Fluctuations in oil prices create rollercoaster ride

Similarly, the volume of listingsand sales closings in the Midlandresidential real estate market hasalso been on a roller coaster ride.The impact of the oil price declinelast winter on residential realestate during the first quarter of2015 was dramatic and negative.In January and February theInventory of homes for sale inMidland ballooned to nearly 900,versus a balanced market of 600homes. Closings of salesplummeted below 100 per month,from over 200 per month a yearearlier. The median sales price

dropped below $232,000 from thepeak of $283,000.The market rebounded in May,

June and July, with closings ofsales rising to 196, 218 and 214,respectively. Buyers who mayhave been “on the sidelines” lastyear, when local prices peaked,got into the market in the springand signed contracts on homes,which led to much higher closingsthroughout the summer. Themedian sales price has alsorebounded to nearly $255,000 inJuly versus below $232,000 inFebruary. After the market

recovery, possibly related to oilprices rising back in the 60s forthree months, sellers jumped backinto the market, and homes listedrose from 434 in May to 797 inJune! By the end of July,inventory had declined backbelow 500. But now the price of oil has

been falling again, to below $40

per barrel. It remains to be seenwhat the decline of oil prices overthe last month will do to marketdemand for housing in Midlandbut one thing is certain: Therollercoaster ride continues!!

Midland, Texas has a history of economic boomsand busts tied to the rise and fall of crude oil prices,and the latest rollercoaster ride continued thissummer, as the price of West Texas oil (WTI)rebounded to around $60 per barrel in May andJune before sagging again in August to below $40.

are still mild is a proactive approach to preventive mainte-nance that helps ensure safety and reliability when severewinter weather strikes,” said Rich White, executive director,Car Care Council. The following tips will help you learn how to care for the

systems and features most likely to affect your safety as win-ter approaches. Learn about the benefits of regular vehiclecare, maintenance and repair, and order a free copy of thecouncil’s Car Care Guide, at www.carcare.org.

BrakesThe brake system is a car’s most important safety system. A faulty brakesystem may impede your ability to safely slow your vehicle in inclementdriving conditions or avoid an acci dent. Brakes sustain normal wear andeventually need to be replaced for both performance and safety reasons.Ignoring routine maintenance and letting brake pads wear too thin can leadto costly rotor and drum replacement, in addition to compromising yourability to execute a sudden stop safely.n Have your complete brake system thoroughly inspected annually andreplace equipment as needed.

n If your car is pulling to the left or right, or if you hear odd noises whenyou apply the brakes, you should have your brakes inspected. Otherwarning signs include an illumi nated brake warning light, brake grab-bing, low pedal feel, vibration, hard pedal feel and squealing.

n Don’t overlook the parking brake, which also may require adjustment orreplacement parts.

Wheels and TiresWhen roads become wet or icy, the right wheels and tires can help ensureyou have the traction you need to maintain control. Maintaining tire bal-ance and wheel alignment reduces tire wear and improves handling andfuel economy. Tire replace ment is necessary if the tread depth is below theminimum legal requirement, or if the sidewalls are severely cracked or punctured. In addition, normal wear and road conditions can take their toll on your car’s steering and suspension system and disrupt the alignment, which in turn reduces optimum handling.n Use the “penny test” to check your tread; if you see Lincoln’s head abovethe tread, you are ready for new tires.

n Have your car’s alignment checked at least annually or at the first signof improper handling or uneven wear.

n Check inflation pressure at least once a month (including the spare) and once per week in the winter.

n Rotate and balance tires every 6,000 miles to avoid accel erated wear onshock absorbers and struts.

BatteryYour battery should be securely mounted, with connections clean, tightand corrosion-free. If the battery is three years old or more, it should betested and replaced if necessary.

HeadlightsHeadlights play a major role in safe driving; the chances for accidentsincrease if you can’t see or be seen. The lighting system provides night-time visibility, signals and alerts other drivers, and supplies light for view-ing instruments and the vehicle’s interior. n If there is any doubt about whether or not your headlights should be on,turn them on.

n Keep headlights, tail lights and signal lights clean. Exter nal dirt anddebris can dim operational lights, making it difficult to be seen by oth-ers.

n Make sure your headlights are properly aimed. If they aren’t, headlightsblind other drivers and reduce your ability to see the road.

n Don’t overdrive your headlights. You should be able to stop inside the illuminated area; otherwise you are creating a blindcrash area in front of your vehicle.

n Replace dimming, rapidly blinking or non-functioning lights immediate-ly, but check first to ensure a loose or faulty fuse isn’t the source of theproblem.

Windshield WipersThe wiper system keeps excessive water, snow and dirt from building upon the windshield, maintaining clear visibility. Many factors can acceleratethe replacement of wipers, including operating conditions, frequency of use, material and type of wipers and weather. n In general, replace blades every six months or when cracked, cut, torn,streaking or chattering.

n Be aware that some vehicles have two washer fluid reservoirs. Checklevels monthly and use washer fluid only; do not use water.

Whether you do it yourself ortake your car to a professionalservice technician, the Car CareCouncil recommends these basicmaintenance procedures to keepyour vehicle operating at its best:

1. Check all fluids, includingengine oil, power steering,brake and transmission, aswell as windshield washer sol-vent and antifreeze/coolant.2. Check the hoses andbelts for signs of damage orwear. 3. Check the battery andreplace if necessary. 4. Check the brake systemannually and have the brakelinings, rotors and drumsinspected at each oil change.5. Inspect the exhaust sys-tem for leaks, damage and broken supports or hang-ers if there is an unu-sual noise.

6. Check the heating, venti-lating and air condi tioningsystem, as proper heatingand cooling performance iscritical for interior comfort and for safety reasons such asdefrosting.7. Inspect the steering andsuspension system annually,including shock absorbers,struts and chassis parts suchas ball joints, tie rod ends andother related components. 8. Check the tires, includingtire pressure and tread.Uneven wear indicates a needfor wheel alignment. Tiresshould also be checked forbulges and bald spots.9. Check the wipers andlighting, including both interiorand exterior lighting, andreplace worn wiper blades soyou can see clearly when driv-ing during precipitation.

Proper prep work is the key to professional-looking results. Beforestarting any paint pattern project, reference these quick tips and tricks:n Tape around baseboards, windows and tiles to protect themfrom drips and to ensure sharp paint lines.

n Always clean surfaces before painting and only apply tape oncethe area is fully dry.

n Choose the right tape for the surface you’re painting, such asMulti-Surface Tape for baseboards and trim, metal and glass, orDelicate Surfaces Tape for walls, cabinets, wood floors andfreshly painted surfaces.

n Use a pencil to sketch designs onto walls before applying thepainter’s tape. Be sure to apply the tape just outside the lines so that you ultimately cover the drawn lines with paint.

n Once the paint has fully dried, remove the tape slowly at a45-degree angle to reveal the pattern.
