INSPECTION REPORT – 152 WEST 124 TH STREET - Manhattan Date October 10, 2009 ___________________________________________________________________________ On Wednesday, October 7, 2009, I inspected the building at 152 West 124 th Street in Manhattan. Reason for inspection: To ensure all rear apartments on all 5 floors are completely fireproofed at demising walls to create 1 hr. rated partitioning from floor to floor. Method of fireproofing . A double layer of sheetrock on 3-5/8” metal studs filled in with mineral Wool was installed from floor to floor. At joists above ceiling, a layer of gypsum board was installed below and between joists to create a gap free meeting joint, flush to the sub-floor above. The meeting joints were then caulked continuously with fire-proof Hilti caulking along the gypsum board edges, joist perimeter and subfloor surface. I paid several visits to the site to inspect that all joints were continuously caulked, leaving no gaps, thus creating 1hr fire rated demising walls between apartments. Note: 1. upon my first visiting inspection, approx August 1, 2009 - Gypsum board was installed over 80 percent of the wall to floor meeting joints, but there was no caulking installed. I instructed the contractor to install the balance of the gypsum board layers. Also, at the bathrooms on all floors, the demising walls were not complete. I instructed the contractor to complete the demising walls, so the final layer of gypsum. board and caulking could be installed. 2. Upon my second inspection on September 24, 2009. All gypsum board was installed and 80 percent of caulking. Caulking was not installed in areas where the contractor could not access above the ceiling. I therefore instructed the contractor to cut away the gypsum board ceiling along the entire perimeter wall, so he could access the locations not caulked, then to caulk the entire perimeter of the ceiling. 3. Upon my third visit on October 7, 2009 99 percent of caulking was complete. The contractor had cut - away the ceiling to complete the caulking and approx. 4 ft. of gypsum board was installed to complete the bathroom demising walls and caulked. There were minor sporadic locations not caulked, which were caulked during my inspection, for an entirety of approx. 4 ft. for all 5 floors combined. I recognized that 98 percent of the fire-proofing was completed, therefore, I instructed the contractor to touch up these areas, to complete the job. This was performed and also inspected by the HPD inspector. I now certify that the entire rear apartments are 100 percent 1hr fire rated at the demising walls.
