the removaland disposing of hazardous material and obtaining the correct certificates of disposal. AEI has the ability to installand remove oil water separators, remove hydraulic lifts, and perform closures and demolition of hazardous facilities.

Wetlands, Sludge Pond and Culvert Management

AEI is experienced in wetland remediation and restoration. Depending on the contaminant AEI can excavate soil from wetlands that have been impacted by storm water run off or other sources. The previously contaminated area is then restored and replanted with vegetation of its natural habitat.

AEI provides treatment services for a variety of water treatment and maintenance situations. Wastewater must be treated and disposed of in a safe and effective manner. AEI excavates and removes sludge that has accumulated during the wastewater treatment process in treatment and overflow ponds.

AEI also works to properly evaluate the infrastructure of existing culverts by inspecting clearing excess silt build up and vegetation from waterways in order to ensure flooding is prevented.

Earthwork, Grading and Compaction Inspection & Reports

AEI can perform all phases of earthwork including excavation and grading. Excavation activities may require that backfill materials be properly compacted to ensure that the soil beneath the property will not collapse as a result of traffic or future work. Underground Storage Tanks (UST) and Aboveground StorageTank (AST) Permitting, Installation and Removal Underground Storage Tanks (UST's) are commonly used to store petroleum and are regulatednationwide to prevent the release of materials.

AEI has experience in establishing full service underground storage tank solutions to meet client specificneeds. AEI has developed a turnkey approach to USTs that includes obtaining all permits, reviewing projectrequirements, scheduling with the appropriate regulatory agencies, performing all field work to successfullyremove USTs, securing soil and groundwater samples for laboratory analysis and preparing a final report thatdocuments our methods and findings.

UST Permitting

All regulated USTs owners are required to have permits for all installations of USTs or leak detection systems,renovations and operations. UST owners will be subjected to penalties if they do not acquire all proper permits.AEI assists clients in obtaining these necessary permits.

UST Installation

Improper installations that compromise the integrity or the proper functioning of USTs can lead to future problems.AEI has the ability to install USTs and ASTs while meeting leak detection, spill, and overfill and corrosion protection standards.

UST Removal

If contamination is discovered, AEI can assist our clients in applying for reimbursement of cleanup costs. AEI has experience in the removal and replacement of over 1,200 USTs within California. Through this experienceAEI has gained the expertise to remove or otherwise close underground storage tanks cost effectively.

In-Situ Closure

In some instances, direct tank removal is not a practical solution. This occurs in cases where the UST is under the foundation of a building or installed in close proximity to a structure or highway. In these situations AEI performs an in situ-closure upon approval of the local agencies involved. This is accomplished by triple rinsing the tank and filling it with inert cement slurry.
