    Charleston to host get-togethergeared to touting luxury homesExperts at buying and selling posh homes

    will meet downtown next week to hash out

    ways to better serve their deep-pocketed

    clients.

    The event is the yearly Leaders in

    Luxury conference. Hosting the gathering

    is The Institute for Luxury Home

    Marketing, a real estate training group.

    Along with taking advantage of educational

    opportunities, real estate professionals will

    tour a selection of Charleston area luxury

    properties, according to organizers.

    This prestigious conference provides cut-

    ting-edge information on whats happening

    in the luxury market segment, offers

    insights on best practices in the business

    and creates valuable networking opportuni-

    ties, says Laurie Moore-Moore, the insti-

    tutes founder.

    The three-day private conference Oct. 15-

    17 at Charleston Place Hotel will attract real

    estate agents who handle million and multi-

    million dollar homes and estates.

    We are very fortunate to have the

    Leaders in Luxury event in Charleston this

    year, says Matt ONeill, a luxury real estate

    expert at Re/Max Advanced Realty in

    Charleston and chairman of the conferences

    Hospitality Committee made up of local

    Realtors.

    The exposure and prestige this event cre-

    ates within the luxury real estate communi-

    ty is quite impressive, he says.

    Top agents will be able to learn about

    Charleston and promote the city among

    their wealthy clients who are looking to

    The hospitality committee consists of

    agents ONeill; Brenda Piaskowski, Becky

    Johnston and Ann McAnallen of Keller

    Williams; and Dorothy Morgan of Carolina

    The luxury real estate market here has

    many facets, Piaskowski says. Luxury buy-

    ers have a multitude of properties to select

    from including beachfront, river or marsh-

    front properties (and) historic homes on the

    peninsula.

    Johnston, of Keller Williams Realty in

    Mount Pleasant, considers the Leaders in

    Luxury conference an investment.

    Pre-leasing under way at plushTalison Row apartmentsSaltwater pool, oversized clubhouse and

    high-end residential accoutrements mark a

    new rental village on Daniel Island.

    Talison Row, at 480 Seven Farms Drive, is

    close to opening. The staff has set up a tem-

    porary office for pre-leasing the one-, two-

    and three-bedroom apartments.

    The rental homes are 760 to 1,311 square

    feet in size and priced from $1,165 to $2,200

    a month. There are nine floor plans: the

    Etiwan, Cochran, Smythe, Pierce, Barfield,

    State Realtors group applaudsCarolina One agentsTwo Charleston area Realtors with the

    same local agency were honored by their

    statewide peers recently.

    The South Carolina

    Association of Realtors

    recognized Nell Postell

    and Mia Owens, both of

    Carolina One Real Estate,

    at the groups annual con-

    ference and expo in

    Savannah last month.

    Postell, who has been a

    real estate professional

    for more than 30 years,

    was named 2012 South

    Carolina Realtor of the

    Year.

    Over the decades,

    Postell has served on

    local, state and national

    Realtor associations and

    on boards and committees. The local board

    of Realtors named Postell Realtor of the

    Year in 1990. The state association, mean-

    while, tapped her as S.C. Educator of the

    Year in 1998.

    In addition to her real estate endeavors,

    Postell has been an active member of local

    and national organizations such as the

    Preservation Society, the National Trust for

    Historic Preservation, the Aquarium Society

    and St. Matthews Lutheran Church. She has

    two children and two grandchildren.

    Separately, Owens received the C. Dan

    Joyner Community Service Award. She won

    In her first go-around as real estate agent,

    Jan Miller coordinated home-sale and -pur-

    chase deals in the Edisto Island area for

    the Beach Co.

    She playfully fools people with that line:

    It wasnt the large Charleston developer-

    agency Beach Co., but tiny The Beach Co.

    of Edisto Inc.

    Randy Beach ran the office, and long-

    time Edisto broker Legare Smith was her

    mentor. That was close to 30 years ago.

    Edisto was a fantastic place to live, she

    says. She got married, had two children,

    and eventually took time off to raise the

    kids. The real estate market had tightened

    post-Hurricane Hugo, and Millers career

    took a different tack.

    The family moved to James Island and

    she held positions that had more pre-

    dictable hours than real estate: AT&T, Dial

    Page where she was top sales person in

    the Southeast The Post and Courier and a

    home warranty company with a service

    area from Myrtle Beach to Savannah.

    She held onto her real estate license,

    though and in 2004 rejoined the profession,

    more than 15 years after her Edisto experi-

    ence. She has spent the past years building

    a following with ERA Tides Realty and was

    recently rewarded for her efforts.

    On Aug. 9, Miller was named broker-in-

    charge, heading a venture with 31 agents

    and another 20 referral employees. It was

    kind of an overnight thing, she says.

    Conveniently, the main office is at 125

    Wappoo Creek Drive a few miles away

    from home. ERA Tides also has a location

    at Stono Ferry in Hollywood.

    I love people, enjoy (talking to) people,

    Miller says. In real estate, You really get to

    be involved in big decisions, she says.

    Shes maintained a healthy buyer and sell-

    er list. I have some of my clients from 25

    years ago on Edisto, she says. But shes

    been passing on business to concentrate on

    her new post. Im giving them (fellow

    agents) leads left and right, she says.

    Among other things, the broker-in-

    charge is responsible when agents put

    properties under contract. I do a lot of

    reading, she says, showing a stack of deals

    and other paperwork.

    The other big part of my job is getting

    in new agents, she says. In September, we

    brought on Lisa Burbage, a veteran agent

    who is in charge of recruiting and training.

    Five more agents are starting very soon,

    she says.

    ERA, the worldwide real estate network,

    provides invaluable help. The resources

    are fantastic, she says. We have a national

    reach. The company, which originally

    stood for Electronic Real Estate Agent,

    provides virtual classrooms and other

    cyberspace perks. At the same time, it stays

    out of day-to-day affairs. We are more of a

    boutique operation owned by Charleston

    businesspeople and investors, she says.

    Miller grew up on James Island and went

    to James Island High, then onto the College

    of Charleston where she studied English.

    She spent a summer on Edisto where she

    would meet her husband-to-be, Ronnie

    Miller. Eight years her senior and a fellow

    James Island High grad, he was golf pro at

    what would become Fairfield Ocean Ridge.

    The Millers have been married 33 years.

    She worked in the golf shop for awhile

    after they were married, but by 1980 she

    decided to get a real estate license, traveling

    close to 100 miles roundtrip between

    Edisto and a real estate school in North

    Charleston for night classes.

    That was before the onset of the online

    Multiple Listing Service, cell phones, even

    modern-day personal computers. On

    Edisto in the 1980s, it was very different

    (than today), she says. She was one of 11

    agents; now there are probably 100. Once

    the vacation season ended on Edisto Beach,

    the community was reduced to just 220

    permanent residents.

    She would work for Beach Co. of Edisto

    and the Lyons Co. and was principal broker

    at Bay Creek Villas. Ronnie Miller, mean-

    while, would go on to be head pro at

    Kiawah resorts Osprey Point and Turtle

    Point courses and now director of instruc-

    tion at the Tommy Cuthbert Center at

    Kiawah.

    When Jan Miller got back into real estate,

    she joined Kitty LaTorres Coldwell Banker-

    LaTorre Agency on James Island. The

    agency had such a great group, she says.

    I really enjoyed it.

    LaTorre Agency merged with ERA Tides

    five years ago, and Miller remained with

    the combined company.

    The Millers two children are grown. Son

    Troy graduated from UNC-Asheville and is

    a golf course architect based in Maryland;

    daughter Allisyn, who has two degrees

    from the College of Charleston, is coordi-

    nator of the colleges Historic Preservation

    Graduate School.

    Miller says the Charleston-area real estate

    market is on the mend. Cash purchases are

    becoming more common, she says. Its

    good; its busy.

    She says ERA Tides is looking eventually

    to expand its footprint, possibly reopening

    offices in Summerville and Mount Pleasant.

    Whatever happens, Miller expects to stay

    in a post such as real estate where she can

    be personable. Ive never met a stranger,

    she says.

  • Temperatures are falling, days are growing shorter and the younger genera-tion is back in school.Yet local real estate companies that manage rentals of beach houses, water-

    side condos and island residences are staying active during the late fall andwinter months as they see sizable numbers of offseason tenants.Theres a host of reasons people choose to vacation at the shore when the

    weather is nippy to downright frigid.Meanwhile, the number of people who are staying long-term, for a month or

    more, in the October to March period seems to be on the rise.Dee Bruggeman has a theory.Its all relative, says Bruggeman, director of property management with

    Avocet Properties on Folly Beach. The winter here is not the same as the win-

    ter in Ohio, she says.Duncan Newkirk Jr. who launched Vintage Escapes of Charleston on the Isle

    of Palms two years ago with his father, agrees that the off-season business islargely climate-related. Most people, from up North, want to get away fromthe colder weather, he says.Indeed, blue skies and at least moderate heat indices are notable factors for

    the Charleston areas offseason popularity.But that doesnt explain why the Lowcountry is going strong even when

    other South Carolina oceanfront areas are shuttered for the offseason.Ill tell you one thing. I see a lot of beach towns such as Pawleys Island and

    Litchfield, their season is Memorial Day to Labor Day. In Charleston, it staysbusy. The only slow season is January and February, Newkirk says.

    Beach rental proprietors contend that the Charleston area has anadvantage: People have choices, from touring the historic district todining out at top-notch restaurants, then just enjoying the sand andwater.Theres enough to do in Charleston, because of the plantations and

    downtown. You can have a really good vacation, Bruggeman says.Most of Folly Beachs visitors drive there. Folks come from the

    Southeast, Greenville, North Carolina, Tennessee, she says.Some even come from elsewhere in the Charleston area. We get a

    lot of people who work from home, corporate people and retirees whocan spend time at the beach. Another off-season enticement is toinvite relatives down, say for a few months, so they are nearby but notbunking at the primary residence. Everybody can visit with oneanother, she says.Avocet Properties year round manages leases on 180 beach proper-

    ties including homes and condos. The vacation rentals are almostexclusively a week long during the peak summer months when resi-dences can take in $600 to $2,000 or more for a seven-night stay.Rates decline after Labor Day, with weeklong and weekend visits

    popular. Holidays are big with short-term (rentals), Newkirk says.Leases of a month or more, which Bruggeman calls winter beach

    rentals, are growing in numbers. They now account for 10-15 percentof the companys offseason business.

    Avocet Properties has a simple pricing formula. Monthlyrates are double the weekly rate, which means tenants ineffect get two weeks free.Home and condo owners typically are comfortable with

    the rates, since they are at least taking in some off-seasonincome rather than have the properties stay vacant, shesays. The prices arent giveaways, either. One four bedroom,three bath beachfront home in the program goes for $4,000a month, she says.Tenants, in turn, can cut their expenses if they lease for

    longer than 90 days. In those cases, renters arent charged a12.5 percent combined sales and lodging tax, Bruggemansays. Thats a really nice savings for people.Winter rental bookings at Avocet Properties are up 20

    percent this year over 2011. I think its a program thatscatching on, she says. Even the September and Octoberweekly rentals saw 15 percent boosts from last year.Vintage Escapes handles leases on 35 beachside proper-

    ties, focusing on customer care and availability rather thansheer size, Newkirk says.

    Analysis firm: home prices rosein August across nation, regionA months-long housing trend continued

    through late summer as the cost to buy a

    residence increased in the U.S., South

    Carolina and metro Charleston.

    CoreLogic, a national real estate informa-

    tion company, found that home prices in

    the Charleston-North Charleston-

    Summerville area climbed 4.7 percent in

    August compared with a year earlier. Prices

    also bumped up 4.3 percent in July from a

    year ago. The figures include distressed

    sales notably short sales where the lender

    doesnt get repaid a full amount and foreclo-

    sures where the bank takes back properties

    and sells them.

    CoreLogic bases the figures on its own

    Home Price Index.

    The greater Charleston figures compare

    favorably with the nation, where home sale

    prices eased up 4.6 percent year-to-year in

    August. The local area lagged South

    Carolina as a whole, which saw prices rise 5

    percent in August from the previous year.

    Excluding distressed sales, residential

    prices nationwide increased 4.9 percent in

    August from a year ago. South Carolina

    prices with distressed sales taken out

    climbed 5.5 percent.

    Among the 50 states (and District of

    Columbia), Arizona placed first in home

    price rise, up 18.2 percent in August from a

    year before, and sale costs excluding dis-

    tressed properties, up 13 percent. Rhode

    Island ranked at the bottom with a 2.6 per-

    cent drop in prices in August compared

    with a year ago and a 1.7 percent dip with

    distressed sales removed from the calcula-

    tions.

    South Carolina posted the 16th highest

    percentage increase in home prices in

    August from a year ago and the 19th largest

    surge when short sales and foreclosures are

    excluded.

    The Buildings of Charleston. Three

    Vanderhorst are known as the John

    J. Mappus Tenements. Mappus

    bought the land parcels in 1875 at

    an auction of John Fraser and Co.

    The U.S. government had brought a

    case against the company in 1867

    for blockade running during the

    Civil War. It culminated in the pub-

    lic sale, according to the book.

    A house without a yard would

    seem like a curious place to raise

    kids. But one downtown residence

    has genuine alternatives to a grassy

    lawn.

    The 19th century house, at 76

    Vanderhorst St., incorporates a sec-

    ond tier loft, the ceiling too low to

    allow an adult to stand, thats reach-

    able by a youngster-friendly spiral

    staircase.

    Grownups, too, could be

    intrigued with the four-bedroom

    Charleston single-style house.

    Consider the modern kitchen,

    comfortable living room, elegant

    wet bar, convenient upstairs porch

    with street views, wood-dominated

    den with a ladder on tracks to

    reach high-up book shelves and

    posh master suite sporting a mar-

    ble-rimmed bathroom tub.

    Meanwhile, the residence is a

    block or so away from the Medical

    University of South Carolina cam-

    pus. Its so close to MUSC, (the

    school is in) walking distance, says

    Laurie Tarleton, Realtor with

    Carriage Properties and listing

    agent for 76 Vanderhorst.

    But its a great family home,

    Tarleton says, whether for a physi-

    cian or anyone else. The property is

    also close to Roper Hospital, the

    College of Charleston and Ashley

    Hall school and is not far away

    from Cannon Park, she says.

    The 2,354-square-foot house is

    priced at $699,000. Its attracted

    quite a bit of interest since going

    on the market a couple of months

    ago, she says.

    Standout features include the

    gourmet kitchen. Notable for a

    large-window-sized opening to the

    dining room, the cooking area

    showcases a Wolf cooktop, Jenn-Air

    refrigerator and built-in stainless

    steel microwave and dishwasher.

    Granite countertops and custom

    cabinets also mark the kitchen,

    which has a set of French doors.

    At the entrance to house is an

    open foyer; the ample living room

    is off to the right. Behind the living

    quarters is the dining room, which

    has a corner bar with tile floor.

    French doors can close off the fam-

    ily room, situated at the rear of the

    house. Off the family area is a long

    back porch. A bedroom is on the

    first floor across from the family

    room.

    Stairs are to the left of the foyer.

    They lead to three bedrooms

    including the master and two guest

    rooms sharing a bathroom. At the

    center of the upstairs is the study,

    large enough for furniture and

    desks while retaining space for the

    built-in book nooks and crannies,

    time between 1875 and 1878 in the

    single house design with closed

    gable front ends and side double-

    tiered piazzas, the book notes. Each

    of the homes has been altered since

    that time. The second-tier piazza at

    76 Vanderhorst was enclosed at

    some point and is where the luxuri-

    ous master bathroom is now situat-

    ed.

    Tarleton says the closeness of the

    medical district is a key selling

    point for 76 Vanderhorst. I think

    the proximity of MUSC, (its) great

    for a doctor.

    The residence is near the corner

    of Vanderhorst and Ogier streets.

    Traveling south, take Rutledge

    Avenue. Go about one mile below

    the Crosstown. Stay to the left and

    turn left on Vanderhorst across

    fromMUSC offices. Ahead on the
