NEIGHBOURHOOD ANALYSIS: The subject property is within half a mile of Cross Roads with

schools, churches, supermarkets, hardware and dry goods stores, auto parts stores, wholesale liquor store, pharmacies, medical facilities, commercial banks, shopping plazas, restaurants, night clubs, restaurants, bakery, offices, post office, police station and other commercial and social facilities.

BUILDING: This is a single storey building and constructed of structural

steel frame with columns encased in concrete. Frame to the loading bay by way of galvanised steel columns and beams.

Flat built-up roofing on what appears to be a steel deck with concrete topping. The roof to the loading bay is of aluminium sheeting on steel purlin and also includes adequate storm water disposal. Attached to the perimeter of the loading bay is a steel framed fascia covered with fibreglass shingle laid on plywood sarking. The roof over the generator room is of reinforced concrete; hollow concrete block walling and gypsum board drywall to the offices. Glass jalousies at the offices and high level aluminium jalousies to the warehouse. Steel roller shutters at the warehouse entrances. Entrance to the office from the warehouse is a steel cladded door with electric locking system. External entrance doors to the office and reception area are of glazed timber framed unit polished and have electronic locking devices. Other doors include plywood flush panels, timber raised panels and louvre closet doors.

Steel floated concrete floor in the warehouse and loading bay

and ceramic or porcelain tiling in the offices. Other floor finishes include timber skirting and carpet to mezzanine floor. Ceiling to the offices is acoustic tiles in aluminium frame, while to the warehouse is by way of stramit board in aluminium frame.

The offices are fully air conditioned by way of mini split

system with both ceiling and wall mounted air handling systems.

The building is divided into three main areas: warehouse,

offices and loading bay. There is a small entry porch at the office entrance. Within the warehouse section are offices for warehouse staff, a mezzanine office and stores. Other accommodations include in the office section, reception area, washrooms, restroom, kitchenette and conference room. At the eastern corner is the generator and equipment room. In the western corner adjacent to the loading bay is a shed covering the cold rooms.

The building is approximately 40 years old with a remaining life in excess of 50 years if properly maintained.

EXTERIOR: There are two forty foot shipping containers used as storage. There are five prefabricated cold rooms having a capacity of 14,800 cubic feet on a reinforced concrete base.
