Summer oil prices decline, affect housing market

Similarly, the volume oflistings and sales closings in theMidland residential real estatemarket has also been on a rollercoaster ride. The impact of the oilprice decline last winter onresidential real estate during thefirst quarter of 2015 wasdramatic and negative. InJanuary and February theInventory of homes for sale inMidland ballooned to nearly 900,versus a balanced market of 600homes. Closings of salesplummeted below 100 permonth, from over 200 per month

a year earlier. The median salesprice dropped below $232,000from the peak of $283,000.The market rebounded

throughout the summer, withclosings of sales rising to around200 per month in May throughAugust. Buyers who may havebeen “on the sidelines” last year,when local prices peaked, gotinto the market in the spring andsigned contracts on homes,which led to higher closingsthroughout the summer. Themedian sales price has alsorebounded to $242,000 in August

versus below $232,000 inFebruary. Listings on the marketin August were 530, whichrepresents a 3.2 month inventory. It remains to be seen what this

summer’s additional decline ofoil prices will do to market

demand for housing in Midlandthis fall but one thing is certain:The rollercoaster ride continues!!

Midland, Texas has a history of economic booms and

busts tied to the rise and fall of crude oil prices, and the

latest rollercoaster ride continued this summer, as the

price of West Texas oil (WTI) rebounded to around

$60 per barrel in May and June before sagging again

into the mid-40s in the late summer.
